1 Detached Garage Construction Information In order to issue a building permit for construction of a detached garage, the applicant must submit: Completed development and building permit applications Method of payment A copy of the site plan showing the size, shape and position of the proposed building on the lot 4 elevation views (north, south, east and west) Building cross section or completed Accessory Building form Roof truss information (optional, could be submitted later) Foundation requirements: o Any other foundation will require a structural engineered stamped drawing Detached Garage Permit Fees Development Permit $75.00 Building Permit $ Safety Codes Fee $4.50 Occupancy/Damage/Grading Fee $ (Refundable other than $25.00 admin fee) In addition to the above permits, the applicant may also require electrical & gas permits. These permits need to be submitted to IJD Inspections Ltd. They can be reached at or via website at

2 7.3 Detached Garages, Carports and Accessory Buildings Detached garage 1. A detached garage must not be connected to the principal building. 2. Garages that are connected by breezeways are considered an attached garage and deemed part of the principal building. 3. Garages that are less than 2.0m from the wall surface of the principal building to the wall surface of the garage, or less than 1.2m from eave to eave are deemed to be attached garages and must meet the setback requirements of the principal building. 4. Detached garage setbacks are specified in each zoning classification Maximum Building Height Maximum Wall Height a. As outlined in the district regulations 1. As determined by the maximum building height in the district regulations Exterior Finish 1. Detached Garages must have an exterior finish installed within one (1) year of the development permit consistent with materials that are similar to those commonly used in new residential construction. 2. The materials used for exterior finish must include materials approved for use as cladding, stucco, soffits or roofing under the Alberta Building Code under the appropriate application. 3. The exterior finish must be completed to a professional standard and complimentary to the appearance of the principal building. 4. Where roof slopes terminate within 1.0m of a property line they must be equipped with eaves troughs and downspouts. The downspouts must not terminate within 0.6m of a property line. 5. The grade away from the garage, measured perpendicular to a side property line, must not exceed 20% within 1.0m of the property line. 6. The side yard of a detached garage must be kept in a neat and tidy order and free of flammable debris.

3 Building Permit Requirements The following must be submitted with a Building Permit Application A Copy of the Development Permit Two sets of plans that include the following: A site plan that shows the size, shape and position of the proposed building on the lot of property. The distance from the building to the property lines, roads or streets and other buildings on the property must be shown on the site plan. A floor plan for each floor level that shows the size and use of all rooms and floor areas plus the floor joists, beams and column sizes and location. Elevation drawings of each face of the building. Each elevation must show the size and position of each opening (windows and doors) and the finished ground level. Cross section that describes, with dimensions, every part of the building that appears in the cross section. The foundation must be included in the cross section. Electrical information that shows the position of every light switch and electrical receptacle. Mechanical information that describes the heating and ventilating systems in the building. Professional involvement for construction methods that differ from what is prescribed in Part 9 (Housing and Small Buildings) of the Alberta Building Code must be designed by a professional engineer licensed to practice in Alberta. Some examples that require professional involvement are: Shallow foundations (foundations less than 1.2m below grade or less that frost penetration requires the seal and signature of an engineer on the plans). Pile and grade beam foundations (seal and signature of an engineer on the plans). Pile foundations (seal and signature of an engineer on the plans). Preserved wood foundations (seal and signature of an engineer or architect on the plans). Hydronic radiant floor heating systems (seal and signature of the engineer on the preengineered or custom engineered package). Timber framing, post and beam and archrib construction (seal and signature of an engineer or architect on the plans).
