2 Local economy and community Community masterplanning Social inclusion Economic Concept masterplan exhibition BeOnSite trainee Local Latin American business community Introduction For every project Lend Lease prepares a Community Development Plan which aims to respond to the socio-economic needs established through consultation, so that the opportunities associated with regeneration can be experienced by those living close to the. We do this because it makes for a more successful project as we understand the more local people are involved, the more they contribute to its success by working with us to achieve the best possible and long term benefits to the local economy. The premise of the delivery of a Lend Lease Community Development Plan is that we seek to work with existing community partners to maximise access to the opportunities our s bring. Lend Lease sees itself as a facilitator and enabler, allowing those partners with the appropriate expertise to occupy the identified gaps in local provision with the support of Lend Lease Our aims are to: Act as a catalyst for local economic growth Provide opportunities for individuals to become economically active Embed the into the community by bringing the new and existing residents together through a variety of activities which help foster a sense of place Identify community groups or organisations which could potentially have the capability to manage community facilities / temporary uses Ongoing Community Engagement We will continue to engage with the community throughout the process regarding the emerging designs, awareness-raising about the and opportunities, and regular updates on progress. Local Employment & Training Lend Lease has a long track record in the area of Training and Employment. We have an established not-for-profit organisation, BeOnsite, which specialises in linking emerging job opportunities associated with our s to those local individuals seeking employment and helping those furthest from the labour market with multiple barriers to employment. BeOnsite has recently located to the Hub on Walworth Road and is actively building relationships with potential partners such as Southwark Works, the College and the University so that once the project goes live, they are ready to begin delivery. We are hoping that the interim use of the Phase 1 site for training and will also provide further opportunities for local residents. Local Business & Economic Development There are a number of established local business organisations, and we seek to work with these to ensure local businesses are in a position to take up opportunities associated with regeneration. Interim uses on the site are a great way to begin to open up these opportunities sooner rather than later. There will also be many contract opportunities available for construction contracts and beyond so we will work proactively with local businesses to help them access these opportunities. The itself is expected to have a positive impact on the local economy through: Enhanced provision of shops and services for the local area, totalling between 10,000 16,650 sqm. Over 72M additional annual turnover in the town centre generated through new shops, restaurants and cafes. New residents will generate up to 34M of additional spend that will be spent in new and existing shops and services in the area. New affordable shopping units for independent and/or local businesses. Existing shops and businesses likely to benefit through increased local spending.

Supplying More Efficiently Capture heat lost through electricity generation by providing Combined Heat & Power plant onsite Supply of energy becomes up to 40% more efficient than conventional grid heat and electricity Potential to connect up buildings in the wider Elephant & Castle area Renewable Sources The is aiming to achieve a reduction in CO 2 of 20% through the use of renewable energy sources. The current strategy is that this will be sourced from Biomethane generated offsite. This is a relatively new technology which outperforms other options in terms of carbon reduction. We are currently investigating the feasibility of this further. This is gas generated from sewage, waste or crops and can be fed in to the existing gas network. This clean supply of gas eliminates the need for additional vehicle movements (which Biomass renewable solutions require) Future proofed solutions to enable flexibility to take advantage of other fuel sources and emerging technologies

Design that encourages more people to cycle and reduce the reliance on the private vehicle: A new North South cycle route to tie in with the existing local provision Improvements to the Elephant Road cycle and pedestrian link Improvements to the cycle facilities in the area Over 3,000 cycle spaces provided in the Safe and secure cycle spaces including spaces both in the public realm and within the plots New cycle hire stations Enhancements to existing public transport provision: Easily accessible real-time public transport information displays New bus stops on Heygate Street Engaging with TFL and Network Rail on the improvements to the local strategic Parking provision that is flexible to changing needs over time: Maximum provision of 616 car parking spaces to include residential, commercial, retail and visitor uses. A minimum 10% of spaces designed for disabled use Car club spaces which will be allocated as demand requires 20% of spaces with electric car charging points, and a further 20% equipped to be easily converted to electric in future Electric car charge points in public realm In plot car parking spaces located in secure and covered areas Green Travel Plan We are also preparing a Green Travel Plan to ensure the implementation of a long-term shift towards more sustainable modes of transport. The travel plan will be implemented by a travel plan coordinator and will be monitored throughout the. Initiatives being proposed: Dissemination of public transport information to all residents and workers in the through the welcome pack Real time information displays on the ground floors of each plot Bike user groups to be established and coordinated with Southwark Cyclists Bike maintenance facilities including a local bike shop / café Flexibility in the car parking provision to convert to additional car club spaces and cycling provision in line with growing demand Walking to school initiatives such as walking bus Legible London signage to enable easy navigation to local areas
5 C40, in partnership with CCI Climate Positive Development Programme Climate Positive Development Programme projects around the world, as of January 1, 2012 Balance sheet framework In May 2009, C40* in partnership with the Clinton Climate Initiative and the US Green Building Council, launched a new programme, called the Climate Positive Development Programme (CPDP), to support the of largescale urban projects to demonstrate that cities can grow in ways that are Climate Positive. The Elephant and Castle Regeneration Area (comprising Heygate masterplan and phase one) is one of around 16 world-wide city projects signed up to the Climate Positive Development Programme. This network of projects is committed to creating communities that prove that urban areas can grow while reducing their onsite greenhouse gas emissions impact and offsetting the remainder through projects that abate emissions in the surrounding community. The projects are important for showing what is possible, identifying critical collaborations between developers and their city government counterparts, and creating a case for holistic planning and that both improves the local environment, creates jobs and improves local quality of life. Lend Lease take full advantage of the Climate Positive Development Network by sharing with and learning from other projects and the C40 Cities who are implementing sustainable practices in ambitious ways. The Climate Positive Development Network recognizes that Lend Lease s in Elephant & Castle represents an ambitious statement of corporate commitment to strive for true excellence in sustainability. Our Memorandum of Understanding with Lend Lease is affirmation of the belief that they have the resources, commitment and governmental and public support to be able to achieve our shared aspirations.
