14 Smart Build House Variations Guidelines To be eligible for the Smart Build price the following criteria need to be adhered to. What you can do All Lifestyle Options available for the design can be included Houses can be extended along the ridge line Minor Room variations are allowable (e.g. increasing room sizes, relocating of linens & robes) Minor door & square set opening variations are allowable (e.g. increasing and or decreasing door opening both internal & external doors, change doors from sliding to bi-folds, changing sq. set openings to doors) Minor wet area adjustments (e.g. increase the size of a wet area, incorporating W.C s into bathrooms or vice-versa) MAXIMUM ceiling height allowable is 2600mm ground fl oor Windows can be altered in size or confi guration however, they must be selected from the Clarendon NSW Window Schedule What you CANNOT do You cannot choose a facade that is not on the nominated list The client cannot relocate wet areas (e.g. bathroom, en-suites & laundries) The Kitchen location must remain as per the Masterplan, however the cabinetry and design can be fully customised at the colour appointment Home Siting Guidelines Siting of the house is to comply to the NSW Housing Code (CDC) or fully comply to council's DCP (refer to Clarendon's conditions of acceptance).
