2 Project Highlights Design The commanding glass and steel structure comprises more than 433,000 square feet of hotel, resort, and conference space, and offers 519 guest rooms, 35 spacious suites, and a 37,500 square foot conference center which all sit upon the airport s integrated transit center which offers direct commuter rail connectivity to downtown Denver as well as bus rapid transit (BRT) connectivity to the surrounding Denver suburbs. Designed by Gensler and built by MHS, a tri-venture comprised of contractors Mortenson, Hunt and Saunders, the LEED Platinum-certified building honors flight and aviation, symbolizing wings of a bird in flight hovering above the iconic tents of the Jeppesen Terminal. Gensler also designed the 82,000-square-foot, open-air plaza, framed by two 150-foot canopies that connect the terminal to the hotel and transit center. The plaza is set to become Denver s newest venue for arts, entertainment and relaxation, connecting the community to DEN in an innovative way highlighting the social benefit of the project.

3 Sustainable Sites Connectivity The transit center provides direct, convenient connectivity to downtown Denver, dramatically reducing automobile emissions by providing access to public transportation via light rail and buses. The facility provides bike parking spaces and showers for employees, and preferred parking spaces for low-emitting and fuel-efficient vehicles in the parking garage.

4 Water Efficiency Native and adaptive species have been used for landscaping to promote biodiversity. Stormwater quality and quantity are managed by diverting stormwater runoff to existing detention Landscaping ponds on the DEN property, thus limiting disruption and pollution of natural water flows. The project also reduces microclimate temperatures and contributes to the reduction of the urban heat island by using light colored hardscape and a white roof on the Hotel. The HTC provided DEN with an opportunity to emphasize our commitment to reducing the consumption of natural resources, and minimize the carbon footprint and waste sources normally associated with large construction projects. Significant efforts were put forth by all of the contractors, vendors, and constructors who contributed to the project in order to adhere to the project goals and requirements to use recycled materials, reduce construction waste, and recycle construction products. Ongoing efforts ensure that the operation of the HTC will continue to meet DEN s waste and materials goals, with integration into the airport-wide recycling, composting, and waste diversion programs.

5 Waste Diversion Recycling & Materials Project Recycling & Materials Highlights: Reduced landfill waste by diverting and recycling over 65% of construction debris. Over 15% of materials (predominantly concrete and steel) were sourced from within 500 miles, reducing the pollution associated with shipping. Over 17% of recycled materials were used in the project in the form of steel, fly ash (a component of concrete that is a byproduct of local coal-fired power plants), carpet, insulation, tile, and more.

6 Over 81% of the total wood-based building materials are certified in accordance with the principles and criteria of the Forest Stewardship Council (FSC). By using certified wood, the project supports proper stewardship of forests and related ecosystems. Recycling bins are provided in public areas, guest rooms, and office spaces to encourage recycling of waste generated by the building s employees, guests and visitors which otherwise would be disposed of in a landfill during the operations of the building. Building Performance Energy Conservation The Hotel and Transit Center was designed to be as energy and cost-efficient as possible. The HTC reduced annual energy costs by approximately 49%, as compared to a typical hotel designed to meet current energy performance codes. This was accomplished by incorporating design elements to increase the efficiency of the building envelope, installing high-efficiency mechanical systems, as well as taking full advantage of daylighting opportunities. These

7 efficiency measures reduced the baseline energy use by almost 15%, and an additional 30% of the energy use of the facility is offset by solar energy that is produced on airport property. Achieving the desired design of the hotel without sacrificing operational energy efficiency posed a significant challenge to the design team due to the amount of glazing required for the large surface area. In order to achieve the final solution while ensuring ongoing energy performance, rigorous computer simulations were performed throughout the design evolution. These computer models predicted energy consumption and daylighting solutions based on various design iterations, and allowed for the final design to be both energy efficient and visually appealing. Energy Conservation & Efficiency Measures: Room keycards enable activation of guest-room plug loads, lighting, and manual temperature controls. Automatic temperature set-backs are enabled when rooms are unoccupied. This occupancy-based keycard control is a key element in saving energy. Dedicated outside air and demand-control based ventilation systems ensure that necessary outside air is provided for adequate indoor air quality, while minimizing the amount of energy needed to heat and cool the spaces. Every aspect of the curtain wall such as glazing selection and frit patterns was analyzed for energy savings and daylight optimization. Indoor ceiling and floor heights were optimized with the glazing selection to maximize daylight penetration into the building, while reducing glare and solar heat gain. Escalators incorporate load-shedding controls to reduce energy use when passenger load decreases.

8 Occupant control of lighting and temperature was implemented where feasible based on the use, occupancy, and security restrictions of each space. High-performance lighting systems deliver exceptional light quality and quantity for both general illumination and highlight lighting, while integrating with daylight harvesting control to maximize the guest experience. Daylighting Due to the design of the facility, daylighting optimization was a major consideration. The Conference center includes two ballrooms and 15 additional meeting rooms and boardrooms. The meeting space s most dramatic feature is a 10,000 square foot pre-function areas showcasing a panoramic, three-story, floor-to-ceiling glass wall that is approximately 100 feet wide.

9 Daylighting was optimized with wall-to-wall views from every room in the hotel to maximize lighting and comfort and showcase our region s beauty with the views of the Rocky Mountains and plains. Water Conservation One of the key design concepts for the landscape was to primarily use native and/or adapted plant species and plant material with very low water requirements. Irrigation was only required temporarily for the landscape during the establishment period.

10 Potable water use for indoor fixtures has been addressed by specifying low-flow showerheads and dual-flush toilets. In order to minimize water use for laundry, guest education has been integrated into the hotel rooms. The facility is designed to use 30% less water than conventional designs. Air Quality and Comfort Several measures were taken to help ensure air quality and comfort during and after construction. First, the entire facility prohibits smoking. HVAC strategies to enhance air quality include demand-control ventilation at the zone level in spaces with varying occupancy levels such as conference rooms and common areas, and outdoor airflow monitoring stations at the system level. A Construction Indoor Air Quality Management Plan was implemented to address air quality during construction and before occupancy, a key issue due to the proximity of the construction site to the existing terminal. Low-VOC paints, coatings, adhesives, sealants, and flooring systems, as well as urea-formaldehyde-free composite wood and agrifiber products were used in order to reduce off-gassing and overall VOC levels in the air. Operations and Maintenance The Hotel and Transit Center utilizes sustainable maintenance and facilities operations practices to ensure the facilities will continue to be operated in accordance with sustainable design principles. Energy efficiency and thermal comfort levels were initially validated by a comprehensive commissioning process, and continue to be monitored and evaluated through the sophisticated energy management and control system which provides the facility operations team unprecedented insight into real-time building performance and operations.

11 Community Exterior Art Field of Air by Ned Kahn Art for the Hotel and Transit Center enhances three main public areas: the train arrival, the escalator that ascends from the train hall to the plaza, and the open-air plaza. All pieces have Open-air plaza between Jeppesen Terminal and Westin Denver International Airport aspects that reflect the region, enriching the sense of place at the airport and adding enjoyment to the traveling experience. For his artwork at DEN, Ned Kahn was inspired by the way the grasses of the plains expose the invisible force of the wind. Each of the thousands of individual blades are made from brushed

12 aluminum and hinged so that the play of air on the plaza becomes a contemplative and meditative backdrop. "Shadow Array by Patrick Marold

13 Denver artist Patrick Marold created a large-scale installation to enhance the expansive landscape area around the public transit station. The sculpture, titled Shadow Array, consists of 236 beetle-kill spruce logs from southern Colorado, which creates an active experience for travelers as they enter and exit the valley by train, while also providing a dynamic panorama from the hotel and public spaces to the south of the plaza. The shadows and patterns created by the sculpture change and shift according to the seasons, daily passage of the sun and with evening lighting. The reuse of this beetle-kill spruce provides local material for the artwork, while creating a restorative use for the wood which otherwise would have been milled, processed, or burned. 14 The Plaza The 82,000 square-foot open-air plaza is designed to become the new urban hub between the Jeppesen Terminal and the Westin creating a community connection between the airport and downtown Denver though special event programming. The plaza will be a hub of activity, populated by travelers, hotel guests, airport employees, and the community at large who, thanks to the commuter rail, will have easier access to the public elements of the airport. It is designed to be a venue for art, entertainment and relaxation. The space available can

15 accommodate up to 2,000 people during a normal day and up to 4,500 people for special events. Already, the plaza has hosted several events including movie nights, putt-putt golf, summer picnics, a beer garden, Festival International des Sports Extrêmes (FISE) Welcome Event, ice rink with free ice skating for visitors, and a holiday market that will feature local artists. Transit Center The Transit center offers a direct rail connection from downtown to the airport. The University of Colorado A Line, operated by the Regional Transportation District (RTD) and Denver Transit Partners (DTP) is changing how people experience and access the Mile High City. The rail line offers convenient access to reliable transportation that provides direct access to airline check-in, baggage check and security screening at the airport.

16 Passengers stepping off the train need walk only a short distance to an escalator, elevator or stairs that leads directly to the south entrance of the Jeppesen Terminal and the security checkpoints, dramatically reducing the distance from the train to the plane. Passengers may also drop off their luggage at the convenient bag drop location on level 1 of the transit center. The bag drop service is currently supported by United Airlines, Delta Airlines, American Airlines and Southwest Airlines, with other carriers coming soon. About the University of Colorado A Line Distance: 23 miles of track from DEN to downtown s Denver Union Station Ridership: Estimated 18,600 passenger trips per day Passengers are also able to print boarding passes for participating airlines which includes United, Southwest, British Airways, Lufthansa and Icelandair at one of six self-serve boarding pass kiosks.
