7 BUISNESS DETAILS Rippington Road is complete with a classic residence, exceptional landscaping and unique greenhouse facility. This property offers a buyer an exceptional opportunity to live in a beautiful home and take advantage of an exciting, progressive business while achieving the satisfaction of providing quality local grown foods which is in increasingly high demand. The 5.25 acres property includes approx. 94,000 square feet of glass and polyethylene greenhouses which are equipped to produce hydroponic vegetables in a nutrient film (NFT) configuration. All heating, cooling, CO2 supplementation and fertilization are automatically adjusted by a state-of-the-art Priva climate and irrigation computer system. They are heated with hot water forced air heaters and are cooled with either exhaust fans or natural roof ventilation. The greenhouses are undergoing an extensive refit. All benching, ground covering and grow troughs will be repaired/replaced as well as tested for strength, water tightness and mechanical fitness. This process will be completed for sale finalization and will allow for maximum utilization of the facility. The existing hot water supply for the unit heaters are provided by boilers on the adjoining property. A small boiler house, boiler and circulation pumps will be required to separate the two operations. The supply and installation of this items will be organized by the current owner. The cost of these items can be quoted and negotiated with the prospective buyer. Supply of seedlings and soil pots are currently provided and can continue to be provided by Fable Farms at an agreed upon price. In order for the buyer to have a self-sufficient operation, a pot machine and mechanical seeder will need to be purchased, this can be facilitated by the seller. Potential crops for production include all green and red lettuce types except for Butter Lettuce, Romaine Lettuce, Baby Bok Choy, Culinary Herbs, Kale and other greens such as Swiss Chard. The buyer of this facility will be among the first and only greenhouse growers of the exciting new multi-leafed lettuce called Salanova (see marketed by the Windset Farms as Symphony. Extensive research by Fable Farms has yielded a market ready crop program, which has now been launched to Wholesale customers in the Pacific Northwest. Market reaction has been favorable with companies such as Sysco (Vancouver and Kelowna), Gordon Foods Service Pack, and there has been high interest among other retail and food service wholesalers locally. Retailers such as Walmart and Safeway are now carrying our Symphony four pack clamshell. The restraint chain White Spot has contracted with us to supply the Symphony blend for their specialty salads year-round with volumes of cases per week. Costco US is also now purchasing our product with large potential demand. Increasing awareness of the nutritional benefits, continuity of supply, and food safety certainty of locally grown greenhouse produce has led to heightened interest and demand from all levels of the food supply chain. Repeated issues such as e-coli contamination of field grown produce originating from California and Mexico, as well as the server drought conditions affecting quality and supply of produce from California have also led to new business opportunities. Premium prices for fresh, local products are accepted by our customers and pricing is increasing due to the above factors, as well as the appreciating US dollar, which leads to higher prices for the imported competition.
