Dog runs re excluded from the mximum lot coverge clcultion. Yrd loction: Accessory buildings or structures shll not be erected in ny yrd, except rer yrd. Lot coverge: Mximum percentge of lot coverge, clculting the re of ll structures (min building nd ll ccessory buildings nd structures) shll not exceed 35% (except corner lots which cn t exceed 45%). Setbck: No detched ccessory building or structure shll be locted closer thn 1 feet to ny min building, or other ccessory building or structure; nor shll ny ccessory building or structure (except swimming pools which hve their own setbck criteri be locted within 5 feet of the side lot line unless proper fire seprtion hs been instlled. The grge portion must lso be stepped bck t lest 5 feet from the house portion of the building. All ttched grges re to be seprted from the min building by firewll consisting of metl lth nd one inch of plster or two (2) lyers of five-eight s (5/8") inch type X fireproof bord with stggered joints or ny other mteril pproved by the building inspector. All openings in firewlls re to be fireproofed. Grges-Minimum requirements: All grges must be built ccording to the following minimum requirements. 1) All poured concrete shll be t lest six (6) bg cement content to ech yrd of snd nd grvel nd must hve compressive strength fter twenty-eight (28) dys of t lest three thousnd (3,) pounds. 2) All rtwlls under frme unttched grges shll be not less thn four (4) inches side nd twenty-four (24) inches in depth. NOTE: Grge floor to be minimum of four (4) inches concrete. Footings required under ttched nd msonry grges shll be eight (8) inches by forty-two (42) inches. All depths of footing nd rtwll shll be mesured below ground. 3) All grges shll be ttched to footings with one-hlf inch bolts, six (6) foot on center nd strting from front corner to tie down wll (or equivlent). 4) All grge floors must be properly pitched to expel surfce wter. 5) No concrete shll be poured unless sod shll be first removed nd replced with minimum of two (2) inches of fill snd in the re to be covered by such concrete. 6) Frming shll be properly niled to meet specifictions of the building code nd shll be wind brced t ll corners, both wys. 7) All heders over doors nd other openings shll conform to the following minimum schedule: Spn Nonbering Bering (feet) x x x x x x 12 8) Provide evesdrops, downspouts nd splsh blocks. 9) Grding, s it reltes to residentil structures, shll be so developed s to drin surfce wter wy from residentil dwellings. A minimum slope of one-fourth inch in one foot shll be provided. Grding on prcel shll be so developed s to prevent surfce wter from tht prcel from flowing onto djoining prcels (Ord. No. 3-82, Chpter 138 Section ) 1) Provide roof or gbled vents. Windows: If window heder is 8 feet or more bove grde nd tht wll is locted closer thn 5 feet to the lot line, the totl mount of windows cnnot exceed 8 squre feet. Electricl Service: The City of Berkley does not require tht grges or sheds be wired for electricity. However should you choose to do so, these re the minimum requirements: the grge must be serviced with dedicted circuit. The circuit will provide 15-2 mp service. The service supply to the grge must be underground. The minimum requirements will not provide enough power to chrge n electric vehicle. If you think you my be purchsing n electric vehicle in the future, it will be less expensive to instll the proper mount of power to your grge now rther thn retrofitting it lter. RESTRICTIONS: No ccessory building shll be used s dwelling unit or used s storge for nonresidentil purpose. In no instnce shll rooftop deck on n ccessory building be permitted. EXEMPTIONS: Accessory buildings tht re 36 squre feet or less in squre footge nd 6 feet or less in height do not require permit.
