3 CREATING WA S FIRST OPEN SOURCE, SUSTAINABLE COMMUNITY Across the world, urban populations are growing and consuming the earth s resources at everincreasing rates. In fact, if everyone continues to live like the average Australian, we would need more than four planets to support us. The challenge for all of us is to create new, smarter ways to live to save water and energy and contribute to a healthier environment. For developers, this means creating sustainable communities that balance resource efficient design and quality of life for residents. Responding to this challenge, Western Australia s land development agency LandCorp is developing a unique Innovation through Demonstration project, WGV at White Gum Valley. This residential development will demonstrate the very best in modern, sustainable design and create a community where it is easy and affordable for people to live in a way that makes smart use of the earth s resources. WGV IS WESTERN AUSTRALIA S FIRST RESIDENTIAL PROJECT TO ACHIEVE NATIONAL RECOGNITION THROUGH INTERNATIONAL SUSTAINABILITY INITIATIVE, ONE PLANET LIVING. To help others create more sustainable lives for themselves, LandCorp will share building innovations, tips and lessons learned throughout the project online - making WGV the State s first open source, sustainable community. The development will deliver a diverse range of housing styles and living options, including apartments, townhouses, maisonettes and single home sites for more than 150 people. It will also host the Gen Y Demonstration Housing Project, an innovative development showcasing flexible, cost-effective and sustainable dwellings for the next generation of home buyers. At the heart of WGV are cutting-edge initiatives delivering high levels of energy and water efficiency. The project also features innovative landscaping initiatives which preserve the existing environment and create sustainable, shared open spaces to support a strong and connected community passionate about sustainable living. The development will also be the focus of a four year living laboratory research program with the Cooperative Research Centre for Low Carbon Living to monitor the performance of the precinct s various building typologies particularly the Gen Y Demonstration Housing Project, and to share its findings with the wider community and industry. The two hectare site, previously home to the Kim Beazley School, is located just three kilometres from the heart of Fremantle, next to the Royal Fremantle golf course. The redevelopment will provide diverse housing options and optimise the use of existing infrastructure while catering for ongoing population growth in metropolitan Perth. LandCorp s Innovation through Demonstration projects help push the boundaries for positive change to create a new, smarter way of living. WGV will demonstrate the economic and social benefits of sustainable communities and set new benchmarks for the development industry.

ONE PLANET LIVING WGV has achieved national recognition through One Planet Living, an international initiative based around 10 principles which guide sustainable development. THE PROJECT IS THE FIRST TO ACHIEVE ONE PLANET LIVING RECOGNITION IN WESTERN AUSTRALIA. The goal of One Planet Living is to create neighbourhoods where it is easy, attractive and affordable for people to lead happy and healthy lives using a fair share of the earth s resources, reducing our ecological footprint. At WGV, the 10 common international principles are being translated into a real world, highly innovative urban development.

6 SMART, AFFORDABLE, SUSTAINABLE LIVING WATER Ô 70% With our long hot summers and love of green spaces, Perth households have one of the highest rates of water consumption in the nation. But it is not just watering and showering that contribute to our water usage. By maximising the use of precious water sources, implementing water sensitive urban design and water efficiency measures, WGV aims to achieve a 70 per cent reduction in current mains water consumption*. Key initiatives to drive this saving include a community bore irrigation scheme, integrated stormwater management, rainwater harvesting systems, real-time monitoring and low water plants. ENERGY Ô 60% Central to the vision for WGV is the reduction of non-renewable energy and carbon emissions. Through energy efficient design, use of renewable energy and energy efficient technologies, LandCorp aims to achieve a 60 per cent to 100 per cent decrease in energy usage and carbon emissions at WGV*. Major energy reduction measures at WGV include the use of ground-breaking solar power and battery storage technology, embedding energy efficiency in the Design Guidelines incorporating a seven star NatHERS # rating and a precinct layout which enables each home to have north facing living areas and benefit from solar passive design. Performance monitoring will test the innovations and highlight opportunities for improvement. WGV AIMS TO ACHIEVE A 70 PER CENT REDUCTION IN CURRENT MAINS WATER CONSUMPTION AND A 60 PER CENT DECREASE IN ENERGY USAGE. * Figures based on average Perth consumption for single residential dwellings, when adopting WGV s Design Guidelines and Sustainability Rebate Package. # NatHERS refers to the Nationwide House Energy Rating Scheme which is a national framework which regulates how Australian homes are rated for their thermal performance. Ratings range from zero to 10.
7 LANDSCAPING The landscape at WGV will create an attractive environment which supports local biodiversity and community cohesion. Maximising water efficiency has been central to the landscape design to ensure precious water resources are used sustainably and water usage targets are achieved. Plants, including street trees with edible produce, have been selected to include native species and a mixture of evergreen and deciduous varieties for a mix of year-round shade and winter sun. The trees which were unable to be retained in the development will be turned into native fauna habitats and community furniture. Limestone boulders have also been salvaged for reuse in the landscaping of the site. COMMUNITY GEN Y DEMONSTRATION HOUSING PROJECT WGV will host the Gen Y Demonstration Housing Project, a practical demonstration of sustainable, flexible and cost effective dwellings to suit 21st century living. The Project provides an innovative housing solution for a new generation of home buyers, consisting of three interlocking one bedroom, one bathroom apartments on a compact 250sqm block. As a new housing model, it showcases best practice design for compact, infill housing and affordable living. Its use of lightweight, sustainable materials and products will achieve high levels of energy and water efficiency, reducing carbon emissions and ongoing running costs. Fremantle is a vibrant community and its residents share a passion for sustainability. WGV has been designed to capture, retain and encourage this culture, with a variety of communal outdoor amenities such as a nature play area, BBQ facilities and an accessible toilet. LandCorp, Access Housing and Fremantle-based cooperative Sustainable Housing for Artists and Creatives (SHAC) are working together to deliver a community housing development for local artists and their families within WGV, supporting creative industry and encouraging diversity and culture in the community.
