2 The arrangement of each space is designed to promote and facilitate the interaction of artists and performers with each other, the casual observer and with audiences from the college and local community. CORNERSTONE ARTS CENTER colorado springs, colorado Introduction / Overview The design goal of the Edith Kinney Gaylord Cornerstone Arts Center was to establish a venue to bring together artists for the production, presentation and discussion of art. The primary design challenge was to understand and respond to the environmental conditions and characteristics of the site within a local and regional context. The organic shape of the building borrowed design cues from the views of nearby Pike s Peak and the Rocky Mountains. The geometric shape of the building was formed by walking paths that converged and crossed the building site in random locations. The organic and geometric shapes combine to provide a new facility that houses a main auditorium, a film screening room, two black box performance studios, an Inter-Disciplinary Experimental Arts (IDEA) Gallery, music and dance rehearsal rooms, digital media labs, textile and set shops, classrooms and offices. The arrangement of each space is designed to promote and facilitate the interaction of artists and performers with each other, the casual observer and with audiences from the college and local community. The use of Building Information Models (BIM) was embraced by the architect and the contractor to bring to life the building s challenging geometry and complex program. The architect utilized 3D models to understand the environmental factors of the site in order to establish an appropriateness of place. The environmental dynamic of sun, wind and the thermal capacity of materials were modeled to maximize the passive solar potential of the building and influence the form. Overhangs, sun louvers and perforated screens were employed to minimize solar heat gain and glare while preserving the views of Pike s Peak and the Rocky Mountains. The contractor approached the project as a BIM laboratory in which models provided value added services to scheduling, site utilization, MEP coordination and integrated work planning. The primary consideration for the contractor was to preserve the intent of the design while constructing a challenging structure with intricate systems.

Ten years of careful thought by many inspired educators are embodied in creating an environment that incubates collaborative learning of the arts. The three-dimensional modeling during design was important in understanding the spaces aesthetically and functionally. In the large and unusually shaped spaces, Computer Fluid Dynamic (CFD) was utilized to understand and develop the best energy efficient mechanical system for human comfort. The building is complex yet simply elegant. The geometry is fractured in composition, requiring precise dissection, fabrication and erection of the many steel and masonry components of the superstructure. The mechanical, electrical, and numerous support systems then were non-intrusively threaded through the maze of structure. The building was thoroughly planned in a compact design with little margin for error, a coordination nightmare. Revit was of great assistance in the design process and the preemptive resolution of many construction issues. The sequence of construction was derived from the BIM model. To develop a three-dimensional construction model incorporating the various computer programs used by the various trades, the entire construction and design teams worked tirelessly and collaboratively in meetings as needed to maintain the schedule and the directly related budget. Although time intensive in the early stages, the net result was to minimize wasted time, improperly fabricated materials and increased efficiency, therefore costly in computer man-hours initially, an overall savings. I believe all involved in the construction have a great sense of gratification for providing a prominent venue that will inspire our college and community into the twenty-first century. - Owner s Statement The utilization of BIM modeling and real-time on-line progress monitoring was an educational experience and a useful management tool for all during the construction and for future projects. The project particularly deserves recognition based on the complexity alone. I believe all involved in the construction have a great sense of gratification for providing a prominent venue that will inspire our college and community into the twenty-first century. 4 The design goals of the new Edith Kinney Gaylord Cornerstone Arts Building evolved from the creation of a relationship where artists are brought together for the production, presentation and discussion of work in the arts. The building houses thrust and studio theaters, rehearsal, an experimental gallery and technology labs. One of the primary design challenges had to do with seeking to understand and respond to the unique conditions and characteristics of the site within the local and regional context. The constant consideration of sun, wind, and the thermal capacity of materials add up to appropriateness of place. The buildings massing and orientation was studied early on in the design process through the use of extensive 3D modeling that aided in maximizing the sites passive solar potential. Overhangs, sun louvers and perforated screens were employed to minimize solar heat gain and glare while preserving the exceptional west Rocky Mountain vista. These strategies were later refined during construction documents with the use of BIM. This was a very complex project which could not have been completed successfully without the use of cutting edge technology. This tool also allowed the subcontractor to visualize the work before it was built so they could get a better understanding of the high expectations we all had for the project. 5 Our company is 100% committed to VDC (Virtual Design Construction) and advancing the science of construction. The Edith Kinney Gaylord Cornerstone Arts Center project was designated from the outset to be a learning lab for achieving exceptional results. In spite of the challenges mounted by early adoption of BIM and the software limitations, we continued to experiment with multiple tools on the Cornerstone project; starting with ADT, through Constructor and eventually settling with Revit. At the outset we used ADT as the design team had not committed to the BIM process and it was our common tool at the time. As the Pre-construction phase continued we experimented with Constructor to evaluate the estimating capabilities it provided and to test the realities of 5D in early project planning and design. When the design team decided to adopt Revit it was an easy decision for us to adopt this format for the duration of the construction phase. We ended up with a unique learning opportunity having modeled one project in three tools. Each piece of software afforded us a unique perspective of the growing pains in the industry and the opportunity to provide feedback for future development. We have been open to working with the owner and the design team throughout the project using BIM in various formats to enable the project team to benefit and learn from the experience. The use of BIM enabled us to explore design and construction coordination on a complex building without delay to the overall construction schedule. We were delighted to be part of a project that married the user needs with signature architecture and exceeded the customer s expectations. Without a doubt, the use of BIM enabled the early resolution of potential issues to the satisfaction of the owner and architect and ultimately resulted in completing the project on budget and on schedule. 6 Conceptual studies and massing model of the Cornerstone Arts Center. The Edith Kinney Gaylord Cornerstone Arts Center sits at the physical crossroads between the historic campus of Colorado College and the city of Colorado Springs, Colorado. The building site serves as a metaphorical crossroads between art and academics and as such, the relationship of building to site was an integral focus of the design. Pathways crisscross the site and form nodes of interaction, outside as well as inside the building. Much like the rock abutments found in the regional geography, the structure itself rises monolithically from the ground toward the sky. 4D model offered the added benefit of being able to convey to the owner, the design team and construction partners a visual representation of the site logistics plan and the construction schedule. An extensive 4D model using Revit, Architectural Desktop and NavisWorks was created to illustrate the construction schedule and produce a living site utilization representation. During schematic design, the 4D model established the contractors understanding of the building and identified potential conflicts on the site. This early knowledge helped to define the project schedule and the sequence of construction. Continual updates to the model produced a living site logistics plan that assisted in providing a smooth flow of construction, from site utilities to steel detailing. 7 A design model utilizing Form-Z and refined in Revit assisted the architect in understanding the form and function of the Prow. Enclosure A prominent architectural feature on the shell of the building is known as the Prow -the dramatic roof form that extends past the building enclosure. This complex form could not have been built without extensive study using 3D modeling. Using the design model as a guide, the construction team was able to create a construction model, using Tekla Structures, of the structure to support and shape the Prow while preserving the architectural form. The coordinated structural model was then used to fabricate the steel for the roof. The constructability review process brought together the design and construction teams well in advance of the actual installation and eliminated costly errors and re-work had the building element been approached using traditional construction methods. In order to successfully weave the building systems through the tangle of structural elements, a 3D MEP coordination process was implemented well in advance of the installation schedule. The general contractor worked with each of the subcontractors to create a composite construction model. The construction model identified potential conflicts between systems and structure and resolved them virtually, months before they became critical issues. This process was significant as many of the systems being coordinated were exposed and part of the Main Space Basement MEP coordination, top, and scene shop, below. 9 Auditorium The Cornerstone Arts Center s centerpiece is the 450-seat auditorium. Designed to be flexible, the auditorium can accommodate multiple seating arrangements to permit a variety of theatrical and musical uses. One of the benefits of using a model was the ability to share information with consultants. The design model was given to the mechanical consultant to generate Computational Fluid Dynamic (CFD) studies. The CFD modeling was used to understand the under-floor air distribution in the auditorium. The result of this study eliminated the need for a dedicated air-handling unit (AHU) in the auditorium and optimized the ventilation and air distribution of the adjacent atrium space. Due to the exposed surfaces requiring an architectural finish, the model coordination was an important process in eliminating the need for unsightly patching during construction. The IWP allowed the mason to complete the work in a timely manner and allowed other trades to flow per schedule. The use of IWP was particularly critical for the horizontal steel members and floor plates that had to be placed in sequence to insure the structural stability during erection. The mason worked collaboratively with the field engineer to clearly understand the model and gain a better understanding of the desired outcome and quality. By combining this information on one drawing and coordinating the multiple pieces of information in the model, the contractor was able to provide the mason with one accurate source of information to install the block with minimal re-work. 11 Summary The owner, architect and contractor have embraced the use of BIM in creating stellar architecture and have praised the outcome of the Edith Kinney Gaylord Cornerstone Arts Center. The power of the model enabled the project team to identify conflicts in a virtual setting and create solutions that would have otherwise caused delays in the construction. The use of the model promoted team collaboration through regular face-to-face meetings and team access to an online model. The use of BIM in the construction phase resulted in averting $884,243 in change orders, which would have resulted in a 3.5% increase to the construction cost. The ability to avert additional cost using the model allowed the owner to use their contingency to upgrade and purchase extra audio-visual equipment and enhance the user experience without burdening the construction budget. In the end, the model helped to produce a building that is a direct interpretation of the owner s needs and the architect s vision.
