Technical Services Mechanical maintenance Cofely Besix FM are experts in mechanical maintenance and have specialised teams for equipment such as chillers, cooling towers, pumps, motors, etc.

For the critical equipment, a failure mode effects analysis (FMEA) will be completed to ensure risks are contained and anticipated from the start. In addition, we provide predictive and condition-based services such as vibration analysis, Eddy current testing, laser alignment, thermography and fuel/oil analysis. Electrical maintenance Cofely Besix FM provides high quality standard electrical maintenance for low-voltage and high-voltage equipment. As a baseline for the preventive maintenance we use the SFG20 standard combined with manufacturer s operations and maintenance data. We also have centralised teams in place who conduct professional surveys of the electrical systems on regular basis for predictive techniques such as thermal imaging, portable appliance testing (PAT) and ultrasound. This enables to detect faults before they lead to failure. Furthermore a large number of our electrical staff have been trained and certified for BS7671 IET Electrical wiring regulations.

Within our plumbing maintenance services, we ensure all preventive measures are taken, thereby preventing premature failure. Implementation of corrosion coupons in chilled water distribution piping, and operating valves through their travel on regular basis, are only a few examples of the small measures that lead to reduction of total cost of ownership. We also provide chemical testing, dosing and water treatment services for open loop, closed loop systems and swimming pools. 7 8

17 Burj Khalifa Case Study Company Brochure Client Emaar Properties PJSC Value Confidential Term Location Downtown Dubai, UAE Services Technical Services Summary Scope of work Located in the heart of Dubai in Old Town, the Burj Khalifa stands at 828m tall, with 167 usable floors, with a mixed use model of hotels, commercial, residential and leisure facilities, all incorporated in this unique environment. Managed by Emaar Properties, the contract for the Burj Khalifa included the interim services, and a 3-year service contract from , to undertake the operations and maintenance of the electrical, mechanical and HVAC systems in the tower. The tower was awarded to Cofely Besix FM in 2009 to commence services as part of the pre-opening and handover from construction to operations. As part of this project, we supported the client property team to assist in the closing out of snags prior to the structuring of the maintenance service delivery. Our team of around 120 technicians, engineers and managers operated seven days a week, 24-hours a day to ensure the tower was maintained to world-class standards. In this extremely demanding environment, Cofely Besix FM provided an effective, seamless and unobtrusive daily reactive, corrective and preventive maintenance to the complex facility

19 Aldar HQ Case Study Company Brochure Client Aldar Properties PJSC Value Confidential Term 2012-present Location Abu Dhabi, UAE Services Full-service FM, Integrated Management, Outsourced Services, Soft Services, Technical Services Summary Scope of work The unconventional shape of the building, with two circular, bulbous, curved glass facades, offers open office and commercial space with flexible partitioning across 23 floors, and was developed in accordance with the LEED requirements of the U.S. Green Building Council. The steel structure was sealed using more than 10,000 glass elements, and provides 22 floors of commercial office space, covering a total gross floor area of 61,900 square meters. The building has 4 levels of car parking and 136 dedicated valet parking spaces, as well as 3 external kiosks, 2 internal cafes, 18 lifts, a gymnasium, and prayer rooms. Managed by Aldar Properties PJSC, the 3-year contract was awarded to Cofely Besix FM in The scope of services includes the provision of facilities maintenance services, including the furnishing of all supplies, materials, qualified labour, supervision, tools, parts, equipment and lubricants. Facilities maintenance services provided includes the maintenance and operation of HV systems, FA & FF systems, CCTV/Access control systems, BMU, BMS, elevators, and a helpdesk. The contract also includes the provision and maintenance of services including: MEP, cleaning, landscaping and irrigation, and pest control

21 Road and Transport Authority Case Study Company Brochure Client RTA Dubai Tram Value In excess of AED 20m PA Term 2014 to 2027 Location Dubai, UAE Services Full-service FM, Integrated Management, Outsourced Services, Soft Services, Technical Services Summary Scope of work The concept of the transit system is to provide a link between the Dubai Metro System and the Al Sufouh and Dubai Marina districts which are densely populated residential areas. Awarded a 13-year contract in 2014 by the Roads and Transport Authority to undertake the maintenance and operation of the Al Sufouh Tram s non-core infrastructure. The transit system is part of the Dubai s integrated transport model that was launched by the Ruler in 2005 to invest heavy in the infrastructure of the city, and to sustain the long term growth and ability for passengers to transit through the city on a completely integrated system, between buses, trains, metro, trams and airports. The service contract includes the provision of maintenance services, covering non-core HVAC, and MEP services to 13 stations, central depot and bridges along the route as part of an inclusive deal in which Alstom Transport SA provides the rolling stock and tram support technology. We worked closely with the consortium and the RTA to evolve an operational solution to meet the outlook and needs of the transit system
