Box 9446 Surprise, AZ Office Fax Service / Repair The inspector noted the properties automatic watering systems back flow preventer valve is leaking and in need of repairs or replacement. ( Photo #1 ) The inspector noted that some of irrigation systems drip emitter tips are missing through out the properties watering system, recommend further review by a certified landscape technician. Evidence of Insects The inspector noted evidence of Sub Termite tubes at the exterior main entryway foundation and at the interior formal dining rooms east base board area, the living room area, and the master bedroom area recommend contacting a pest exterminating company to further review this issue. ( These areas noted where identified with red and green marking tape during the time of the inspection process.) GARAGE Cabinets / Shelving The inspector noted two of the upper garage cabinet doors are in need of some adjustments / repairs in order to close properly. 3 Page 3 of 29 ROOF Roof Covering Service / Repair The inspector noted one cracked roof tile at the southwest area of the homes roof system, this tile was identified with red tape at the time of the inspection. ( This cracked tile does not represent a present roof leak at the time of the inspection but needs to be repaired in order to help preserve the underpayment material from the suns UV rays.) The inspector noted a small hole in the patio covers roof system, recommend further review / repairs to this area. ( Photo #1 ) Roof Flashing / Caulking The inspector noted the caulking structure around the two gas furnace / water heater vent stacks flashing needs to be repaired or replaced. ( Possible to add a weather shield do solve this issue.) Photo #1 The inspector noted some repairs / flashing needs to be installed at the northwest valley area of the garage roof system. ( Photo #2 ) DINING ROOM WINDOWS The inspector noted two damaged inner window seals in the kitchen dinette area, these windows were identified with red marking tape during the time of the inspection. ( This window was identified with red marking tape during the time of the inspection.) Common Maintenance Other Exterior Doors Security / Screen Doors The dining rooms sliding screen door will not latch in a secured position properly. Full Bathrooms Caulking the Water Exposed Areas The inspector noted the caulking structure for the water exposed areas around the shower enclosure of the master and hall bathrooms is in need of repairs or replacement. Evidence of Settlement - YES YES The inspector noted signs of some very minor settlement through out the home at the time of the inspection. ( Most homes are noted to settle within the first five to eight years after the initial construction of the home / structure.) Evidence of Erosion - Grading - The properties drainage was noted to be in satisfactory condition upon a visual inspection at the time of the inspection. SMOKE DETECTORS - The inspector noted that the smoke detectors installed through out the home tested satisfactory at the time of the inspection, however the inspector recommends battery replacement of each detector every year. ALARM/SECURITY SYSTEM - NE NE Visible Visible WINDOW LOCKS & LATCHES - At the time of the inspection the window latches and locks appeared to be functional. Most window latches will need periodic adjustments and routine maintenance. ( Routine maintenance includes keeping the window frames and tracks properly cleaned of all foreign debris.) ( The inspector notes that he / she is unable to visually inspect the under ground service drop do to the direct burial of the line.) ( The inspector is unable to visually inspect the main water supply line from the meter to the home do to the direct burial of the piping material.) ( The inspector is unable to visually inspect the condition of the main gas supply line do to being buried under ground.) General Comment Filter System - General Comment Testing the filter system is not within the scope of are inspection process. However we inspected for leaks of the systems plumbing connections. ( Recommend questioning the current home owners about the time frame for the filters to replaced for the filtered watering system.) The inspector noted that the R.O. watering system located under the kitchen sink basin area was none operational at the time of the inspection.
