In Arizona, your commercial building is particularly vulnerable to the effects of extreme heat and monsoon. At Fleming Complete we often advise building owners and property managers how to save considerable time and expense by following this simple checklist on a routine basis. Here are our top 7 tips for avoiding big repair bills in Identify and keep an accurate inventory of your building s maintenance and upkeep needs and challenges. Use your own or download our easy-to-use checklist by clicking here. 2. Visually inspect your roof two times a year. This is critical because your roof is all that stands between the weather outside and your expensive investments in fixtures, furnishings and technology. 3. Visibly inspect your exterior masonry, mortar, stucco and siding four times a year. Look for cracks, stains, wet spots, bulges and efflorescence (stone). 2 Avoid Huge Roofing Repair Bills with Inspections A neglected roof will result in much higher costs from damages caused by leaks than a carefully maintained roof. Roofing materials and elements should be inspected twice a year and, here in Arizona, before and after the monsoon season (June 15 th through September 30 th ). There are several types of roofing systems for commercial buildings. One that we see frequently in Phoenix is the flat builtup roof, which consists of one or more plies of roofing felt bonded together by applied roof coatings. It is particularly difficult to diagnose leaks in these roofs because water can migrate horizontally for long distances before entering the interior. Things to check for: 1. Blisters or slits in the membrane 2. Ponding of water (or dried areas where water ponded) 3. Drain pipes are not plugged 4. Drip edges are provided 5. Gravel covers roof well 6. Flashing is well positioned or seated Arizona roofs got hammered by January rains! There are different checklists for different types of roofs, however. 5 Getting Your 2016 Repair & Maintenance House in Order Continued from page 1 4. Walk through your parking lot, landscaping and grounds once a month. Look for safety hazards, cracks, oil stains, storm drain debris, standing water and overgrown trees and bushes. Check retaining walls for cracks and spalling (crumbling of stone, masonry, brick). 5. Inspect your interior once a quarter including your basement or crawl space. Look at load bearing masonry walls, wood joists and beams, steel beams, masonry floors, carpets, wood floors, ceramic tiles, interior wall and ceiling finishes, interior doors and windows including trim, kitchen cabinets and counters, appliances and stairs. 6. Inspect your mechanical and electrical equipment once a quarter. For electrical, make sure outlets are not overloaded with too many connected items. Visibly inspect all outlets and exposed wiring, especially aluminum wiring connections. For mechanical, make note of the types, models and ages of the heating, ventilating and air conditioning systems. Inspect the furnaces, ducts, registers and radiators (if any). 7. Inspect your plumbing connections and fixtures frequently. Look for active dripping or signs that water has been dripping by visibly inspecting all supply lines to sinks, water fountains, toilets, dishwashers, refrigerators and showers. Make sure that supply line valves are in working order and can easily be turned off and on if needed. Keeping your commercial building or space in tip-top shape is relatively simple but requires effort, just like your car and home maintenance.
