2 PROJECT OVERVIEW Town Center at Boca Raton is located on Glades Road between I-95 and the Florida Turnpike. The center was recently expanded, with the addition of The Terrace at Town Center, which features an array of exciting new lifestyle retailers for the center in an outdoor setting. 2
3 PROJECT OVERVIEW As one of South Florida s top shopping destinations, Town Center at Boca Raton features Bloomingdale s, Macy*s, Neiman Marcus, Nordstrom, Saks Fifth Avenue, Sears, Crate & Barrel, and approximately 220 specialty stores and restaurants. 3

5 TENANT INFORMATION PACKAGE The Tenant Information Package (TIP) is intended to provide you with the project s design and construction criteria and consists of several parts: COMPONENT TIP Index Tenant Design Manual Kiosk Design Manual Architectural Criteria MEP/FP Criteria Bulletins DESCRIPTION Will provide a comprehensive list of topics to help locate information Provide mall specific architectural, sign and engineering design criteria Outline submission requirements and will provide necessary guidelines to design your store. (same as Architectural Criteria) 5
6 TENANT INFORMATION PACKAGE The Tenant Information Package can be accessed from Simon s website simon.com.» Select the business header, search for the property name, click on the Tenant Info Package link on the right side of the page.» If you have any difficulties working with the website, please contact your Tenant Coordinator. *For questions regarding the Landlord s design and construction requirements, please contact your Tenant Coordinator or call and ask for Tenant Coordination. 6

11 LIFESTYLE ELEVATION TYPE C The Tenant s entire storefront opening within the Landlord s building façade is designed, fabricated and installed by Tenant. Storefront design must work in concert with, and be respectful of, Landlord s building façade, thematic architectural expression, and landscaping. Tenant sign area is storefront and canopy coordinate all sign locations using the attached master sign plan and confirm with the assigned Tenant Coordinator for any changes. 11

23 CAFÉS AT BOCA RATON The Café area is undergoing a revitalization. Our goal is to transform the culinary experience into a modern and upscale setting and we are challenging our tenant s to present a visually stimulating design. A strong presentation is encouraged through creative architectural and graphic design consistent with the overall vision of the new Café setting. 23
24 CAFÉS AT BOCA RATON The goal of the Landlord is to create a modern, bold Café Type Food Area which will break down the overall scale into more intimate Cafes. The new overall seating design allows the customer to experience a unique dining environment. Each tenant s personality should be reflected in their design to increase sales with additional traffic and extended visits. 24
25 CAFÉ DESIGN PHILOSOPHY Layout The Customer Service Area of each tenant needs to have a high level of design that projects an overall image of uncluttered, fresh design. Counters, lighting, material, signage, and menu boards all need to project a bold, one of a kind design. Equipment in the Customer Service Area has to be hidden or concealed from public view. The food and display of food is the focus of the overall image. Façade Material Tenants must use innovative, high tech materials that project a fresh, modern front to the customer. The materials of the counter, ceiling and back wall need to present the latest in quality design. Materials encouraged are: Large format tile or stone Textured wall finishes that create shade and shadow Stainless Steel Back Illuminated Glass Illuminated Resin Panels Polished Concrete Textured Metal Panels Bold Wood Veneers 25
26 CAFÉ DESIGN PHILOSOPHY Prohibited Façade Materials: Clear Anodized Aluminum Flat Gypsum Board Ceilings Consistent Glazed Tile 4 x 4 or 6 x 6 or 8 x 8 or 12 x 12 Tile Glazed or Unglazed Plastics or Laminates Faux Materials Counters Designs should be interesting and focus on display of the food. All equipment must be recessed or shielded from the public. No tray slides will be permitted. Tenants are encouraged to separate the selling and pick-up of food that require extended waiting times. Long counters should be visually interesting to avoid a solid, uninteresting appearance. Some counter seating should be encouraged where tenants have excessive counter length and the counters can be set back further behind the lease line. All counters and seating must remain behind the lease line. Condiments are not allowed on the front counter. Lighting Decorative lighting should be used to convey the image of the overall design. The lighting should focus on the food and the architecture of the store. Avoid an even lighting scheme throughout the entire public area. No track lighting allowed (even if recessed). 26
27 CAFÉ DESIGN PHILOSOPHY Signing Unlike a typical food court, tenants are encouraged to incorporate the signing and graphics into the architecture of the store design. Signs should not be an after thought or just applied. Signing could be suspended from the ceiling, mounted on an illuminated light frame, applied to the back wall or become part of the menu board. The landlord will not provide a traditional sign band and the tenant will not be allowed to build such a sign band. Super graphics or large logos are also allowed as part of the back wall architecture or on glass panels. Menu Boards Electronic, well designed and incorporated menu boards are required. The placement and location should be designed into the overall design of the store and not become an applied afterthought. Product logo s not permitted. The brightness of the electronic menu boards should not be brighter than the storefront or placed too far back from the counter face to read. Menu boards must be built into the architecture of the storefront. Ceilings Landlord to provide a gypsum board ceiling at 12-0 A.F.F. to a point 10-0 behind the lease line. The design, height, material and illumination give the tenant an additional surface to design that will reinforce the store s overall theme. The ceiling should not be a flat single, plane horizontal surface. The ceiling design must coordinate and transition at the adjacent tenant s ceiling. Fresh, upscale materials are encouraged as the ceiling finish. Tenant to provide a gypsum board ceiling 12-0 A.F.F. extended 10-0 into their space. 27
28 CAFÉ DESIGN PHILOSOPHY Flooring Mall common area floor material to extend to toe kick at counter face. Rolling Grilles Not allowed. Feature Wall (back wall of sales area) No doors into the prep area are allowed to be viewed from the public area. The Feature Wall that separated the sales and prep area should be stepped to accomplish this requirement and allow for concealment of equipment. No equipment or storage is allowed at back Feature Walls. Islands in front of the Feature Wall are allowed. The materials of this wall should highlight the overall store design and act as a backdrop for the uncluttered sales floor. 28
29 CAFÉ DESIGN INTENT Additional considerations developing your design: Countertops shall be monolithic and finished in durable materials such as stainless steel, resin, granite, quartz or concrete. Condiments and holders are to be located out of customer sight lines, off counters, in drawers and given to each customer. Self service stations are not permitted. Tenant equipment on counter shall be limited and when allowed should be set back a minimum of 8 from the front edge of the counter. Drink dispensers or condiment dispensers are not permitted to be placed in direct view from the serving counter. Self serve dispensers are not permitted. Digital display menu boards are required and should be incorporated into the overall store design as required. All finished wood shall be millwork quality, kiln dried with a durable protective finish where exposed to public contact. 29
30 CAFÉ DESIGN INTENT All walls which are visible to the public shall be covered in stone, stainless steel, glass, metal panels or high quality wood veneer. Painted wall surfaces, plastic laminate or anodized aluminum are not permitted in the customer service area. Site lines to back of house areas shall be blocked or visually obscured by a full height partition wall as shown on the elevations. Where required by code, tenants may incorporate a glass display/sneeze guard within front counter as long as it is frameless and made with tempered or safety type glass. The sneeze guard may not have any other items attached to or resting upon it. Tray rails will not be permitted. Ceilings shall be a minimum of painted gypsum board, but tenants are encouraged to utilize other hard surface materials such as metal, hardwood finishes, etc. Lay-in ceiling tiles will not be permitted. Track lighting recessed or not will not be permitted. 30

37 FOOD CAFÉ SIGNAGE Unlike a typical food court, Tenants are expected to integrate signing and graphics into the architecture of the storefront design. Signs must not be an afterthought and applied or hung without understanding the storefront sight lines. Tenants will not be permitted to build a sign band over the front sales counter. Graphic statements are encouraged as part of the back feature wall architecture or on glass panels. 37
38 FOOD CAFÉ SIGNAGE Maximum overall letter height will be 14. Signing can be suspended from the ceiling, mounted on an illuminated light frame, applied onto the feature wall or a part of the menu board. Place Order and Pick up signs should be incorporated into the overall design. Tenants are encouraged to incorporate bold, creative and unique signing into their design, such as: Metal letters backlit to produce a halo effect Pin mounted metal, porcelain, polished brass or copper letters Edge lit, sandblasted glass Edge lit letters with push thru lettering Prohibited Sign Types are: Box or Cabinet type signs Exposed Neon type signs Non illuminated signs Tag lines or daily special signs 38
