Optimize Energy Performance Renewable Energy- 5% Renewable Energy- 10% Renewable Energy- 20% Reduce design energy cost compared to the energy cost budget for energy systems regulated by ASHRAE/IESNA Standard as demonstrated by a whole building simulation using the Energy Cost Budget Method described in Section 11 of the Standard. (Use UNC steam and chilled water rates and a combination of UNC and Duke Power electric rates.) To determine the Design Energy Cost, first perform a daylighting analysis of the design building early in schematic design using Radiance, Adeline, or another daylight-modeling tool. Use the daylighting results to create a design building energy simulation model using DOE2, TRANE Trace, or another hourly load and energy-modeling tool. Daylighting controls cannot be approximated by turning off the lighting in the model for a portion of the day. The proposed design model must simulate performance of the daylighting control in response to daylight availability. (See Building Energy Software Tools Directory Supply at least 5% of the building's total electricity use (as expressed as a fraction of annual electricity cost) through the use of on-site renewable energy systems. Supply at least 10% of the building's total electricity use (as expressed as a fraction of annual electricity cost) through the use of on-site renewable energy systems. Supply at least 20% of the building's total electricity use (as expressed as a fraction of annual electricity cost) through the use of on-site renewable energy systems. 3

Install base building level HVAC & R equipment and fire suppression systems that do not contain HCFCs or Halons. Install continuous metering equipment for the following end uses: Lighting systems and controls; Constant and variable motor loads; Variable frequency drive operation; Chiller efficiency at variable loads (kw/ton); Cooling load; Air and water economizer and heat recovery cycles; Air distribution static pressures and ventilation air volumes; Boiler efficiencies; Building-related process energy systems and equipment; Indoor water risers and outdoor irrigation systems. Provide at least 50% of the building's electricity from renewable sources by engaging in at least a two-year renewable energy contract. (NC GreenPower or TAGS) /UNC /UNC UNC 4

Focus on spaces with variable occupant densities and locations served by the longest lengths of ductwork. (See ASHRAE , Appendix C.) Design ventilation systems that result in an air change effectiveness greater than or equal to 0.9. (See ASHRAE and ASHRAE 2001 Fundamentals Handbook, Chapter 32, Space Air Diffusion.) UNC strongly encourages this performance level. (ME)/U (ME)/U Construction IAQ Management Plan - During Construction Meet recommended Design Approaches of SMACNA IAQ Guideline for Occupied Buildings under Construction, 1995, Chapter 3. Protect stored and installed absorptive materials from moisture damage. If air handlers must be used during construction, use MERV 8 filtration media. Replace all filtration media immediately prior to occupancy with MERV 13 filtration media. Construction IAQ Management Plan- Before Occupancy After construction and prior to occupancy conduct a two-week flushout with MERV 13 filtration media at 100% outside air. OR Conduct a baseline indoor air quality testing procedure consistent with EPA's Protocol for Environmental Requirements, Baseline IAQ and Materials for the RTP Campus, Section ( through 3.1) Low-emitting Materials- Adhesives & Sealants Specify and install products whose VOC content is less than South Coast Air Quality Management District (SCAQMD) Rule 1168 limits. ( AND Specify that all sealants used as fillers meet the Bay Area Air Quality Management District Requlation 8, Rule 51. ( Low-emitting Materials-Paints & Coatings Low-emitting Materials- Carpet Low-emitting Materials-Composite Wood Specify and install products whose emissions do not exceed the VOC and chemical component limits of Green Seal's Standard GS-11 Requirements. ( Specify and install carpets that meet the Carpet and Rug Institute's Green Label standard. ( Specify and install composite wood and agrifiber products that contain no added urea-formaldehyde resins. 6

7 Indoor Environmental Quality -- CONT Total pts available Indoor Chemical & Pollutant Source Control Employ permanent entryway systems (grills, grates, etc) to capture dirt, particulates, etc from entering the building at all high volume entryways. Where chemical use occurs (including housekeeping areas and copying/printing rooms), provide segregated areas with separate outside exhaust at a rate of at least 0.50 f3/min/ft2, no air re-circulation and maintaining a negative pressure of at least 7 PA. Provide drains plumbed for appropriate disposal of liquid waste in spaces where water and chemical concentrate mixing occurs. Controllability of Systems- Perimeter Spaces Provide high levels of ventilation and lighting system control by individual occupants or specific groups. Provide at least an average of one operable window and one lighting control zone per 200 square feet for all regularly occupied areas within 15 ft. of the perimeter wall. Controllability of Systems- n- Perimeter Spaces Thermal Comfort - Standard Thermal Comfort --Monitoring Daylight and views (75%) Dayight and views (90%) Provide controls for each individual for airflow, temperature, and lighting for at least 50% of the occupants in non-perimeter, regularly occupied areas. Comply with ASHRAE Standard , Addenda 1995, for thermal comfort standards, including humidity control within established ranges for this climate zone. Install a permanent temperature and humidity monitoring system configured to provide operators control over thermal comfort performance and the effecctiveness of humidification and/or dehumidification systems in the building. Achieve a minimum Daylight Factor of 2% (excluding direct sunlight penetration) in 75% of all space occupied for critical visual tasks. Exclude low-occupancy support areas. Achieve direct line of sight to vision glazing for building occupants in 90% of all regularly occupied spaces. 7
