Sand after freezing rain. 2 Concrete Steps, Front Stoops, and Sidewalks Serving Unit; Railings on Front Steps MAINTENANCE SERVICE POLICY In general, the common facilities and grounds, which are available for use by all of the owners and residents, are maintained by the Association at common expense, as are certain portions of the townhome exteriors. The individual owner is responsible for maintaining the interior of their townhome, as well as certain portions of the townhome exteriors. However, some maintenance needs and costs are not clearly defined or are left to the discretion of the Board of Directors. In the interest of clarity and fairness, the following maintenance/cost guidelines have been adopted by your Board of Directors: Shovel sidewalks, steps, and stoop (between steps and door only) after snowfalls of 1 inch or more. Paint railing, repair, resurface and replace. Damage caused by owner or occupant, i.e., mechanical or petroleum products. If desired, remove snow from drives for less than 1 inch of snowfall. Any ice accumulation on drives caused by drainage. Snow removal underneath and around parked vehicles. Shovel for snowfalls of less than 1 inch. Sand after freezing rain or ice accumulations caused by drainage. 3 Concrete Patio Shovel snow, clean as desired. Repair, resurface and replace after receiving architectural approval from
2 Page 2 of 8 4 Utilities (sewer and water, gas, electric) Repair and replace all pipes, wiring, valves, disconnects and related devices serving more than one Unit. Restoration of driveway, sidewalk, lawn and landscaping related to the repair or replacement work. Restoration of driveway, sidewalk, lawn and landscaping related to the repair or replacement work for repairs completed by Homeowner to devices serving only one Unit. Repair and replace all pipes, wiring, valves, disconnects and related devices serving only one Unit located on the Unit. 5 Telephone, Cable & Satellite TV 6 Landscape, Lawn, Trees, Shrubs, Flowerbeds and Entry Monuments Maintain and replace. Report service problems to cable tv or phone provider. Install satellite dish according to Association's Satellite Dish Installation Policy. Install additional landscaping plants and features only after obtaining written approval from the Maintain flowerbeds planted by an owner, or return to original condition. Water any lawn, shrubs, and trees not covered by the irrigation system. 7 Irrigation System. Report problems with brown areas of grass to Management. 8 Mailboxes Maintain, repair, and replace mailbox cluster box units and mailbox stands. Remove snow from areas in front of mailboxes. Replace missing/broken locks and keys by reporting to US Postal Service. Report other problems to Management. 9 Retaining Walls. Report problems to Management. 10 Street Lights Maintain, repair, and replace lights on private street. Report problems with lights on public streets to Xcel Energy.

Sand after freezing rain. 12 Asphalt Boulevard Sidewalks 13 Private Streets & Parking Areas Repair, resurface and replace. Plow after snowfalls of 1 inch or more. Sand after freezing rain. Sidewalks are provided by City of Plymouth and they are responsible for snow removal, repair and replacement. 14 Public Streets City of Plymouth. 15 Swimming Pool Area Maintain, repair, and replace Comply with the all items in the pool area. Association's Rules & Regulations regarding pool area usage. Report problems to the 16 Stormwater Retention Ponds & Fountains fountains and electrical supply. Coordinate with City of Plymouth on periodic pond dredging. 17 Naturally Occurring Wetlands & Wetland Buffer Area Maintain Wetland Buffer signs and do not allow modifications in the Buffer Area or in the naturally occurring wetlands. Do not alter in any way the landscaping in the Wetland Buffer Area no the naturally occurring wetlands. Report problems to the 18 Schmidt Lake Road Privacy Fence Maintain, repair, replace and stain the fence.
4 Page 4 of 8 Building Exteriors: 1 Stone, Brick, Siding, Soffits, Fascia, Shutters, Trim and Above Grade Foundation Coating Paint, resurface, caulk, tuckpoint, repair and replace. 2 Foundation Footings, Concrete Block, Wall Framing, Sheathing, and Insulation. 3 Window Wells & Egress Ladders 4 Sump Pumps, Discharges This is a part of the Unit which is maintained by the individual owner. Install additional gutters per Association standards at Homeowner request. Remove snow and ice only if ice dam is causing interior leak. Remove/reattach downspout extensions as desired. 8 Roof Trusses, Attic Insulation & Ventilation 9 Skylights, Tubular Skylights, and Powered Roof Vents Maintain and replace soffit and roof vents to allow for adequate air flow through attic. Ensure ventilation chutes are open. Add insulation if desired by owner. Maintain flashings.. Install only after obtaining written approval from the

Install only after obtaining written approval from the 11 Front Entry Doors, Sidelights Paint, repair and replace. Caulk exterior surfaces. Maintain door handles, locks, and other hardware. Paint, stain and varnish interior surfaces and related trim. 12 Storm & Screen Doors. Install only after obtaining written approval from the Association as to architectural style & color. 13 Windows and Deck/Patio Doors Caulk exterior surfaces at building connections. Paint, repair and replace lintel and exterior trim, such as brickmold and kick boards. Repair and replace glass, screens and frames. Paint or stain and varnish interior surfaces and related trim. Maintain locks, rollers and weatherstripping. 14 Overhead Garage Doors Paint, repair and replace garage door panels, exterior frames and trim, as needed due to normal wear and tear. Replace hardware when completing full replacement of overhead garage door. Repair physical damage to door panels and exterior frame and trim caused by vehicles or hardware operating problems. weatherstripping, and all operating hardware, including tracks and rollers, hinges, and springs except when Association is doing full overhead door replacement. Maintain, repair, and replace opener operator, locks, and keypads.

Maintain joist face trim (excludes joist). 16 Sun Porch Paint, repair and replace the various exterior surfaces to same extent as described herein for similar surfaces of building, such as siding, soffits and fascia, roofs, deck support posts, etc. 17 Exterior Electrical Outlets 18 Roof and Wall Vents (bath, dryer, stove, furnace, fireplace, combustion air) 19 Utilities (sewer and water, gas, electric) Paint, repair and replace external vent housings. Repair and replace all pipes, wiring, valves, disconnects and related devices serving more than one Unit. the various exterior surfaces to same extent as described herein for similar surfaces of building, such as skylights, etc. Responsible for any increased costs due to custom installations. Stain floor boards and paint railing in approved color. Maintain, repair, and replace deck and support structure. Expand original deck or make other changes only after obtaining written approval from the Homeowners are encouraged to add protection to top of joists, such as Deck Flash Tape. the various exterior surfaces to same extent as described herein for similar surfaces of building, such as windows, deck support posts, etc. Maintain, repair, and replace. Clean, repair and replace piping from fixture to external vent. Keep dryer lint screen in place to minimize buildup. Repair and replace all pipes, wiring, valves, disconnects and related devices serving only one Unit. 20 Air Conditioners Maintain air conditioner and all wiring and related equipment. 21 TV Antennas, Satellite Dishes and related wiring Install in accordance with Association guidelines. Remove equipment including cabling when that is necessitated by Association maintenance activity, and reinstall/readjust.

No permanent signs or numerals are allowed other than those provided by the Building Interiors: 1 Drain Tile Repair and replace drain tile and related discharge systems for sump pumps. 2 Foundation Footings, Walls 3 Concrete or Wood Sub- Flooring, Finished Flooring 4 Wallboard, Paint, Ceiling Texture, Wallcovering, Other Decorating Finishes 5 Wall Framing, Insulation This is a part of the Unit which is maintained by the individual owner. This is a part of the Unit interior which is maintained by the individual owner. All wallboard and decorating is part of the Unit interior and is the owner's responsibility. All walls are a part of the Unit interior and are maintained by the Unit owner. 6 Garage Floor All garage floors and aprons are part of the Unit to be maintained by the Unit owner. 7 Utilities (electric, gas, sewer and water, inside perimeter walls, foundation) 8 Furnace, Heating Ducts, Hot Water Heater, Appliances Maintain only if serving more than one Unit. All pipes and wiring serving only that Unit are a part of the Unit maintained by the owner. These are a part of the Unit interior and are the owner's responsibility. 9 Gas Fireplace These are a part of the Unit interior and are the owner's responsibility. Install only after obtaining written approval from the
8 Page 8 of 8 10 Plumbing and Electrical Fixtures, Switches, Outlets, etc. These are a part of the Unit maintained by the owner. Maintain in good condition so that damage is not caused to neighboring Units. 11 Smoke and Carbon Monoxide Detectors 12 Fire Sprinkler System components related to the fire sprinkler system. Maintain and test regularly, change batteries. Promptly report problems to Management. Miscellaneous: 1 Refuse Collection Contract for scheduled pickup of household trash and recyclables. 2 Pest Control Perform exterior pest eradication when deemed necessary by the Upon request, make special arrangements for large or unusual quantities of items such as carpet, appliances and furniture. Place trash and recyclables in the appropriate trash containers. Interior eradication. 3 Pets Repair of pet damage to lawns and shrubs. Immediate cleanup of feces from grounds. 4 Insurance Insure the full replacement cost value of the real property. Investigate and settle insurance claims. Repairs to Units - pay deductible amount under Master Policy as assigned by the Carry homeowners insurance (Form HO-6) to cover personal property, liability and potential Master Policy deductible. Contact Management Company to report a loss. Any exterior or structural modification made without prior written approval of the Board of Directors will be subject to removal by the Damage to any Unit as a result of the acts or omissions of a Unit Owner is the responsibility of the person causing the damage, or whose agents, guests, or invitees caused the damage. This is provided as a convenient, simplified means of communicating some important information to you. It neither affirmatively nor negatively amends or alters the provisions of the Association's Declaration, Bylaws or applicable Minnesota Statutes. In the event of any conflict among the provisions of this Policy and those documents mentioned, the documents shall control.
