4 This case study will look into a commercial flooring installation from beginning to end. This is based on an actual project of 25,000 sf +/- where we will not identify any of the parties or its name and location. This project has been completed, and is currently in service. The Case Study This project incorporated three different architects/design firms, and the affect on Division 9 was substantial. Our goal is to describe the project process flow, and with that information, we will open the floor for questions of the panel.

6 The Process The original design intent was to provide mixed finishes throughout the public areas. As such, the cast slab was depressed to accommodate any finish. As the project progressed, floor finishes were selected Multiple finishes were selected, requiring different slab elevations.

8 The Process With selections such as these, the effect on the flooring contractor(s) was substantial. The selected wood finish was 3/8 (9mm) thick plus 40 mil underlayment and adhesive. The selected stone tile was ¾ (19mm) plus mortar. (aprox 1 (26mm)). We must remember the original slab was depressed approximately 3 and has an FF and CSP equivalent of 5 or 6 at best.
9 Now things are getting messy Now the finishes are selected, we must go back to the GC to determine the best solution for floor preparation. Looking back at Division 3 vs. Division 9, the cost of such prep drives the conversation. SLU vs. Topping slab?? What is in the budget to accommodate the finish selections?

14 From the specs Division 9 PART 3 EXECUTION 3.1 INSTALLATION - GENERAL A. Install tile, thresholds, and stair treads and grout in accordance with applicable requirements of ANSI A108.1a through ANSI A108.13, manufacturer's instructions, and TCNA (HB) recommendations. B. Lay tile to pattern indicated. Do not interrupt tile pattern through openings. C. Cut and fit tile to penetrations through tile, leaving sealant joint space. Form corners and bases neatly. Align floor joints.
15 The discussion between GC and subs The flooring contractor would prefer to complete the prep work in house. This will ensure control for the entire floor installation. The GC disagrees Can you imagine why?
16 Things To Consider At This Point Required warranties Systems integration between divisions UCC law The role of the manufacturer The role of the supplier(s) Construction schedules Financial penalties Other considerations
17 Change Order The final decision was to go back to the Concrete Contractor to install a topping slab in place of traditional mortar bed(s) or SLU. This was done in protest by the flooring contractor Enter the flooring suppliers and setting materials manufacturers

21 The next step was the owner to file a law suit against the Flooring Contractor, General Contractor, Suppliers of Tile and Installation Materials. The stone tile, and wood floor was replaced as a result of the defective topping slab installation. It was determined that all parties shared in the responsibility for the remedial work. Sooo how and why did we get here?

(ex. waterproofing, epoxy products, prep, Thinset vs Mud Set, crack suppressant membrane, etc.)
25 Response from: Patrick Conway of Baybrent Tile, NY Many specs mention anything and everything but don't tell you exactly what they want and where they want. Major issue when bidding projects. You figure something in the specs your competition didn't your number is high you lose the job. You don't figure something that is vague in the specs, you get the job and client expects X, Y,& Z that is mentioned in the specs among several other items. Then you lose money.

The constant revisions, addendums, bulletins, rebids, etc. We spend half our time sifting through s, downloading addendum drawings only to find out 95% of the time has nothing to do with our trade! Waste of time, time = money. Huge industry time waster not to mention how easy it could be to miss something on the millions of revisions they send out!
