PHASE 1: PRE-CONSTRUCTION Schematics Phase Based upon program requirements and design parameters, D&J will establish conceptual budget and preliminary schedule for the project, which will highlight specific needs and critical milestones during the schematics phase. After review of the conceptual budget by the project team, all major building systems will be analyzed to determine the most efficient and cost effective systems. Throughout the Schematics and Design Phase, D&J will continually update the project budget and provide value engineering alternatives to control costs and schedule. Conceptual Estimating D&J will survey building parameters, construction site logistics and major components to produce a realistic preliminary budget. Conceptual Systems Analysis Most construction projects can reasonably employ any of several major building systems. To help the Owner and the Architect choose among them, D&J s value engineering services will fully evaluate these major building systems and provide pricing information for each suitable alternative. Master Schedule After consulting with the Owner and the architect, D&J will submit a Preliminary Master Schedule, which will indicate work items of critical timing for design, construction and occupancy along with the key dates for major decisions by the project team. This Master Schedule will include projections for such procedures as design work, obtaining government permits, and the ordering of long lead items, if any. All team members are advised of their individual responsibilities to keep the project on time. Design Phase 80% potential cost savings are prior to start of construction. PHASE 1: PRE-CONSTRUCTION Our estimating staff will rely on both in-house historical data and their detailed knowledge of the market. This knowledge is also heavily relied on for package bids which conform to the skills and competitive bidding size of the local subcontractors. In addition, current estimating programs such as Expedition and others are also used to help develop and support the cost models. Project Budget As drawings and specifications are developed, we will refine and update the preliminary budget. Using all our pricing, current data resources and anything unique to the project, D&J will consolidate all data to provide a realistic construction budget. Budget Estimates D&J will assemble all known facts regarding the building program, current bidding climate, site conditions and historical costs. Considerable dialogue with the A/E disciplines will help define program concepts and quality levels for each system. Value Engineering D&J will provide systems analysis on all major building components for the project. Each building system is analyzed against the building parameters as defined for each project and recommendations are made for possible alternate schemes. Value Engineering is not synonymous with Cost Cutting, but a systematic procedure to evaluate design alternatives by functions, analyze cost/ value relationships Construction Planning D&J saves critical time anticipating construction planning early in the Design Phase of the project. Details concerning the project s work items, building systems and work schedule activities are addressed during the Design Phase. The availability of this information gives the field construction management team the earliest opportunity to implement orders for work item details and long-lead delivery purchases. Permits and Approvals D&J, if requested, will assist the Owner in obtaining approvals from local authorities as well as building permits and special permits other than those required to be obtained by the various trade contractors. We will also verify payment of application fees and assessments.

PHASE 1: PRE-CONSTRUCTION Construction Administration D&J is proud of its long standing reputation for satisfying clients. Throughout every stage of the Construction Phase, automated engineering systems monitoring assures us the capability of carrying out the requirements of the Schematics and Design Phases on time and within budget. Project Coordination Once work begins, the Owner, the architect, D&J and subcontractors will meet regularly to discuss job procedures, costs, and schedules. For the duration of the project, D&J will continue to coordinate these items to ensure quality construction and full value for costs. Project Supervision The superintendent is responsible for on-site management of day-to-day construction activities. Each project will have a superintendent assigned to monitor work of trade subcontractors for compliance to safety standards, labor relations, schedule, daily manpower needs, equipment cost and quality requirements. Onsite organization and lines of authority are established in order to ensure timely decisions pertaining to cost and schedule. Project Meetings D&J will schedule and conduct construction progress meetings to discuss matters relating to procedures, progress and scheduling. We will prepare and promptly distribute minutes of such meetings to all appropriate parties. Professional Consultant Services As required, D&J will make recommendations for retaining the services of consultants and will coordinate the services of any such consultants. Schedule Review The project Critical Path Method schedule will be updated and reissued to reflect project progress. Consideration and adjustments, as required, will be made to include activity sequences and durations, allocations of labor and materials, processing of shop drawings, product data, sample and delivery of products requiring long-lead time procurement. The CPM schedule will be further updated and regularly reissued to indicate current conditions and revisions required by actual experience. D&J will utilize Primavera SureTrak 3.0 Project Manager to maintain the CPM schedule throughout the duration of the project.

PHASE 2: CONSTRUCTION QUALITY ASSURANCE Through a program of stringent procedures implemented during the construction project, Dunlop & Johnston, Inc. has successfully raised the quality of our construction projects well above the industry standard and strives to continue this high level of commitment to quality. The main procedures implemented are: open communication during the design phase; shop drawing review; material confirmation; placement testing; and quality follow through. During the construction design phase constant communication and review with the architect and subcontractors helps set the quality and performance expectations to be achieved. Diligent review of shop drawings and submittals by all parties is a critical step to verify the materials to be used meet or exceed the needs of the project. Upon approval the onsite superintendent will verify all materials brought on site are in accordance with the approved submittals. During placements of the materials quality testing from outside sources are used for items such as concrete, steel, masonry, site work to assure proper handling and placing methods are utilized. Along with outside testing agencies all D&J employees are geared to keep a watchful eye out for any quality issues that may arise and address them immediately. If an issue with quality arises the matter is documented and corrected to meet the standards set by D&J. These issues are internally reviewed in order to gain an understanding where the process failed in order to correct the system and avoid future issues. Through this review process D&J has been able to reduce the quality related issues on projects as well as improve a projects overall time duration by avoiding quality related pitfalls. After Safety, Quality Assurance is the most important role every D&J Employee is responsible for each and every day. The company is geared around the quality of our work and ultimately the owner s satisfaction in the product delivered.

PHASE 2: CONSTRUCTION Reports and Records D&J will keep accurate and detailed written records of the project s progress during all stages of construction: submit written progress reports to the Owner including progress photographs, manpower analysis, schedule updates, financial status and critical items. D&J will maintain a detailed daily log of all events occurring on the job site or related to progress of the project.. Job Site Records, Contracts, Drawings and Manuals D&J will maintain at the job site, available to the Owner, current record of all contracts: including shop drawings, commercial and technical standards and specifications, and other related documents and revisions which arise out of the contract or the construction work. At the completion of the project, all record drawings, operating and maintenance manuals will be delivered to the Owner. Certification of Substantial and Final Completion As the work of each of the trade contractors approaches completion, D&J will prepare a list of incomplete items and a schedule for their completion. We will monitor progress and prepare for final inspection and issuance of the Certificate of Final Completion by the Architects. D&J will secure and transfer to the Owner required guarantees, affidavits, releases, bonds and waivers. We will also deliver all keys, manuals, record drawings and attic stock to the Owner. Primavera Contract Manager Primavera Contract Manager is the latest version of a leading contract management and project administration tool that D&J uses to ensure that the construction schedule that we have planned is executed successfully, on-time and on-budget. Primavera Contract Manager gives our project managers and job superintendents the peace of mind that all project information from contracts, changes, drawings, submittals, meeting minutes and correspondence is linked to critical issues and presented to the Owner on demand.

PHASE 3: POST CONSTRUCTION Post Construction Services are important after the completion of any project. Training programs, asbuilt drawings, certifications, safety programs/issues are offered and in most cases, mandatory at the end of and acceptance of the project. The Project Manager and the Project Superintendent or other D&J team members will identify the appropriate post construction services and be responsible for implementing or reviewing them at the completion of the project with the owner and representatives. Training & Occupancy Immediately prior to occupancy, D & J will certify the performance and testing of building systems to verify that they are operating in accordance with required criteria. Subsequently, a through training session will be scheduled for the any representative the Owner deems necessary. This meeting will serve to orient the Owner s staff with the building s systems. Proper maintenance and care of certain equipment will be discussed in detail. At this time, all closeout and record documents will be delivered to the Owner. These items, including but not limited to Certificates of Inspection and Occupancy, Operation and Maintenance Manuals, etc., will be combined in an easy-to-use format. To facilitate a smooth and effortless transition to the new facilities, D&J will offer all assistance necessary to the Owner. Warranty Period D&J will continue to monitor the project for a period of one year following occupancy in order to assist the Owner with any warranty questions and procedures. Additionally we will facilitate the performance of all warranty work to provide minimal disruption of the operations of the Owner.
