3 1. INTRODUCTION 1.1 SITE LOCATION AND DESCRIPTION The subject site is located in the southwest corner of Eighth Line and Ravineview Way in the Town of Oakville, Ontario. More specifically, the site is identified Block 116, Registered Plan 20M-706 and Part of Lot 11, Concession 1 S.D.S, in the Regional Municipality of Halton. The site area is 0.14ha. The site includes an existing 1 storey aluminum clad dwelling which will be demolished for redevelopment of the site. The site will be redeveloped into three single family residential lots by severing the property. 1.2 PURPOSE AND OBJECTIVES This purpose of this report is to provide site servicing recommendations to meet Town of Oakville and Region of Halton s requirements for sanitary and storm sewer services and water servicing for any rezoning and/or site plan planning approvals for the development. This report reviews the provision of the following municipal services: Sanitary servicing; Storm drainage servicing; and Water servicing. This report demonstrates how this site can be serviced to existing municipal sewers and water mains. Page 1.
4 1.3 LIMITATIONS Landiv Group Engineering Ltd has relied on the information available at the time of preparation and completion of this report provided by the Owner and his consultants, including but not limited to: Architectural site plan. Topographic and legal survey plan. The above information is provided to the City in connection with the rezoning/site plan application directly by the Owner separately from this report. The material in this report reflects Landiv Group Engineering Ltd. s judgement in light of the information available to it at the time of preparation and completion of this report. Should the above information not be accurate or current, it will be necessary to reconfirm the findings of this report. Any use which a Third Party makes of this report, or any reliance or decisions to be make based on it for other than its intended purpose, are the responsibility of such Third Party. 5 2. EXISTING AND PROPOSED SERVICES The following sections review existing and proposed municipal services. Drawing number C1.1 shows existing municipal services along boundary roads to the site and the proposed site servicing and grading for the site for reference throughout this report. 2.1 Sanitary Drainage EXIST IN G SAN ITAR Y DR AINAGE OVERVIEW Municipal sanitary sewers exist across the road frontages of the site. These sewers comprise the following: a 200mm diameter sanitary sewer on Ravineview Way. a 250mm diameter sanitary sewer on Eighth Line PR OPOSED SANIT AR Y DR AINA GE The proposed sanitary services are shown in drawing C1.1. The proposed lots will be serviced to the existing municipal sewers as follows: The western most lots (Lots A and B): via separate 125mm diameter sanitary service connection to the existing 200mm diameter sanitary sewer on Ravineview Way. The eastern lot (Lot C): via a 125mm diameter sanitary service connection to the existing 250mm diameter sanitary sewer on Eighth Line. The above provides separate sanitary service connections to each lot in accordance with the Region s requirements (shared service connection laterals are not permitted). Page 3.
6 2.2 Storm Drainage EXIST IN G ST ORM DRA INA GE OVER VIEW Municipal storm sewers exist across the road frontages of the site. These sewers comprise the following: a 375mm diameter storm sewers on Ravineview Way. a 1050mm diameter storm sewer on Eighth Line. The existing site currently drains to the southwest corner of the site and continues via normal lot surface drainage along the rear of the adjacent lots 83 and 84 of the more recently developed plan of subdivision which created Ravineview Way. Drainage from the subject site drains along the rear of the adjacent lot 83 to an existing rear lot catchbasin on easement in the rear of lot PR OPOSED ST ORM DRA IN AGE The proposed storm drainage and lot grading for the development are shown in drawing C1.1. The proposed site drainage and grading maintains existing lot drainage patterns. Proposed lot drainage is directed along the proposed lot lines of the development to the southwest corner of the site, where lot drainage will continue to outlet to the existing rear lot catchbasin on Lot 84. No storm lateral service connections to municipal storm sewers are proposed since the Town does not permit storm connections for single family lots, except for foundation drains. Instead, roof leader down spouts will discharge to splash pads in accordance with Town requirements as indicated in the site grading and servicing plan FOUND ATION DRAINA GE It is the Town s requirement to connection foundation drains by gravity to a storm sewer provided that the elevation of the basement floor is at least 1.0 metre above the elevations of the storm sewer obvert at the point in the storm sewer system. Where the provisions for a gravity connection of foundation drains cannot be met, a sump pump system must be installed with a discharge location satisfactory to the Town. Where a separate foundation drain collector (FDC) pipe system exists, foundation drains may be connected to the FDC system. In accordance with the above, discharge of foundation drainage for the development is proposed as follows: The western most lots (Lots A and B): via sump pumps that discharge to the rear of the propose lots. The basement slab elevation of these lots are not at least 1.0 metre above the elevation of the obvert of the storm sewer in Ravineview Way. Therefore, foundation drain connections to the storm sewer are not permitted. Page 4.
7 The eastern lot (Lot C): via a 100mm diameter foundation drain connection to the existing FDC main on Eighth Line. Page 5.
8 2.3 Water Supply EXIST IN G WAT ER SU PPL Y OVERVIEW Municipal water mains exist across the road frontage site. These water mains include the following: a 150mm diameter water main on Riverview Way. a 150mm diameter water main on Eighth Line PR OPOSED WATER SU PPLY The proposed water servicing for the development is shown in drawing C1.1. The proposed lots will be serviced to the existing municipal water mains as follows: The western most lots (Lots A and B): via separate 25mm diameter water service connections to the existing 150mm diameter water main on Ravineview Way. The eastern lot (Lot C): via a 25mm diameter water service connection to the existing 150mm diameter water main on Eighth Line. Page 6.
9 3. CONCLUSION This site is situated within an area containing a well-developed network of municipal infrastructure comprising roads, services and utilities. The proposed new lots may be serviced by extending sanitary and water service connection laterals from existing municipal sewer and water services in the road frontages of the site.
