CBRE acted for the purchaser who were keen to acquire due to high student demand in the city due to high barriers to entry.
EMPORIUM, BIRMINGHAM This development scheme was on the site of the former Christopher Wray Lighting Emporium, a local landmark, which due to the relocation of Birmingham City University (BCU) is at the gateway of their new campus. CBRE acted on behalf of the developer and negotiated the forward funding transaction off market with ESP.
INTO NEWCASTLE UNIVERSITY, PHASE 2 CBRE advised one of L&G s Annuity Funds on the second Phase of INTO s on-campus development. The original deal (2013) transacted for 89,000,000 and formed both academic and student accommodation on a 35 year long lease to the University.
LONDON ROAD, OXFORD CBRE advised Unite s USAF Fund on the forward funding of this rare Oxford opportunity. The developer had secured a nominations agreement with OBU, which created significant interest in the opportunity. In a very competitive process CBRE used their market intelligence and advised their client to offer a clean and uncomplicated bid, this secured it. The USAF Fund owns the student accommodation next door.
OXFORD ROAD, CARDIFF CBRE acted for 360 Developments on the funding of the scheme in central Cardiff. The opportunity was off market and despite our client being a developer themselves we managed to negotiate a successful transaction for all. The property is now complete and is accepting its first residents for the current academic year.
PORTSWOOD NEWCASTLE UNIVERSITY, PHASE 2 We have recently finished over 30 direct investor presentations on this portfolio which gives us excellent live market intelligence into the prime, long income retail investment market which we can draw on to ensure the successful sale of Project Alexis. This development scheme was on the site of the first B&Q retail warehouse in the country. The direct-let 525 bed scheme is situated a 10 minute walk from the University of Southampton main campus. CBRE quietly marketed the opportunity to a target list of funds.
LADYBARN HOUSE, MANCHESTER Whilst this is a single asset sale the smaller regional stock is similar to that contained within the portfolio this has given us excellent market intelligence into the active investor requirements that exist in the regional market. Ladybarn House is a 117 bed scheme that was extensively refurbished and extended by our client in 2012. The immediate area will benefit from the University of Manchester s Fallowfield re-development which will be a catalyst for further development in the vicinity. Through our market knowledge and close relationships with buyers we were able to identify a potential buyer prior to going to market. An above quoting deal level was struck and the sale successfully completed in Q1.
