1 Commercial Custom Office Solution Building: Overview To meet the energy demands of a commercial office building, a full-featured energy management solution is needed. A custom energy management system can be implemented using the versatile and reliable H I Solutions and other control devices. The goal is to create a building automation solution that streamlines operation, reduces maintenance costs, protects equipment, creates energy savings, and remotely manages and monitors each commercial building. Operations Building Startup/Shutdown In every office building, the building control system is able to begin staging equipment before employees arrive in the morning. Based on a schedule, each building is taken out of total darkness mode and the central plant begins operation to distribute hot and cold water to chillers or rooftop HVAC units. Beginning with common areas, each section of the building can then be prepared for occupation. The Field Commander ensures that each zone is started in a staggered fashion so as to prevent spikes in energy demand so that lower utility rates may be negotiated with local utilities. When building security is disabled in the morning as the first employees arrive, the Field Commander system begins turning on lights throughout the building. Other HVAC equipment is brought online in a staggered fashion before the employees arrive. During this period the building is re-circulating interior air. As more employees begin arriving the building shifts into Make-Up-Air operation to begin circulating the required minimum amount of outside air. At the end of the day, the building is shut down in similar fashion, often zone by zone as activities allow. Eventually the building returns to total darkness mode after all employees and cleaning staff have left for the day.
2 Preventative Maintenance The system is able to keep track of equipment under control and schedule regular maintenance such as fan belt and filter replacements with regional maintenance as necessary. Even equipment performance such as cooling levels can be monitored. Scheduling A central office can maintain schedules remotely. Local override can be available through a variety of methods including local PC, Internet access, local key switch, security system arm status, motion detection, access keypad, telephone override, and thermostat. Changes to building schedules are typically handled by calling the central energy management office where a technician can make the change. Automated workflow systems can be integrated as well. Emergency Conditions Emergency conditions such as fire detect, security breach, utility failure, and equipment failure are reported automatically to the central maintenance office. Each condition arrives with a description of what pre-determined action should be taken by the maintenance staff. Enterprise Management Each building can be monitored and controlled from a central location. This central office handles all regular maintenance, scheduling, and emergency conditions transparently. This office collects trend data from control points in each building. Equipment runtimes, temperature values, meter pulse counts, and other data are collected every night and stored in a database. This database can then be used to generate special reports that allow maintenance personnel to analyze energy usage, equipment performance, and environmental conditions for each building. Features Intelligent Temperature Control The system supports PID (Proportional-Integral- Differential) temperature control. Existing temperature sensors can be used. Both occupied an unoccupied setpoints can be employed. Load Shedding The second stage of cooling can be shed when it is not needed and during times of peak demand, allowing better rates to be negotiated with local utilities. Lighting Control Both interior and exterior lighting systems can be controlled with the system. For external systems a photocell can be integrated to allow predetermined schedules to be overridden by the exterior light level. Lighting can be controlled by zone within each building. Meter Monitoring Electric consumption and demand are monitored and reported back to the regional office. This data can be analyzed to determine if usage is out of the ordinary so that steps can be taken quickly to fix any problems before they become expensive. Water and Natural Gas service can also be monitored for service, consumption, and demand.
3 Enterprise Workflow Management Preventative maintenance can be managed through collection of equipment runtimes. This information can trigger messages to suggest filter and fan belt replacements. Also, cooling performance can be analyzed to determine if cooling equipment is near failure. Equipment failures trigger automatic notification of maintenance personnel via pager or . Economizer Features Enthalpy can be calculated to determine if it is more efficient to cool outside air rather than return air after minimum outside air levels are met, allowing for optimal start/stop service. Security Integration The building security system can be integrated and the system can track when the building is armed and disarmed. This can serve as a local override for various interior and exterior lighting zones. Detailed and Summary Reporting Standard summary and detail reports can be generated for each building automatically. Maintenance personnel can analyze these reports each morning. Communications Options Each building can operate without the control of the central office should communication with the central office be severed. The central office may connect via modem over standard telephone networks or via TCP/IP Ethernet connection. Management Interface The building automation system can be managed through the Field Commander PC Central software installed on a local PC, a remote PC in the home of an energy management technician, a local touch-screen interface, or from the central office. Internet-Accessible Control Through the PC Central SiteServer option, access to the controlled building can be granted to authorized users from anywhere on an Intranet or on the Internet where they can view or modify building control status using a standard web browser. Intelligent Messaging The system is capable of generating status and alarm messages about the system. Notice of equipment failures, emergency conditions, security system breaches, and other events can be sent to maintenance personnel via or alphanumeric paging systems. Ease of Maintenance Using Windows-CE compatible handheld computers, an energy management technician can quickly access the control network directly through a control port on each thermostat. Also, the FIC touch-screen interface opens up to become an onsite maintenance station. Real-time Pricing Using trend data collected in the past, energy usage can be projected with lead times varying between 1 week and 1 day allowing for Real-time pricing to be negotiated with local utilities. Super-cooling Peak rate periods can be avoided using supercooling techniques that cool a building before the rate period begins and then allow the temperature to creep slowly upward during the peak period before resuming cooling. Timed Override Each zone may have a timed override for HVAC and lighting, allowing for unscheduled occupancy. A detailed report for hours of use can be generated for viewing later. Overrides can be activated through a programmable thermostat button, keyswitch, security keypad, telephone, or a variety of other interfaces. Tenant Billing Detailed reports of meter usage can be used to generate tenant utility billing using standard billing packages.

5 Installed Equipment Engineering Office PC Central SiteServer Router Firewall Internet/ Intranet TCP/IP Network Firewall Building Automation System Terminal Server FC-V Laptop Workstation UUC8 UUC4 UUC8 UUC4 UUC8 VAV V The V (FC-V) handles scheduling, communications access, gas and water meters, and load shedding. Facility Information Center (FIC) The Facility Information Center provides a visible local access point to building status. Typically placed in the office of a facility manager or building engineer it can display current control status of every space in the building through an intuitive touchscreen access system. The FIC also acts as a local maintenance tool. Communications Ethernet connections over the district Intranet network are used to communicate between the central office and each building. If network connections are not available, a dial-up telephone network connection can be used. Unitary Controllers Unitary controllers perform the basic control within the building. Unitary Controllers are responsible for controlling most equipment in the building. Each controller has it s own clock, it s own program, and can operate completely on it s own if communication has been severed with the FC-V. Because each Unitary Controller only differs in the software program loaded into it, it is inexpensive to keep a site spare for rare replacements such as for lightning damage.
6 Enterprise Network Facilities Terminal Server Connections Facility Manager Facility Manager s Office This is the energy management or engineering office. Here maintenance personnel process alarms and messages. Work orders are generated for repairs and regular maintenance. Schedules are entered and maintained here for multiple sites in a campus organization. Intranet The facility Intranet is used for automated two-way communication between the central office and each building. The in each building can initiate communication with the central office to report system events such as equipment failures or emergency conditions.
7 Enterprise Management Enterprise management functions are carried out using the PC Central management software. This flexible software allows for management of remote sites and is able to present the data collected from the sites for analysis by maintenance personnel. This information can also be integrated with standard office software suites to create a variety of documents. A graphical control interface is available for building status and control. Historical Reports Data is collected automatically each night from every building. This data is then automatically incorporated into reports. For each building automatic custom summary and detail reports are generated for facility management. Historical Graphs The same data that is collected and displayed in the summary and detailed reports is presented in graphical form as well. Custom graph definitions are included for viewing the data. 9 Color Graphics Custom color graphic screens are created for each building. The facility management team may browse system status in real-time. These screens also contain the operator interface for basic control of each building. Campus Screen This is an entry screen that is used to navigate to each building. Each building would be plotted on the map. Clicking on each building would take you to the main page of that building.
10 Building Screen This page displays basic status information about the selected building. The temperature is displayed for each zone inside the building. Navigation links on the left side of the page take you to a detailed control panel for the selected zone. Control Panel This detailed control panel displays status and allows for control. Setpoints, cooling stages, and schedule flags can be controlled.
11 Rooftop Unit Even the actual equipment in the building can be represented in graphical form. Critical status is presented next to a representation of the equipment for a clear and concise view of current operations. Boiler-Chiller Loop Conceptual diagrams of equipment can be integrated with live refreshing data from the control system.
12 Scheduling Schedules for each site are maintained and changed using the PC Central software. The schedules are presented in an easy to understand graphical format.
13 Message / Alarm Processing Emergency conditions and equipment failures are received in real time from each building by the Field Commander PC Central software. With each message descriptive text is displayed for the PC Central operator to execute. Messages and alarms may are broadcast using text or alpha-numeric pagers or . These message processing rules can be customized by message, broadcast type, and time of day.
