10 INNOVATION 1 Eden Park 1.0 to 3.5 NABERS 1 Eden Park is a recently refurbished office providing its tenants with a modern, functional and flexible work space. The building consists of 5 floors and is 7,662 sqm in size. Ecosave was engaged in April 2014 to reduce energy use and improve the NABERS Rating. Energy Use 33% Decreased By Ecosave watch has provided visibility of energy usage and performance information to relevant parties including tenants, staff and contractors Graham Ross, Facilities Manager Annual savings 33% Cost Savings $120,000 kwh savings 670,000

The results are starting to crystallise with March 2011 was approximately 18% lower than March 2010, even though it was hotter and more humid in March 2011 (the traditional enemy of energy savings). 18 INNOVATION The fan is commanded on but the Static Pressure Sensor is below 0.25 EXAMPLES The AHU is Cooling and the OA Temp is acceptable for Economize mode but the AHU OA Damper is not open enough. The AHU should be using Free-Cooling. Sensor has failed to change over 24 hour period. Because it requires a full day of analysis, this rule always skips today and does not run on weekends. The Terminal Units Heating is commanded on but the difference between the AHU s discharge Temp and the zone temp is not greater than 5 C.
