Zero Carbon Building Conference 2015 Zero energy highrise building Dream Comes True? Ir Conrad WONG, BBS, JP Chairman, Hong Kong Green Building Council 15 October
An interview by RTHK: My Dream, as an engineer is to create a Penta Zero high rise Building [ ] within my life time. Zero Timber Zero Carbon Emission Zero External Energy Zero External Water Zero Pollution 2
This is impossible! Conrad, this is impossible! - A classmate of mine who is also a civil engineer Yes, you may be right. It could be impossible. But what is the downside for trying? - My response 3
My first attempt: Holiday Inn Express Hong Kong SoHo Opened in September 2012 Gross Floor Area: 9,163 m 2 Number of floors: 36 storey Number of guest rooms: 274 nos kwh/m2/year % 181 Hong Kong US Yau Lee Hotel Energy Saving : 58.5% Energy consumption reduced: 2,070,381kWh Energy Bill Saved: HKD3.33M / year Additional Cost: HKD13.26M Pay Back Period: less than 4 years 0 Hong Kong US Yau Lee Hotel
Make use of solar energy of waste heat Solar Hot Water Collector System Solar energy absorbed by close loop circulating water by vacuum tube type solar collector Heat energy from circulating water transfer the Hotel hot water system through the heat exchanger Only small amount of energy input for the close loop circulating pump is required Solar Hot Water Collector 1.32% of building energy consumption is obtained from the renewable energy (solar panel) Energy saving: 70,000kWh/year 5
Heat Pump Heat Pump Adoption of heat pump to save heating energy production with additional benefit of reducing the cooling load to chiller plant Offer cooling for room space and hot water for usage Through heat exchanger to heat up hot water system Interconnect to chilled water circuit to reduce chiller loading ** Heat pump just like window A/C unit. However, instead of dumping the waste heat to the atmosphere, we make use this waste heat to produce hot water 6
High Efficiency Equipment Energy Efficient Products LED Lighting (Architectural Application) Energy Saving : 700Wh/year T5 tubes with electronic ballast Distributive Intelligent Lighting System (Staircase, back of office) Specially designed for back of house, corridors and public areas where traffic is low. Energy Saving : 5,800Wh / Year Lift Counter Weight Optimization By setting the optimal lift counter weight, energy can be saved Energy Saving: 15,930kWh / year 7 7
Energy Optimization Solution ( EOS ) Sensors To optimize the overall energy consumption performance of HVAC System according to building cooling load and weather conditions (Temp/RH) BMS EOS TM Software & DDC to implement an energy optimization of HVAC system Energy Saving : 234,200kWh / Year Water-cooled variable speed chiller Cooling Tower with Variable Speed Fan Chilled water pump with variable speed drive Optimized setting for minimum energy and provide sufficient cooling load. It saves 27% of the air-conditioning energy. Assuming air-conditioning uses 50% of the total building energy which means it saving over 10% of building energy just using the power of a CPU extremely high energy meter ratio. PowerBox TM On-line Energy Management & Monitoring Solution 8
Holiday Inn Express Hong Kong Soho Energy Performance Data 9
Holiday Inn Express Hong Kong Soho Energy Performance Data in the past 2 years Year Yr (Est.) 11 Why do we still need switches? When I entre my room, the system should know who I am, where I am, what I want for my comfort today and adjust it for me. Building truly become intelligent! 11 11
My office ceiling Cut down the lighting level, reduce lux level to 550 lux + 50 Used the smart card to turn on the lights & ifcu TM Partial lights will turn off after few minutes if the lux level is maintained in the standard level 12 12
ifcu Intelligent Fan Coil Unit Energy used: 1.7kwh/m2/year Energy consumption up to 80% Variable Speed Temperature control accuracy up to 0.5 o C Patent granted Equipped with variable speed and BMS operation mode AC motor ifcu TM 13 13
Lighting Fixtures, Reflectors & Solutions Installed Nanoflex reflect panel and T5 tube with light sensor (without modification of ceiling layout) Lighting power density 8.0W/m 2 (standard required <15W/m 2 ) Reduced by 46.6% (compared with BEC requirement) Nanoflex reflectance up to 95%, and the light reflected to the desk
Energy used: 5.76kwh/m2/year Before daily consumption : 4.80 kwh After daily consumption : 0.31kWh Reduced by 93% Light Sensor Photo taken on: 2 June :43am Sunny Day Temperature: 30 o C Using the sensor to detect the sunlight for controlling the lighting system 15
