1 5 BOMA BESt National Green Building Report EXECUTIVE SUMMARY
2 CREATING A SUSTAINABLE ENVIRONMENT, ONE BUILDING AT A TIME. BOMA BESt : By the Industry. For the Industry. BOMA BESt is an environmental certification process created by the Building Owners and Managers Association (BOMA) for existing buildings. Developed by the industry, for the industry, BOMA BESt meets the market demand for an accessible, affordable, easy-to-use green building rating system for all buildings, regardless of size or class. BOMA Canada is committed to sharing the data collected through the BOMA BESt program to improve the environmental performance of Canada s existing buildings. BOMA BESt empowers building owners and operators to continually learn about best management practices and encourages them to continually progress towards achieving higher performance buildings that contribute to healthy, sustainable communities throughout Canada. Four levels of certification are available to assess performance, from Level where all 4 BESt Practices are met to Level 4 where the building has met all BESt Practices and has achieved a score of over 9%. These buildings are high performers with low energy consumption, best-in-class management, and often combining new technologies with industry leadership. The National Green Building Report: What Gets Measured Gets Managed The 5 National Green Building Report (NGBR) celebrates and details the 56 buildings that achieved BOMA BESt certification between January st and December 3 st, 4. The Executive Summary provides the Key Findings and Recommendations from the complete analysis available in the Full Report. The complete 5 NGBR details industry trends and performance results across all asset classes and includes special features on some of our top property managers. It is available for download on the BOMA BESt website.
3 KEY FINDINGS AND RECOMMENDATIONS Total certifications on the rise since 5 Since the BOMA BESt program launched in 5, the overall number of buildings certified has continued to grow steadily. FIGURE 5: NUMBER OF 4 BOMA BESt CERTIFIED BUILDINGS, BY ASSET CLASS AND LEVEL ACHIEVED The 4 group represents the second highest number of certifications achieved in any one year since the program started. More than half of all 4 certifications are located in Ontario and Quebec, notably in the Toronto, Ottawa and Montreal areas. Health Care Offices continue to comprise the biggest asset class in the BOMA BESt program, representing 65% of the certified buildings. 4 sees increase in Level, 3 and 4 certified buildings The level of certification pursued has increased in five out of six asset classes. The percentage of buildings achieving a Level -4 certification increased to 7%, compared to 58% in 3. MURB Open Air Retail In the Light Industrial, Open Air Retail and Multi-Unit Residential Building (MURB) asset classes, the majority of the certifications achieved in 4 were Level, the same as in 3. Launched in late summer 4, the Health Care assessment module had five buildings certified at Level or higher. These buildings opted to pursue higher targets instead of BEST Practice compliance. RECERTIFICATION (LEVEL -4) 4 Had No Change Number of Buildings Buildings Decreased EUI Buildings Increased EUI More Change in EUI (ekwh/ft²/yr) Buildings perform better at recertification The 4 results suggest that implementation of the BOMA BESt program helps building managers improve their performance and reduce their environmental impact over time. In 4, 57% of the certified buildings (3 of 56) were recertifications, up from 39% in 3. Overall, % of all buildings that recertified (Level to 4) obtained a higher certification level. Level -4 recertified buildings had an average reduction in energy consumption or energy use intensity (EUI) of.9ekwh/ft /yr. Level 3 and 4 certified buildings tended to maintain their level of certification when recertifying. A number of Level buildings (representing % of overall buildings) dropped down to Level on recertification. The energy consumption of Level -4 recertified buildings reduced by an average of.9ekwh/ft /yr. Scores are trending around 78% In 4, the average Overall BOMA BESt score was 78.5%, virtually the same as in 3 (78.6%). Average energy use intensity shows a declining trend over the years. This implies that while important, reducing energy consumption isn t the only factor that drives building performance. 5 Energy scores up, consumption down Across the Energy category, scores were fairly consistent between asset classes, around 68%. Consumption for Office buildings was slightly higher in 4 than in 3, but the overall trend shows a decline of over 5% in energy use intensity since 8. In the Office building asset class, consumption correlates with the average water scores achieved: for the most part, low water use intensity results in higher scores. Waste diversion rates holding steady Performance in the Waste Reduction and Site category was fairly consistent across asset classes, with the average score being 76.%. The spread between lowest and highest waste diversion rates across all asset classes has been consistent over the last three years suggesting no noticeable change in the industry s waste management practices. The number of buildings with diversion rates in the above 9% category is comparable to 3. 7 Open Air Retail leads slightly in reducing emissions and effluents Open Air Retail performed the best with an average score of 9.% compared to the 88.6% overall average. Indoor Environment scores holding steady 4 scores came close to 3 s achievements, with only a slight overall decline of.%. Enclosed Shopping Centres scored highest, at 88.8% compared to Light Industrial buildings which came in lowest at 77.6%. However, only five Enclosed Shopping Centres certified in 4. Certified buildings score highest for environmental management systems The 4 average score in this category was 96.5%. All scores are more or less equal across the regions in the respective asset classes. To improve building performance, consider adopting these industry best practices which target both building operations and equipment upgrades: Energy: Practice continuous commissioning Install condensing boilers and/or boilers with low NO x emission rates Recover exhaust air heat Install variable speed drives on pump systems Water: Replace toilets and urinals with low-flow models Sub-meter evaporative cooling towers Automate irrigation systems More: Regularly monitor waste volume Compost organic waste Install refrigerant leak detectors Suggest space layouts to provide occupants with outside views from their workstations Install permanent carbon dioxide monitoring devices Adjust lighting levels to conform to IESNA standards Conduct a tenant satisfaction survey
