The provision of a complete termite barrier will impede and discourage termite entry into buildings. It cannot prevent termite attack. Termites can still breach barriers but they can be detected more readily during routine inspections. TERMITE CONTROL AGENTS Modern termite control agents are designed as biologically degradable. Their effectiveness is limited by various environmental factors and focussed termite pressure. Consequently termites may break through treated soil barriers and cause some further damage. Some buildings make it impossible by their very design to apply control agents correctly. If your building is deemed by the Technician to be such a building then no free service period or guarantee of 100% success will be given. Regular inspections are very vital and must be carried out. TERMITES MAY BE TRAPPED IN THE BUILDING. Sometimes following the installation of a treated soil barrier the termites may be trapped in the building unable to return to ground. If there is sufficient moisture they can remain active for up to 12 months whilst they are less active when cut off from the nest they may still cause some further damage. Removing of all damage and termite workings is critical and must be carried out. This is the responsibility of the owner of the property and if not carried out will affect treatment and control so making any free service periods null and void. IF THE NEST IS IN THE BUILDING. In some rare cases the nest may be concealed, usually in a moist area within the building. It is difficult to determine this on initial treatment. In these cases the soil barrier will provide no protection and further damage may occur. NOTE. Some species are known to have nests under the slab, so therefore many times it is necessary to drill internally with perimeter treatments. This may be in selected areas or to whole of the slab floor. Other species can make nests in walls or roof cavities. REGULAR INSPECTIONS: Termite barriers do not kill termites, they only impede concealed and open entry sectors thus forcing the termites to show themselves and making them easier to find during regular inspections. The Australian Standard AS3660 recommends, regular competent inspections should be carried out at least on an annual basis, but more frequent inspections are strongly recommended. 3 Treatment One: Colony Control These measures may be sufficient to gain control of the colony currently attacking your property. If the nest cannot be directly located, which is usually the case, then it may take several months to alleviate the problem. During this period further damage may continue to occur. Even when successful, this option provides no ongoing protection to your property. Further attack can occur from new nests that may arise. Accordingly it is strongly recommended that you consider a protective treated soil barrier option as well.the benefit of this option, if used alone, is the reduced use of chemicals and the reduced cost of initial treatment. This is offset by the higher risk of control failure or reinfestation. More frequent inspections are recommended. We strongly recommend you must also select other treatments. CLIENT Inspection and Colony control measures COST ACCEPTS 1. Perform a thorough inspection in accordance with AS 3660 $ Yes 2. If termite activity is found, further control measures will be undertaken. 4 Treatment 2. External Treated Soil Barrier This treatment alone can only be considered if you have a home constructed on a solid concrete slab in good condition. Since the main route of entry for termites into such buildings is over the edge of the slab, entry into cavity of the walls,( be it block or brick veneer or other), following intrusions into the foundations and thence leading to the afore mentioned, this treatment is frequently sufficient to protect the property. The benefit is that it will save you the costs and disruption associated with creating a full treated soil barrier. However you must realise that if you choose this lower cost treatment it may not be sufficient. Further attack may still occur in which further treatment at your expense will be required Accessible (suspended) Subfloor Areas COST CLIENT ACCEPTS A. Where clearance is more than 500mm trench or scarify to create a vertical and horizontal barrier or treated zone around all substructure walls and piers with a minimum depth of 50mm below the top of the footings and a minimum width of 150mm. Termiticide will be applied in accordance with AS 3660 at a rate of 100 L per m3with the soil being backfilled. B. Where clearance is less then 500mm scarify to a depth of 50mm and create a horizontal barrier over the entire sub floor soil surface. (Access permitting) by applying termiticide at 5L per m2 as per AS 3660 External Soil Areas: C. Trench or scarify or loosen to a minimum 50mm below the top of the footing or desired greater depth along external walls. Apply termiticide and back fill as per AS 3660 at the rate of 100Lm3. Minimum depth of this barrier must not be less than 100mm. correct any overfill or rubble in these areas. One side front garden wall $ Yes D. Employment of a contractor to remove and/or replace pavers, and/or cut concrete and remove where required, in the areas that impede the correct application of termiticide. E. Where section D (above) has been carried out trench to a depth of 50mm below the top of the footings (minimum of 80mm) and apply termiticide while back filling as per AS 3660 at the rate of 100 L per m3. Correct any overfill or rubble in these areas Paths, Patios, Pavers And Steps. F. Drill holes in patios, veranda s, steps or paths as close as possible to the adjacent external walls of the structure at 150mm to a maximum of 300mm centres and inject termiticide at a rate of 1.5 L to 3.0 L per hole as per AS 3660 Holes will be sealed.. G. Grid pattern drill all patios, steps, verandahs and areas of in-filled concrete slabs. Inject with termite control agent to form a continuous horizontal and/or vertical barrier H. Drill through from sides of previous listed sections F & G (above) to apply termiticide (side wall inject) to the required areas without or in conjunction with drilling cement or tiled floor from above I. 5 Treatment 3. Internal Treated Soil Barrier This is always our strongly recommended section of treatment. It generally gives you a reasonable chance of success, remembering that termite colonies may well exist under the slab. It also creates a barrier for trapped termites trying to access water for continued attack after the treatment. Even if a nest is located in any other region internally or externally, the risk of further nests or sub nests is high in certain areas of the building. Removing of all damage and termite workings is critical and must be carried out. Concrete slab on ground fill Inside the Structure J. Drill holes along the internal edge of the slab not more than 150mm out from the wall at maximum spacing of 300mm Inject with termiticide at the rate of 3 L per hole as per AS Holes to be filled on completion COST CLIENT ACCEPTS K. Drill holes along the internal walls of the slab not more than 150mm out from the wall at maximum spacing of 300mm. Inject with termiticide at the rate of 3 L per hole as per AS Holes to be filled on completion L. Drill holes in a grid pattern over designated areas of the internal slab at maximum spacing of 300mm and inject termiticide at the rate of 3 L per hole to form a horizontal barrier. 7 Important Conditions concerning your Subterranean Termite Treatment 1. If during the course of the treatment program it is found that structural or environmental conditions prevent us performing any sections of the agreed Treatment Program then the free service period offered may have to be reviewed or the cost of your investment may have to be revised. The prices advised overleaf are valid for 30 days, after that we reserve the right to make revisions. 2. Warning. Where drilling and/or cutting is required through brick, concrete, timber or other surfaces no liability can be accepted should damage result to concealed services such as power, gas, water, etc. You should provide clear and accurate plans before commencement. You indemnify us against any costs that may arise from such possible damages. 3. All monies are due and payable upon invoice at the commencement of the treatment program. All free service periods are null and void unless payment has been received in full. 4. You will arrange for free access to the property. Any restrictions to access or delays in granting access may result in us revising the investment required for treatment. You will provide 240v AC 15 amp power supply within 30 meters of any areas to be drilled. 5. This proposal only applies to the treatment and application of a barrier to the structure(s) as detailed in this contract against attack by subterranean termites. It does not provide for protection against any other pests. In particular it does not include protection against "drywood termites", FAMILY: KALOTERMITIDAE. 6. In the event of subterranean termites returning within the service period, and upon notification by you, we will provide such services as detailed in that contract as accepted by you. Any free service is conditional upon you notifying us of any signs of termite infestation. Fences, gates, pergolas, and garden retaining walls are specifically excluded from the terms of any service period. However, any signs of activity in these areas or in any part of the property must always be reported to us within 7 days. 7. No responsibility is accepted, or warranty implied, for any timber damage that may occur as the result of past, current or future termite activity. 8. This Agreement may be extended at the end of the free service period, at our discretion, subject to you paying a further maintenance fee to be notified, and subject to our completing an inspection report and treatment proposal and you accepting our recommendations as notified in that report. Modern termite control agents are designed to be biodegradable therefore; the life of the barriers they provide is limited by various environmental factors. The barrier will need to be renewed when the normal life expectancy (related to diminishing residual strength of chemical over time and environmental factors) of this barrier is considered to have diminished and may not provide the level of protection as indicated on the product label. It is therefore imperative that you have regular, competent inspections by a licensed pest management firm (at least annually), and retreatments, as determined by those inspections. 9. You accept that this termite treatment program can be rendered ineffective due to you making building alterations, renovations, additions (including pergolas, awnings, verandahs, etc), introducing conducive materials, disturbing external gardens, pathways, etc adjacent to the areas protected and through establishing lawns &/or garden beds adjacent to the protected areas. (Such changes to the property are likely to breach the termite barrier). Where such changes occur you must contact us for further treatment advice. You must be careful and take precautions to ensure that you do not in any way damage the soil barrier created. 10. With a concrete slab on ground home it is important that you ensure the edge of the slab remains exposed and is not covered up by garden materials e.g. soil, pine bark or similar. Also ensure that air vents or weep holes are never blocked. 11. Do not use untreated timbers for garden beds or retaining walls, as they will attract termites. Remove such timbers. 12. Warning. Where drilling and or cutting is required through brick, concrete, timber or other surfaces no liability can be accepted for the resulting damage to floor tiles, carpet, any other floor coverings or to the brick, concrete, timber or other surfaces. 13. No liability or responsibility is accepted for termite entry to treated areas resulting from poor building design, or where the construction does not comply with AS and the Building Code of Australia. Examples of such situations include, but are not limited to, cracking of concrete slabs, inadequate waterproofing, covering weep holes, inadequate termite protection to service entry points through concrete slabs, and the failure to fully remove formwork timbers. Such faults may not be visible and as a result are not noted as limitations to the treatment. 14. It is not always possible to fully protect a structure from termite attack without major structural alterations. Alterations and additions prior to the treatment may make a complete barrier impossible to install. 15. The Termite Barrier formed using all recommendations previously supplied on your treatment proposal is a full perimeter. Partial barriers are restrictive in action and on going inspections are required. Further treatments may also be required. No warranty or free service period can be given where partial treatments have been installed. Limitations that apply to the above installation are:.
