1 CITY OF AURORA OHIO Architectural Board of Review Meeting Minutes December 14, 2017 The Architectural Board of Review met in a scheduled meeting on Thursday, December 14, 2017, in Council Chambers of City Hall. Vice Chairman Lauren Broderick called the meeting to order at 6:30 p.m. ROLL CALL: Present: Absent: Also Present: Lauren Broderick, Vice Chairman Melissa Coleman Keith C. Packard Nathan Barrett, Chairman Thomas Shrout Meredith Davis, Asst. Director of Planning, Zoning, & Building Division Marie Lawrie, Secretary AMENDMENTS TO AGENDA: To consider Payne & Payne Builders, 462 Club Dr West S/L 310 and Art & Spirits, 14 New Hudson Rd, Wall Sign before the Ryan Homes projects Ms. Coleman moved; Mr. Packard seconded and the motion carried unanimously, on a voice vote. OATH OF OFFICE: Ms. Broderick administered the oath to all those in attendance who wished to speak during the meeting. APPROVAL OF MINUTES: To adopt the minutes of the October 26, 2017 meeting, as submitted Mr. Packard moved; Ms. Coleman seconded and the motion carried 3-0, on a roll call vote.
2 City of Aurora Meeting Minutes OLD BUSINESS: DENNIS O FIARA 409 MILLPOND RD GARAGE ADDITION REVISION Dennis O Fiara, homeowner was on hand to explain the revision. He explained that there was no connection on the original plans to connect the second story bedroom to the second story garage space. The revision shows the attachment. The shed roof over the garage doors and the roof over the front porch have been changed from shingles to copper metal roof. The vinyl siding of the home was no longer available. The siding on the addition will be cedar siding to match the pitch of the vinyl and painted to match the existing home. The pine paneling of the front porch will be painted a lighter gray color to compliment but not match the main house color. To approve the plans, as revised Ms. Coleman moved; Mr. Packard seconded and the motion carried, 3-0, on a roll call vote. Ms. Coleman, Mr. Packard, Ms. Broderick NEW BUSINESS: NEW CREATION BUILDERS 1104 LLOYD AVE DETACHED GARAGE Diane Bija, of New Creation Builders was on hand to explain the application. She was proposing to demolish the existing single car garage and breezeway and erect a detached 2-car garage on the property. The plans show a 16 foot front-facing overhead door and a left side elevation man door. There was a question about the site plan. The contractor stated that the new garage would be erected in the same location that the existing garage is located. It was determined that it would not be 15 feet from the house if erected where Ms. Bija indicated and would need a variance to be permitted. Ms. Bija stated that she was wrong about where she intended to erect the detached garage and that it would be erected to the right of the current location and would be certain to construct it 15 feet from the dwelling. Ms. Davis stated that the job site would be field measured for verification. If it was found inaccurate, the applicant would be required to apply for a variance. Ms. Bija agreed to this arrangement. To approve the plans, as submitted
3 City of Aurora Meeting Minutes LAWRENCE HODSON 835 MUSTANG PASS BARN ADDITION Lawrence Hodson, homeowner was in attendance to answer questions. He explained that he needed more room in his barn and would be adding a 542 square foot addition. The barn was constructed 9 years ago and the addition will match including red tongue and groove siding and a green metal roof. The trim will be white. This project will need a variance for total square footage before the project can be permitted. To approve the plans, as submitted RYAN HOMES 22 RON LN S/L 17 CONDO project. They were seeking approval to erect a 3,415 square foot, 1-story elevation B Pisa Torre model home within the Sheffield Estates section of the Lakes of Aurora subdivision. This is the last lot to be developed in this section. This unit will feature a 2- car front-load garage with a carriage-style door, and a great room. The project was reviewed for Residential Guidelines. Plans show 1 set of front elevation shutters. Window grids are planned for all elevations and stone wraps in compliance. It was determined that there needed to be an additional window added to the right elevation dining area aligned with the man door on the opposite wall. The builder agreed to this change. This unit, as presented did not pass similarity comparison. There was a discussion about what might be changed to help this unit be substantially different from others within the comparison area. The builder agreed to speak with the homeowner about changing the stone choice and the coordinating door and shutter colors. A white or gray palate was suggested. The new choice will be ed along with sub lots 16 and 18 for review by the members. Colors and materials as submitted and noted on the plans included Sandy Tan siding, and Aspen Buckeye Ledgestone. To approve the plans, PENDING a change in stone and coordinating door and shutters colors that allow it to pass similarity comparison and with the addition of a 3052 window in the dining area on the opposite wall of the man door RYAN HOMES 980 WARBLER WAY S/L 18 SINGLE FAMILY RESIDENCE project. They were seeking approval to erect a 4,154 square foot, 1-story elevation K Brentwood model home within the Forest Ridge subdivision. This unit will feature a 2-
4 City of Aurora Meeting Minutes car front-load garage with a carriage-style door, rear elevation sitting room, and a finished basement. The project was reviewed for Residential Guidelines. Plans show no shutters and no fireplace. Window grids are planned for all elevations and stone wraps were reviewed. It was determined that there needed to be a 2 foot, full height brick return on the front elevation garage right side which will transition to water table height back to the front entrance wall. The builder agreed to this change. This unit passed similarity comparison. Colors and materials as submitted and noted on the plans included Stone Mountain Clay siding, Sandy Tan shake, and Sugar Creek brick. To approve the plans, adding a 2 foot full height stone return on the right side of the garage transitioning to water table height back to the entrance wall RYAN HOME 170 LAKELAND WAY S/L 8 SINGLE FAMILY RESIDENCE project. They were seeking approval to erect a 4,585 square foot, 1-story, elevation C Castleton model house within the Forest Ridge subdivision This unit will feature a 2-car front-load garage, and rear elevation sunroom with a corner fireplace. The unit was reviewed for Residential Guidelines. Shutters are planned for the front and side elevations. Window grids are planned for all sides. The stone wraps were compliant. This unit passed similarity comparison. There was a conversation about adding a shutter to the left side elevation bathroom window. It must be either vented out the rear elevation or through the roof with a stone clad chimney. Colors and materials were presented as Sagebrook siding, Island Pearl shake, and Aspen Buckeye stone. To approve the plans, with the shutters added to the left side elevation bathroom window RYAN HOME 200 LAKELAND WAY S/L 11 SINGLE FAMILY RESIDENCE project. They were seeking approval to erect a 4,148 square foot, 1-story, elevation C Castleton model house within the Forest Ridge subdivision. This unit will feature a 2- car front-load garage, and rear elevation sunroom with a corner fireplace. The unit was reviewed for Residential Guidelines. Shutters are planned for the front and side elevations. Window grids are planned for all sides. The stone wraps were compliant. This unit passed similarity comparison. There was a conversation about venting the corner fireplace. It must be either vented out the rear elevation or through the roof with

They were seeking approval to erect a 4,948 square foot, 1-story, elevation B Castleton model house within the Forest Ridge subdivision. This unit will feature a 2- car front-load garage with a carriage-style door, and rear elevation sunroom. The unit was reviewed for Residential Guidelines. Shutters are planned for the front and side elevations. Window grids are planned for all sides. The stone wraps were reviewed and compliant. There was a conversation about venting the fireplace. It must be either vented out the rear elevation or through the roof with a stone clad chimney. Colors and materials were presented as Wedgewood siding, and Dakota ledgestone. This unit did not pass similarity comparison. It was stated that a change in stone may help this unit pass the similarity comparison. The builder will discuss a change with the homeowner. He will resubmit this change, along with the finishes for sub lot 69 and sub lot 70 for comparison. Approval for this home with is considered PENDING until the unit passes comparison. To approve the plans, PENDING a change in finishes that allows the unit to pass similarity comparison and erected with a stone clad chimney RYAN HOMES 300 LAKELAND WAY S/L 30 SINGLE FAMILY RESIDENCE project. They were seeking approval to erect a 4,154 square foot, 1-story elevation B Brentwood model home within the Forest Ridge subdivision. This unit will feature a 2- car front-load garage with a carriage-style door, and a walk-out basement with media room. The project was reviewed for Residential Guidelines. Plans show no shutters and no fireplace. Window grids are planned for all elevations and stone wraps were reviewed. It was determined that there needed to be a 2 foot, full height brick return on the front elevation bedroom #2, left side which will transition to water table height back to the front entrance wall. The builder agreed to this change. This unit passed similarity comparison. Colors and materials as submitted and noted on the plans included

To approve the plans, adding a 2 foot full height stone return on the left side of bedroom #2, transitioning to water table height back to the entrance wall Ms. Coleman moved; Ms. Broderick seconded and the motion carried, 3-0, on a roll call vote. Ms. Coleman, Ms. Broderick, Mr. Packard PAYNE & PAYNE 462 CLUB DR W SINGLE FAMILY RESIDENCE William Payne of Payne & Payne Builders was present at the meeting. They were seeking approval to construct a 3,408 square foot, 2-story French country-style custom home within the Barrington subdivision. This unit will feature a 1-car and a 2-car sideload garage, basement craft room, and a rear elevation sunroom. This project was reviewed for Residential Guidelines. Cottage shutters are planned for the front elevation only of this home. Window grids will be installed on all elevations. There was a conversation about venting the fireplace. The unit should be either vented through the rear elevation or through the roof with a stone clad chimney. This unit passed similarity comparison. Colors and materials were presented and noted on the plans including Cobblestone Hardi siding, and White Oak ledgestone. To approve the plans, with the fireplace vented out the rear elevation or through the roof with a stone clad chimney Ms. Broderick moved; Mr. Packard seconded and the motion carried, 3-0, on a roll call vote. Ms. Broderick, Mr. Packard, Ms. Coleman ART & SPIRITS 14 NEW HUDSON RD WALL SIGN Dianna Abdoo, of Art & Spirits was in attendance. She was seeking approval for a sign for her new business in the plaza on New Hudson Road. The sign will be a 15 x 125, 13 square foot wall sign. It will be made of black plastic formed letters. The letters of the sign will be mounted separately. Colors were stated as black and white. She tried to match the font as close to the other signs in the plaza as possible. All other existing signs are black as well. There is a light fixture in place above where the sign will be mounted. The sign will be centered in the gable of the building. To approve the plans, as submitted
7 City of Aurora Meeting Minutes MISCELLANEOUS: Ryan Homes Chimney Vent A photograph of a chimney in the Forest Ridge subdivision was viewed by the board members. This chimney was stone clad with a vent pipe projecting upwards. Phil Wendzicki, of Ryan Homes explained that the manufacturer s instructions called for the exhaust pipe to be installed 18 inches above the plywood for safety reasons. The members felt that the look of this vent was defeating the purpose of asking for the stone/brick clad chimney. The builder mentioned that all the chimneys erected in this subdivision are on the rear portion of the roof and not seen from the right of way. Nate Barrett Resigns Mr. Barrett announced after the November meeting that he would not be available for another term as a board member and that the November meeting would be his last meeting. Members made comment about the important contribution that Mr. Barrett has made to the Architectural Board of Review. Members stated that they were appreciative of the leadership Mr. Barrett provided.
