2 INTRODUCTION Planning Permission The land is within an area zoned in the Local plan for industrial use. Planning permission for the development has been granted under application number 08/01686/B. With earlier approvals covering the access & infrastructure and the Construction storage facility. Car Parking To meet the requirements of the planning authority car parking will be provided in sufficient quantity to meet with the occupier s requirements and expectations. Design Criteria This document has been prepared to establish a base specification for industrial accommodation on the site. This phase of construction is composed of 20No units. The second release of which contains 10 units, each providing a floor area of approximately 1,500 square feet. Each unit has an eaves height of 5m and an overall height of approximately 7m. The flexible design allows these to be combined into larger units to a maximum of 7,500 square feet. Specific design requirements can be developed to suit the needs of individual clients. 2

7 SPECIFICATIONS STRUCTURE Sub-structure The sub-structure consists of reinforced concrete pad foundations and mass concrete footings. The floor is to be ground bearing reinforced concrete slab with a high quality power floated finish. Super-structure Steelwork portal frame. EXTERNAL FABRIC/FINISHES External Walls Insulated cavity block construction with up to 2.1m with composite cladding over, which has a powder coated finish. External Doors/Screens Steel painted personnel doors and electrically operated insulated roller panels for vehicle access. Ceilings No ceilings to be provided. MECHANICAL AND ELECTRICAL INSTALLATION Internal lighting High bay discharge luminaires to a level in accordance with CIBSE guidelines. Control via multigang switch. Roof Structure The roof structure will generally be constructed with steel purlins built off the main portal frame. Design Criteria The ground floor slab is designed to accommodate a live floor load of 10 kn/m². The dead weight of the structure includes for the self-weight of all building materials, mechanical and electrical services and finishes. The following British Standards and Codes of Practice have been used to design the elements of structure: BS 6399: Loadings for Buildings BS 8004: Foundation Design BS 8110: Code of Practice for the Design and Construction of Structural Concrete BS 5950: Structural use of Steelwork in Building BS 5268: Structural use of Timber BS 5628: Code of Practice for the use of Masonry Roof Coverings Pitched roof, clad with composite roof decking on steel purlins. An allowance has been made for 10% clear profiled panels for daylighting. External Hardstandings Concrete pavior finish with fully kerbed edges drained to storm system. External Soft Landscape Landscaped to satisfaction of the planners. INTERNAL FABRIC/FINISHES Internal Walls Blockwork up to 2.1 metres. (full height party walls between the units). Walls have the appropriate fire resistance required under Building Regulations. Steelwork Fire treatment of steelwork will be provided to satisfy the requirements of the local fire authority. External Lighting Illumination to 5 lux on pathways and 30 lux in yard areas to be provided. Control by timeclock/photocell with manual override. Emergency lighting Emergency lighting to BS 5266 and local planning requirements. Small Power 3 phase supply to main door. Distribution board for small power. Ventilation Ventilation has not been provided. Security Security has not been provided. Heating Heating has not been provided. Other Services A mains water supply with bib tap has been provided to the rear of each unit. 7
