2 ABRACADABRA is a three year long European Project i m p l e m e n t i n g a cost effective, strategy, involving eleven European Countries. COORDINATOR UNIVERSITY OF BOLOGNA PARTNERS ABRACADABRA aims and demonstrating to key the attractiveness of a new renovation strategy based on volumetric Add-Ons and Renewables (AdoRes) intended a set of assistant buildings unit(s) i.e. aside/on top/façade additions, or even entire new building construction that adopt the existing buildings (the assisted buildings) to achieve nearly WITH Zero ZERO Energy. URBAN SPRAWL The creation of these new Assistant Buildings Additions integrated with Renewable Energy Sources aims at reducing the initial investment allocated for the deep renovation of the existing building creating an up-grading synergy between The EU Framework old and new. 6 (Pay back times of the investments range widely) a variation between 5-6 up to years can be observed as a function of the different hypothesised scenarios ---for nzebs up to 40 years---
7 The actual investment gap in the deep renovation sector is due to the fact that high investments are required up-front and they are generally characterized by a high degree of risk, by long payback times and by the general invisibility of the energy benefit..
8 And the problem asks for solutions The estimated costs of energy retrofit options indicate the need for additional tools and measures to be developed at social, legislative and market level, to counterbalance the large pay-back times of EE measures aimed at achieving nzebs in existing buildings.

10 Renovation rate in 2016? Yet currently the renovation rate in the construction sector is still 1,4%. It is a market that involves only in Italy over 11 million buildings
11 New construction rate in 2016? In 2016 the new construction rate accounted for more than 2% of the existing building stock in Europe

30 TECHNICAL AND CONSTRUCTION COMPANIES there is a lack of confidence on technical feasibility of AdoREs (load bearing of buildings, which were not conceived for these additional volumes)
31 yet AdoREs may assume different configurations, depending on buildings type, structural conditions and urban capacity (aside or façade addition, or entire new buildings -the assisted buildings-)..
32 PUBLIC AND TERRITORIAL BODIES current regulatory environment often does not permit these kinds of interventions. Yet, in some countries public-private agreements and legislative rules have been introduced to incentivize the private market uptake of deep renovation
