If you ve ever been in a situation where you need to sell a house fast, you know how frustrating it can be. Everyday, you WHAT PROBLEM ARE SELLER FACING? will be anticipating that a perfect buyer will came along and make a great offer. But the real fact is, will that ever happen? We ve all heard about how bad the real estate market is at the moment. But what s bad for sellers can be good for buyers, and these days, many investors/ buyers are trying to take advantage of the buyer s market. Fortunately, there are ways to speed up the sale of your home, without sacrificing much of your profit. Let's explore some of the tips!

#TIP 1 A L W A Y S M O N I T O R & A U D I T Y O U R A G E N T S O N L I N E M A R K E T I N G Most of the homebuyers will normally hunt for a house online hence your online listings must be compelling. You need to have great images that accentuate your home s best features and selling points. You might need to hire a freelance professional Photographer if needed. You must make sure that the photos taken looks appealing - bright colors, clean and neat etc as these great images will inspire buyers to come to view your house. Make sure your listings are in all major property portal too!

#TIP 2 Get REAL about pricing: PRICE YOUR HOME RIGHT Take your time to understand the market before you speak to agents as one key note to remember: price is everything! Choosing the right listing price is one of the most important tips for selling your home quickly. If your home is priced too low, you ll obviously leave money on the table, and if it s too high, you ll get few offers and watch it get stale on the market. Do some market research on current listings in your area and their selling prices Check out with agents on the market demand for the specific area

#TIP 3 L E A V E S O M E G O O D S T U F F B E H I N D F O R T H E M In order to stand out from other sellers, you might consider leaving behind some of your personal items behind to the new owner such as some furniture, kitchen appliances or a plasma screen TV etc so that it add value to their purchase.

#TIP 4 Make Some Upgrades To Your Home Nothing is more important than a first impression. Look at your home to see its shortcomings. Is it attractive, clean, and well-kept, or does it need maintenance that you ve been putting off? Highly recommended that you repaint the exterior of the house so that buyers will be more likely to take a tour of the inside. I don t suggest doing any major remodels if you have a outdated kitchen or bathroom, it is better that you discount the asking price, so a buyer can choose their own finishes. Remember that unless you re willing to give a discount and sell your house below market value, prospective homebuyers generally won t want to buy a house that needs a lot of work.

#TIP 5 H A V E A S T R A T E G Y F O R M A R K E T I N G Y O U R H O M E F R O M T H E B E G I N N I N G These days many owners just want to sell their home through internet listings. You only get one chance to sell your property right so have every marketing channel working for you from day one. Internet is part of it but you can also explore into banner advertising, neighbours recommendations, signage, flyers around the area, editorial, video ads, open houses and also getting some best agent working for you.

#TIP 6 Choose the RIGHT Agents - They make a difference The most important function of an agent is their service levels and their skill set. Can they help you protect your price? That s the single most important question you should be asking. Real estate pros know the local market well and will review comparable sales to make sure you set a realistic price. While you might be tempted to start with a high listing price to see what happens, overpricing can be a bad strategy as often the market will have a perception that there will be some issue with your unit if it's not sold for a long period of time (in fact is due to overpriced).

#TIP 7 A R E A S P E C I A L I S T Use an agent that knows the area well in and out. Some common mistakes is that seller sometimes choose to engage agents whom might be their friends/ relatives which are not familiar in that area. In most cases, they will have no idea how to build value in your home because they don t know anything about the recent properties that have sold and they dont have the customer database that might be keen in that area. Listen to your agent's advise. If you find an experienced real estate agent to list your home, who has a successful track record of selling homes in your area, listen to their recommendations! Find an agent you trust and follow their advice as often as you can to ensure that you can sell your property fast!

#TIP 8 POWER OF NETWORK/ YOUTUBE MARKETING You may also Facebook your home s listing as nowadays Facebook is the great connector of people. Imagine if you have 800 friends and they each have another 800 friends, imagine how fast it can spreads! You can also post a video recording about your home on YouTube. Get a video with a walk through of your home AND your neighborhood, telling prospective buyers about the best bits what your family loved about the house, your favorite coffee shop nearby, the amenities etc so buyer can visualize living a great life there, too.

#TIP 9 N E I G H B O U R S / W O R D O F M O U T H Let your neighbors choose their neighbors. You can always talk to your neighbors, advertise at the notice boards/ maintenance office where it will creates the opportunities for your neighbors to sell the neighborhood to prospective buyers of theirs (might be their friends/ relatives whom might have always wanted to live in the area).

#TIP 10 RELAX!!! All you can is do your best and make sure you have done everything you possibly can to position your home right with the right price, market your home right and select the best agent in your area. Sit back and relax and constantly get some updates/ feedbacks from agents or prospective buyers. Allow the agent to do their job and be open to understanding the market and everything will work out just fine. Selling property can be an enjoyable experience if you have all the information first and do your bit. Then sit back and watch the buyers come!
