2 What is a Net Zero building? Site Source Net Zero Site Energy: A site ZEB produces at least as much energy as it uses in a year, when accounted for at the site. Net Zero Source Energy: A source ZEB produces at least as much energy as it uses in a year, when accounted for at the source. Source energy refers to the primary energy used to generate and deliver energy to the site. To calculate a building's total source energy, imported and exported energy is multiplies by the appropriate site-to-source conversion multipliers. Net Zero Energy Costs: In a cost ZEB, the amount of money the utility pays the building owner for the energy the building exports to the grid is at least equal to the amount the owner pays the utility for the energy services and energy used over the year. Net Zero Energy Emissions: A net-zero emissions building produces at least as much emissions-free renewable energy as it uses from emissions-producing energy sources Zero Energy Buildings: A critical look at the definition June 2006 NREL/CP Procedure for Measuring and Reporting Commercial Building Energy Performance October 2005 NREL/TP
3 What are the Net Zero Initiatives? Tannery On Aug. 5, 2008, the US Department of Energy announced the launch of a new Zero-Net Energy Commercial Building Initiative (CBI) with establishment of the National Laboratory Collaborative on Building Technologies Collaborative (NLCBT). Both, the agency says, are part of ongoing efforts to encourage the development of buildings that use technology to offset their energy use from the electricity grid by Energy generation will be achieved through advanced energy efficiency technologies and on-site renewable energy generation systems, such as solar power and geothermal energy. "DOE s Commercial Building Initiative and the Collaborative are urgently needed to accelerate innovation and market adoption in the field of high performance buildings," says Deputy Assistant Secretary David Rodgers in the announcement. "Now we are bringing to bear the unprecedented collaboration in scientific resources of five National Laboratories to bring about the needed transformation of the built environment, lower our carbon footprint in buildings and accelerate commercial deployment of clean, efficient building technologies."
4 31 Tannery Building serves as Corporate Office Shop Living Lab 31 Tannery Road, Branchburg, NJ (908) Net Zero Electric operation On track for 2009 Showcase for energy efficiency and renewable energy Since we moved in to 31 Tannery in May 2006, more than two years has gone by quickly, and the building which serves as our corporate headquarters for over 200 people continues to evolve and serve as a living lab and hands on showcase of energy efficiency (EE) and renewable energy (RE) systems. The major interactive features of the 31 Tannery building include; nine miles radiant heat (80 zones), high performance rooftop units, condensing boiler plant, 223 Kwdc solar photovoltaic system, solar domestic hot water, integrated web-based DDC, and pervasive voice/data/video system with kiosk displays. When the building was first being constructed we embedded more monitoring and control points than a typical building. We did this at the time to be able to look inside and see and learn from system operation and interactions of the energy efficiency and renewable energy systems with a goal of making the invisible, visible. As we learn more, the number of monitoring and control points continues to expand as well as the number of visitors and guests.
5 Building Features 31 Tannery Building started with What If computer models that analyzed energy efficiency (EE) and renewable energy (RE) systems were available in real-time via a web based service. The building includes many EE/RE features that are not often found in one building with an integrated monitoring & control system to maximize their effectiveness. Radiant Heat (Energy Conservation), Both the two story office wing (15KSF) and shop (26KSF) have in-slab radiant tubing. Approximately 9-10 miles of radiant tubing serves 80 zones under our digital control system. There are 16 manifold headers with networked building controls recessed in the walls located in strategic locations throughout the building. High Performance HVAC (Energy Conservation), High Efficiency HVAC (heating, ventilating, and air conditioning) systems, heat, cool and ventilate the building. Rooftop unit RTU-1 serves the office wing, RTU- 2 serves the shop offices, and MUA-1 serves the main shop. Condensing Boiler Plant (Energy Conservation), High Efficiency, Condensing Boiler Plant (+96% efficiency) serving approximately 80 radiant zones and airside VAV coils heats the building. The burner has full modulation capacity to track the building heating loads throughout the day and year. The burner is also a low NOX model to reduce stack emissions. Solar Photovoltaic (Renewable Energy), The system on 31 Tannery using 1,276 Sharp 175W panels is the largest system, on a privately owned, new commercial building, in New Jersey, May On a cloudy/overcast day, the combined inverter output typically measures KWac, on a sunny day we have reached design conditions of 200 KWac. Solar Domestic Hot Water (Renewable Energy), Solar Thermal (domestic hot water) system heats hot water for sinks, showers and dishwasher, eliminating the need for fossil fuels. Two preheat tanks store the hot water for nighttime and cloudy/rainy day use. Cold water is preheated by the solar panels from approx. 50 F to F, and regulated by a safety/tempering valve to 120 F. Integrated Building Controls (Energy Conservation), Web-based devices monitor and control all building and energy systems, and provide for the Building as a Learning Tool. In the special case of the Shop, sensors monitor space temperature, carbon monoxide (CO) and nitrogen dioxide (NO2) levels to control the ventilation and exhaust system in a safe and energy efficient manner. Pervasive Voice/Data/Video and Technology Systems, Six telecommunication racks provide pervasive voice, data, and video systems to meet the needs of our employees, and client projects. Wired and wireless networked devices include the building HVAC controls, solar inverters, access and security, digital cameras, telephone, in addition to our servers, PC s and printers. The conference rooms provide access to all systems, and the lunch room is equipped with a podium for training/work sessions. Lobby Kiosk, Provides our employees and visitors a dashboard display that shows the real time operation of the building in a dashboard format. Data includes energy consumption, renewable energy production and energy savings compared to the Base Design, Energy Design and Actual usage.
