4 Site Planning Consider the following impacts your building or home will have on a site: Site selection What will the impacts be to the local ecosystems? Near access to local transportation, bike lanes, etc.? What amenities are close to the project site? Landscaping Are the plants on the SAWS WaterSaver Landscape Plant List? Are you keeping turf grass to a minimum and if grass is used is it a prairie mix, bermuda, buffalo, or zoysia varieties? Are you conserving existing habitats? Hardscapes Reduce stormwater runoff from leaving the site by designing the site to have minimal impermeable surfaces. Use reflective hardscapes like concrete versus asphalt Provide covered parking on areas where asphalt is used Install the minimum parking requirement by building code Hardscapes Light Pollution Only use down-lighting for exterior lighting Install motion-sensors for exterior lighting to reduce the usage of lighting at night Design lighting, so that the lighting does not leave the project site s perimeter

5 Water Conservation Take the following water conservation strategies into account: Id Indoors Toilets - average flush rate of 1.28 gallons per flush or less Faucets average flow-rate of 1.5 gallons per minute or less Showerheads average flow-rate Consider the using the new EPA WaterSense program that has approved list of water saving fixtures that include testing of performance of the fixtures For retrofits utilize SAWS rebate programs Landscape Irrigation Consider using plants from the SAWS WaterSavers plant list to reduce irrigation needs Rainwater collection will reduce the need for potable water use for irrigation needs Tap-into the SAWS recycled water line for irrigation needs, if your project is in the vicinity of the water line Process Water Reduction Use Tier 1 Clothes waters ( Prerinse spray valves 1.4 gallons per minute or less Ice machines - Use no water-cooled machines Machines with >175 lbs./day must use 20 gallons/100 lbs. or less Machines with < 175 lbs./day must use 30 gallons/100 lbs. or less

6 Energy Conservation Take the following energy conservation strategies into account: Lighting Design the space to maximize daylighting to reduce the lighting loads Use CFL s instead of incandescent fixtures Install motion sensors for lighting where ever possible Install daylighting sensors that will allow the light-levels to be adjusted Install solar tubes Building systems Install and ENERGY STAR roof Install spray-foam insulation versus batt-insulation Install HVAC ducts in conditioned space Install HVAC systems that are 15% more efficient than ASHRAE for commercial buildings Install HVAC systems that are 16 SEER for residential projects Install insulation with the equivalent rating of R-19 on walls and R-30 on ceiling ENERGY STAR certified building or home Install systems that are at least 15% more efficient than current building code Hot water heaters options: Tankless hot water heater Solar hot water heater ENERGY STAR rated hot water heater Insure that the hot water heater no more than 25 feet from all fixtures, and if not, install a hot-water-on-demand systems to compensate for the long distance from fixtures

7 Materials Conservation Take the following materials conservation strategies into account: #1 REUSE AN EXISTING BUILDING Waste Management During and After Construction - Recycling Utilize materials that have high amounts of recycled content. Examples of such materials: Roofing Carpet Tile Gypsum board Concrete with fly-ash content Insulation Steel MDF Wood doors with a core Ceiling tiles Laminate materials Particlebaord Utilize materials that are manufactured and extracted locally Install sustainable harvested woods Utilize materials that are rapidly renewable such as: Cotton Batt insulation Bamboo products Wheat, Straw, or Linseed-based products Cork or natural rubber products

8 Indoor Environmental Quality Take the following indoor environmental strategies into account: Consider acoustical performance of each room Install at a minimum a MERV 8 filter or better Cover HVAC ducts during construction and protect absorptive materials until being installed from moisture and dust Use low VOC adhesives, sealants, paints, and coatings Use no-added urea-formaldehyde composite woods and laminating adhesives When installing carpet install Green Label Plus carpet and consider carpet tiles Provide controllability of lighting g for each end-user Provide views to the outside for all occupants, if possible Provide as much daylight as possible to reach most spaces in your building Survey your occupants after occupied for several months to measure their satisfaction with the level of comfort in their space

21 City of San Antonio Incentive Scorecard The San Antonio City provides incentives to encourage business and residential development in specific targeted areas such as: New development or redevelopment of property Restoration or rehabilitation of historic/heritage Neighborhood and downtown revitalization New business development in targeted industries Affordable and market-rate housing Incentives include: tax incentives, fee incentives, financing, regulatory reductions, and workforce development assistance. 23 City of San Antonio Incentive Scorecard The Incentive Scorecard System offers incentives through h reductions, waivers or rebates of fees for the following: Street and sidewalk closures Preliminary Plan Review/Plan Review by Appointment Plan Review and Building Permits San Antonio Water System Water & Sewer Impact Fees Projects can receive points for the following Green Building Programs and Practices: Commercial Projects LEED Certified Building Certified (20 pts.) Silver or Above (30 pts.) Residential Projects LEED for Homes - Any Certification (30 pts.) Build San Antonio Green Certified (15 pts.) To qualify for any waivers / reductions through the Incentive Scorecard a project must score at least 60 points. Projects can receive up to 100% waiver on both commercial or residential depending on the project score. The only cap is on the SAWS Water and Sewer Impact Fee, which h is capped at $100, for a subdivision, a multi-family apartment project, or a large mixed-use commercial and residential phased project only. This does not apply to commercial projects.

26 SAWS Large Scale Retrofit Program A business will receive a rebate of up to 50% of the installed cost of new watersaving equipment. Rebate Determination: The rebate, for up to one-half of the installed cost, is determined by the actual water savings, the life of the equipment, and the installed cost. The following are examples of equipment changes eligible for a rebate are: Replacement of water-cooled equipment with new air-cooled equipment Process water reclamation systems Air conditioning condensate capture and reuse Elimination of water Intensive phases of industrial processes Cooling Tower modifications Industrial laundry equipment upgrades Improvements in cleaning processes Source:

29 CPS Energy Conservation Rebates The 2009 Commercial Rebate Budget is currently under review. The current facts available about the up-coming 2009 rebate program are: Retrofit equipment energy measures must exceed current local, state, and federal minimum i efficiency i standards. d In all cases, equipment must meet local codes and permits for rebates to be granted. Rebates are typically available for large retrofits for: Lighting Roofing HVAC There will also be rebates available for: Photovoltaic (PV) installations High efficiency motors Window coatings Source:
