1 This is to be used as a general checklist; it is not inclusive of all code requirements and inspection criteria. GENERAL REQUIREMENTS Approved plans and inspection card to be on job site. (CBC & 108.2) Read plans including notes and any special Conditions of Approval Approved plans to match and correctly reflect work completed. Verify all required signatures on Job card. Plumbing, Mechanical, Electrical, Public Works, Water dept., Fire dept., Business License. Verify exterior requirements are completed as per approved plans, no hazardous visual obstruction or other unsafe conditions including any Planning Dept. conditions Verify the address 4 contrasting numbers visible from street (and rear if an alley) S.M.M.C (B) 1 Egress from rear yards to the public way. (Two means of egress required for > sq. ft.) Garage door safety devices to be tested Removal of potable toilet, job fence and debris S.M.M.C EXTERIOR AREAS Landing at exterior doors, Max slope per foot. CBC Doors may open at a landing that is not more than 8 lower than the floor level, provided the door does not swing over the landing (CBC exc. 1.2.) Grading and proper drainage away from structure. CBC Building must be weather tight. (Thresholds and weather-stripping.) Calif. Energy Commission, CBC Revised 12/02/05 Page 1 of 5
2 Weep screed to earth and to paved areas CBC Foundation supporting wood shall extend at least 6 above adjacent finish grade CBC Rain gutters in hillside areas. Over flow drain to be same size as roof drain and have completely separate drain line, if over flow scupper is used it is to be times larger than primary drain; all overflow drains to be two inches higher than primary drain. CBC ABS vent pipes exposed to sunlight shall be protected by water base synthetic latex paint. CPC IS Degree of driveway slope not to exceed 15% Verify tempered glass locations, all doors, and sidelights adjacent to doors, windows with in 40 of locking devices. See walkthrough hazard requirements CBC Building security shall be in accordance with the Uniform Building Security Code. Swimming pools see handout and CBC section 680. Gates and door need to be selfclosing, self-latching and open away form pools. Gate latch must be higher than for existing pools and for all new pools. Doors accessing pool area to have an alarm audible for seconds throughout house. Alarm must reset automatically. Pool fencing / barrier/ enclosure must be tall, difficult to climb over, maximum vertical clearance from ground to the bottom of the enclosure of or less. Gaps or voids not to allow passage of a sphere equal to or greater than inches in diameter. OR The pool shall be equipped with an approved safety cover. Labeled ASTM Standard F or the residence (Garage & guesthouses) shall be equipped with exit alarms on those doors providing direct access to the pool. Underfloor and attic screens. sq. foot per sq. 3 INTERIOR AREAS Verify hearth dimensions at fireplace. Fireplace openings less than 6 sq. ft. Then hearth depth and from each side. If hearth opening is equal to or larger than 6-sq. ft. then the hearth depth will be and from each side of the opening. (CBC ) Hearth extensions for factory built fireplaces shall conform to terms of their listing. Fireplace vertical surfaces clearances; mantles combustible materials shall not be placed within 6 of fireplace openings. No combustible material within 12 of fireplace openings shall project more than for each clearance from such openings. (Example ¾ projection needs 6 clearance or 1 ½ projection needs a 12 clearance.) CBC Verify that fireplace chase cap and spark arrestor has been installed as per manufacturer specifications. CBC Smoke detectors are needed when interior work exceeds $ and a permit is required or when one or more sleeping rooms are added in an existing dwelling. Smoke detectors may be solely battery operated when installed in existing buildings. CBC In dwelling units a smoke detector is needed in each sleeping room and hallways or area giving access to each separate sleeping room. CBC Smoke detectors are to be installed in each story and the basement. Where the ceiling height of a room opens to the hallway serving the bedroom exceeds that of the hallway. CBC When smoke detectors are newly hard wired they need to be interconnected and with battery back up CBC At least one window in a sleeping area to comply with egress requirements. Maximum. Sill height of above finished floor, Minimum width, minimum, height, and sq. Ft. minimum opening. CBC All showers door to open outward and are a minimum dimension of 22. CBC 2407 House to garage door is to be self-closing tight fitting solid wood or have a -minute labeled fire protection rating. CBC 302.4ex.3 Revised 12/02/05 Page 3 of 5

Range vertical clearance 30 (24 if protected with millboard and 28 ga.)cbc Check exterior doors and windows for locks per S.M.M.C , CBC (security) Headroom in habitable space, kitchens, halls, bathrooms and toilet compartments CBC GUARDRAILS, STAIRS AND HANDRAILS Handgrip portion of handrail is not to be less than nor more than 2 in cross sectional and less than of projection on each side. Trim, stringers and other projects not more than. CBC & Handrail projection space not less than between the wall and the handrail. Handrail to have no sharp corners. CBC Openings located in handrails / guardrails shall not allow a sphere to pass through the inner rails. CBC The triangular opening formed by the risers and treads at the bottom rail of the guardrail and openings between treads on open risers shall not allow a sphere to pass through. CBC Treads must be a minimum of and risers a minimum of and a maximum. Except as permitted for winding, UBC circular and spiral stairs, CBC the maximum variance for treads and risers over the entire run shall not exceed 3/8 CBC Headroom above stairs measured vertically from the plane parallel and tangent to the stairs tread nosing to the soffit above at all points.
