Engineered Systems is a Registered Provider with The American Institute of Architects Continuing Education Systems. Credit earned on completion of this program will be reported to CES Records for AIA members. Certificates of Completion for non-aia members are available on request. This program is registered with the AIA/CES for continuing professional education. As such, it does not include content that may be deemed or construed to be an approval or endorsement by the AIA of any material of construction or any method or manner of handling, using, distributing, or dealing in any material or product. Questions related to specific materials, methods, and services will be addressed at the conclusion of this presentation.

Learning Objectives - What makes up an Integrated building? - How can Intelligent Building systems help earn LEED points? - Overview of the process for planning, delivery, and financial justification

Agenda Integration Sustainability LEED Intelligent Buildings Bringing it all together Questions and answers

Integration Sustainability Global effort Drivers include environment and energy Industry programs include:

An Brief Overview of LEED Integration Leadership in Energy & Environmental Design A quantifiable definition of a green building To transform the marketplace Developed by the USGBC A non-governmental, non-profit organization LEED is a voluntary program, but More and more public institutions/agencies are adopting and/or requiring it. Buildings get certified Four levels: Certified, Silver, Gold & Platinum Professionals get accredited

The LEED Certification Programs Integration for New Construction for Existing Buildings (new) for Commercial Interiors (new) for Core and Shell (new) for Retail, Schools, Healthcare, etc. (pending) for Homes (pending) Also operations and maintenance

The Categories of LEED Certification Integration In each of the following categories there are prerequisite requirements and optional credits with one or more possible points. For example: EA Credit 1 Optimize Energy Performance has up to 10 possible points depending the building s energy usage Sustainable Sites (SS) Water Efficiency (WE) Energy and Atmosphere (EA) Materials and Resources (MR) Indoor Environmental Quality (EQ) Innovation & Design Process (ID)

Integration Intelligent Buildings Connect Building Automation to sustainability Integrated, intelligent design Systems integration Green on the outside Intelligent Inside = Sustainable

Business View Integration Business Systems (SAP, Oracle, Energy, Operations, etc.) Facility Management System Integration Asset Management FMS Front End Integration CMMS Other.. Lighting CCTV Electrical Security Fire Alarm HVAC

Integration How do we deliver? Building systems will need to be: Optimized for maximum efficiency Only run when needed Become highly usable Be connected to business enterprises and utilities Sophisticated systems, yet easy to design, install and operate

Optimization Integration Examples Demand controlled ventilation Pump and fan optimization Chiller plant optimization Day-lighting control Inter-systems integration Mechanical optimization Heat recovery Radiant heat / cool Natural ventilation Diffusion ventilation Combined heat and power Others Envelope optimization

Integration

Integration Run when needed Properly schedule systems Sense for occupancy Systems react to occupants

Integration

Integration Usable Systems Designed to meet users needs Improved user interface On site and remote operations Interfaces for operations and occupants Continuous commissioning

Integration

Integration Connections Provide real time performance information to occupants and business Interact with the utility (demand response) Track and measure energy usage and comfort

Does LEED Fully Encourage These Applications? Integration In most cases a LEED credit does not directly require intelligent building technology In some cases a LEED credit involves use of intelligent building technology as one of the choices THEREFORE Justifying intelligent building technology (e.g., via a payback, if possible) may be necessary for inclusion in the design

Sustainable Sites (SS) & Water Efficiency (WE) Integration In General: Use Internet connections from fueling stations to fuel provider, monitor fueling station via BAS, and integrate fueling station access to Security System Use the BAS w/ flow meters, rain and soil moisture sensors, internet-available weather data, and Facility Diagnostics middleware (or common sense) to ensure that systems are operating as expected.

Energy & Atmosphere (EA) Integration An intelligently designed BAS is a vital tool involved in possibly 12 points in this category. NC Prerequisite 1 Without a well-designed BAS, commissioning is more difficult. NC Credit 1 - Optimize Energy Performance (10 points): Since points are mandatory Intelligent building technology can be the icing on the cake for HVAC, DHW & lighting energy savings. However, getting the points is somewhat hindered by computer simulation (e.g., DOE-2) controls modeling limitations. NC Credit 5 Measurement and Verification Permanent monitoring (e.g. by a BAS) is not required but is that the intelligent building approach?

Indoor Environmental Quality (EQ) Integration NC Credit 1 (now called Outdoor Air Delivery Monitoring ) is where Demand Controlled Ventilation is inferred (but not quite required - HUH?) NC Credit 6.2 (Controllability of Systems Thermal Comfort) Requires a high level of occupant control over heating/cooling and/or ventilation (incl. operable windows) An intelligent building future might use an integrated occupant interface (perhaps via a website) to reduce the cost of this requirement NC Credit 7.2 (Thermal Comfort - Verification) requires measurement of relevant environmental variables in problem areas 2.1 required permanent monitoring of temperature and humidity No More!

Indoor Environmental Quality (EQ) Integration NC Credit 6.1 (Controllability of Systems - Lighting) A lighting control system would provide this and contribute substantially to EA Credit 2 (Energy Performance) NC Credit 8 (Daylighting) definitely encourages intelligent building control and can be made more intelligent with: Automatically adjusting light shelves/reflectors and light piping systems

Expanding on the Possibilities Integration Utility demand response is not covered by any credits but can be used for an innovation credit Structured wiring and/or wireless devices is green design (e.g., resource conservation) innovation credit? Use security system for after-hours operation and tenant after-hours building use charges Maintenance management system generates workorders directly from alarms generated by HVAC, security, fire alarm, elevator, or facility diagnostic systems Weather web service used by predictive software in in Central Plant control or for energy analysis

LEED: Closing Thoughts Integration Will LEED-NC require the use of permanent monitoring for achieving the M&V credit? Structured wiring and wireless sensing is a great addition to the sustainability suite of LEED it should be encouraged. Will interoperability with enterprise systems become an explicit part of LEED (e.g., w/ hotel check-in, preventive maintenance, etc. systems) Will it encourage the use of the internet to provide occupants more control? Where s demand response? Will LEED and/or the building industry recognize that intelligent building design is a specialty and encourage the use of qualified consultants and empowered subcontractors for the execution?

Integration How to proceed? Follow the big issues Become involved in programs such as LEED Look at building systems in a new light Become involved in industry programs as they emerge
