COMPANY PROFILE Orion was founded on two simplistic engineering and construction principles: Providing VALUE ENGINEERING SOLUTIONS and Providing PLANNED, COST DRIVEN, SAFE AND ETHICAL CONSTRUCTION SERVICES Our success has been attributed in some prestigious construction projects that we have undertaken. Our current project works range from providing Design-build Works, Specialized Contracting Works And Project Management Consultants. With our team of project manager, project engineer, field engineers, cost planners, quantity surveyors, quality manager, business executives and superintenants we are able to successfully furnish our projects within stipulated time, budget and appreciable quality. Strength lies in reviewing budget, scheduling, planning, monitoring site activities. Imran Khan i. Diploma in civil Engineering from Father Agnel Polytechnic with distinction, Mumbai, India. ii. Degree in Civil Engineering from Mumbai University with Distinction, Mumbai, India. iii. Prior work experience includes Mumbai s top construction companies such as Orbit & DB Realty, creating landmarks at prime locations across Mumbai. iv. Lead the residential building project Orchid Enclave under DB Realty worth 35 crores INR for structural works v. Expertise lies in Concrete flooring, cost analysis & quantity surveying, preparing budgets, 3 labor management.
SERVICES OFFERED DESIGN BUILD Pre-Construction Phase: Master Plan: Understand project requirements equipment, utility, offices, work area, logistic, access and more. Determine space allocations within and outside the facilty. Project Plan: Develop a project plan with regards to project schedule and project cost estimate 1. Project schedule: Prepare time activity chart as a project master schedule with Critical Path (CPM) to be highlighted, executed and supervised closely. Prepare updated schedules upon milestone completions or on fixed intervals mutually agreed upon with client. a. Establish a start date b. List all major task and relevant sub-tasks c. Organize tasks into phases d. Schedule each task and link them together e. Set deadlines and constrain tasks f. Identity risk to the project 2. Project Cost Estimate: a. Prepare master project cost estimate accounting for all requirements with client. b. Perform detailed cost estimates as per detail design drawings and prevailing local market rates. Establish project communication protocol and resource allocations plan alongside with client. Tendering: Prepare OR review preparation of all tender documents: a. Design drawings and details. b. Bill of quantities (BOQ.) c. Material specifications. Develop parameters for pre-qualification of vendors Hold an coordinate negotiation meetings alongside with client for issuing purchase order or subcontracts. Prepare or review preparation of purchase order or subcontracts. Coordinate payments & deliverance schedule as detailed within project schedule and cost estimate. 4
Liasoning: Coordinate and supervise liasoning of all necessary government approvals from Town Planning, Collectorate, Taluka, Gram Panchayat, Talahti, Factory Inspector, Pollution Board, SSI, etc. with respective liasoning architect / personnel jointly appointed with client. Pre-Construction Close Out: Review of tender documents against existing site conditions. Finalize vendor purchase orders, subcontracts, payment schedules and contract terms and conditions. Finalize project schedule and project cost in consultation with vendors, subcontractors, design team and client. Construction & Post-Construction Phase: Mobilization & Construction Management: Pre-plan and mobilize material, labor and equipment requirements on-site for upcoming work activities. Pre-plan pending tender documents, answers to RFIs or RFCs, change orders, purchase orders and work orders. Establish a site office and space allocation for labor colony (if required), material and equipment storage as per manufacturer s specification requirements. Conduct weekly or bi-weekly design review and on-site progress meetings with designers, consultants, client, vendors, subcontractor reporting all critical issues to client. Review Good For Construction drawings issued against existing site conditions alongside with vendors and subcontractors and report any proposed changes and their implications to client. Quality Control of construction work activities as per approved Good For Construction drawings, material specifications, vendor specifications and manufacturer specifications. Weekly or bi-weekly project reports of material, labor, equipment and work activities performed on-site through established reporting formats. Track project schedule and report any slack, in advance, to client along with recommended alternative plan to mitigate impact of any slippage. Prepare and track all change orders in conjunction with project cost estimate and seek client approval prior to performing work activity on-site. Establish and monitor construction quality standards and safety parameters for all construction work activities by imposing the same on appointed vendors and subcontractors. 5
Establish and monitor all material test results as per material specifications and manufacturer specifications. Monitor coordination activity between civil & structural, internal finishes, external finishes & façade, roads, landscaping and MEP works such as HVAC, Electrical, Plumbing & Sanitary, Fire Alarm, Fire Fighting, Elevators, etc. Review vendor and subcontractor s bill & certification for payments. Prepare or manage the preparation of all as-built drawings of completed work activities. Perform weekly or bi-weekly walk through with client, design team, vendor, subcontractor for interactive input and remedial steps required. Coordinate the procedural commissioning of various equipments and testing of all services submitting reports to client. Oversee all necessary government approvals, for final completion and commissioning of project, from Town Planning, Collectorate, Taluka, Gram Panchayat, Talahti, Factory Inspector, Pollution Board, SSI, etc. Handing Over & Commercial Closure: Coordinate preparation of master document for client including but not limited to the following: a. Design drawings, BOQ, material specifications. b. Project schedule and respective updated schedules with variations in design affecting schedule performance. c. Project cost and change orders with variations in design affecting project cost. d. Test certificates, performance guarantee, warrantee cards from respective vendor and subcontractors. e. Procedural manuals, operation manuals and material specifications from vendors and manufacturers. f. Coordinate to establish a project start and end date for any Defect Liability Period. g. Monitor and check the rectification of any defect prior to completing a full commercial closing of the project. 6
