3 ABOUT WELLINGTON NORTH Why locate your business in Wellington North? Wellington North is the most northerly Township in Wellington County, located 30 minutes north of Guelph on Highway 6, and takes in both rural and urban settings. At the south end, at the intersections of Highways 6 & 109 is the Village of Arthur. In the north, at the intersections of Highways 6 & 89 and across the Saugeen River is the Town of Mount Forest. Wellington North is a short drive on excellent roads from many of the major centres and is within one hour's drive of Highways #400 and #401, the Province's main controlled access thoroughfare and link between major centres in Canada and the United States. 4 INDUSTRIAL LAND STRATEGY Why locate your business in Wellington North? Wellington North s Industrial Land Strategy is a framework for programs and policies that are updated to changing requirements and market conditions. The seven elements of the strategy are listed below. 1 Ensure that Wellington North s three industrial areas have an adequate supply of serviced industrial land, based on current trends, through public and private sector land and infrastructure development activities. 2 Play an active and strategic role as a land developer through strategic land acquisition, planning, land development, development partnerships and land sales, to ensure that land is available for industrial development and that the projections outlined in the Provincial Places To Grow Plan can be achieved both in the shortterm and looking forward to Participate in strategic partnerships and programs to capitalize on economic development opportunities that involve industrial land development. 4 Develop and maintain a reliable information base on vacant industrial land. 5 Undertake and facilitate new planning activities to encourage development and redevelopment of industrial areas in an orderly, cost effective way, and ensure development opportunities are continually available. 6 Streamline development approval processes and enhance communication and customer service to facilitate the development of industrial land and buildings. Conduct frequent analysis of Development Charges to ensure the Municipality stays competitive. 7 Implement active marketing programs to make marketing and real estate information readily available to prospective users of industrial property. 2

6 OVERVIEW OF ARTHUR About Arthur ARTHUR The existing industrial base in Arthur is dominated by Musashi, a Japanese auto parts manufacturer located on Domville St, in the northwest part of the village. Golden Valley Farms on Wells St West, is another major industry in Arthur. It is involved in the production and processing of poultry products. The supply of vacant designated industrial lands in Arthur is limited to one large parcel (Site # 217). It is 62.1 acres in size. Locally it has been known as the Colonel Peel Property reflecting past ownership. The site is zoned M1H and the holding symbol can only be removed subject to adequate sewage and water servicing capacity being available. Sanitary pipes are available at Domville Street. 9 ARTHUR Site Number 217 Additional Contact Information CENTRALLY LOCATED The Town of Arthur boasts the presence of many employers within its boundaries. Arthur is centrally located to serve the end customers of many businesses while drawing locally and on the nearby municipalities for a skilled work force. With cities like Guelph, Orangeville, Region of Waterloo all within 45 minutes drive, Arthur has become a strong developing economic centre in Wellington County. A great success story for the Town of Arthur is Musashi Auto Parts. The Honda supplier located in Arthur in Musashi started with a 23, 000 square foot facility and has expanded its operations 4 times since to currently occupy over 230,000 square feet with over 400 employees. A number of businesses including a salvage yard, Quality Manufactured Homes, Rotobale Compaction Systems and Excell Stamping are located in Riverstown. The Township owned much of the lands in here and over the years sold off several parcels. 18 OVERVIEW OF MOUNT FOREST Northwest Mount Forest The northwest part of Mount Forest is a long standing industrial area and has many established industries including Wellington Wood Products, Premier Caskets and Solowave Design. In addition to these larger employers, there are a number of other businesses along Perth Street such as Arbro Concrete Forming, DMA Distributing and Viking Cives. The Mount Forest Industrial Park which includes lands on the north and south sides of Industrial Drive is characterized by businesses such as Dana/Long Manufacturing, B.M. Ross Engineers, Officers Care and Yake Electric which have established themselves in this location in recent years. The Mount Forest Industrial Park lands were purchased by the Township a number of years ago as part of economic development initiatives.
