2 WHAT WILL THIS GUIDE DO FOR YOU? THE AIM OF THIS SUSTAINABILITY STRATEGY STAFF GUIDE IS TO: help all staff at Majid Al Futtaim Properties understand our sustainability vision, focus areas and long term goals summarise how the goals were defined so that you can feel confident explaining our approach explain how this information relates to your own work enable you to contribute WHAT IS SUSTAINABILITY? Sustainability, or sustainable development, has been defined in many ways, but the most commonly used definition is from Our Common Future, also known as the Brundtland Report, which states: Sustainable development is development that meets the needs of the present without compromising the ability of future generations to meet their own needs When translating this to a business context, it can be helpful to think about the concept of the triple bottom line. Traditionally, businesses only measure profit and loss in terms of financial capital. A sustainable business considers its social and environmental bottom line as well. Businesses need economic, environmental and social capital in order to function. We need heat, lighting, and water to run our buildings, and energy and natural resources to build them. We rely on clean air, food and education to provide us with skilled, healthy workers. And we need an economy with employed workers and economic growth to producer the customers we need for our services. The ultimate sustainable business recognises this and adds as much back to the economy, society and the environment as it uses. Measuring the triple bottom line requires inclusion of different metrics in business plans and strategies, and a lot of work to embed sustainability into the heart of the business. This guide sets out Majid Al Futtaim Properties ambitions to be a sustainable business, to measure our triple bottom line and to integrate sustainability into everything that we do. In doing this we hope to transform the economic and social development of the region. At the heart of this is our sustainability mission to enhance people s lives through sustainable real estate. Practically we want to develop and manage better buildings which are as environmentally efficient as possible and which will deliver social and economic benefits to our communities, customers and supply chain. By embedding sustainability in our business, we will increase the value of our brand, boost long term profitability, create new business opportunities and maintain our talented workforce. 4 OUR ACHIEVEMENTS SO FAR Our deep commitment to sustainability is something which is demonstrated by all Majid Al Futtaim employees, whose hard work and dedication lie at the heart of our achievements. That is why it is really encouraging to know that, of a selection of staff interviewed, 88% stated that awareness and buy-in that has been built across the organisation is our biggest sustainability achievement so far. We are proud of our sustainability achievements to date, which include the following: Held three annual sustainability conferences, bringing together 100 stakeholders each year Launched our Labour Standards Policy which protects workers across Majid Al Futtaim s construction sites Driven genuine performance improvements in labour conditions for workers that live in camps through our labour camp audit process Appointed a Green Star Manager to support the sustainability performance of our mall tenants Delivered sustainability training to 50% of our staff Launched the Majid Al Futtaim TEAM Sports and Well-being Committee Launched the hugely popular staff talent contest Showtime Published annual sustainability reports on our environmental and social impacts over the past four years Invested over 2500 staff hours in our communities through volunteering Appointed a Head of Sustainability in 2011 Received Green Star status from Global Real Estate Sustainability Benchmark (GRESB), the real estate sector s investment sustainability benchmarking scheme Consistently achieved over 70% of our targets every year Built the first five star hotel in the Middle East region to achieve LEED Silver rating Invested a total of AED 26.9 million in our communities in three years (between ) 2 Integrated smart technologies into our building design and operations to drive energy efficiency Achieved green building accreditation for 7 of our assets: - Mirdif City Centre - Fujairah City Centre - Beirut City Centre - My City Centre Nassiriya - Kempinski Mall of Egypt - Majid Al Futtaim Tower 1 - Majid Al Futtaim Tower 2
5 OUR GOALS We have been working hard to address our sustainability impacts since 2010 and we are extremely proud of all that we have achieved so far. However, we do not just want to celebrate past successes but want to look at how sustainability will support our future business. We have a total of 11 ambitious goals to meet by THREE STRATEGIC FOCUS AREAS: PIONEERING STANDARDS PROSPEROUS COMMUNITIES HIGH PERFORMANCE ASSETS GREEN BUILDING STANDARDS To build and operate all assets to best practice green building standards in the MENA region COMMUNITY WELL-BEING & ENGAGEMENT To demonstrate the socio-economic value we bring to the communities in which we develop and operate WATER, WASTE, ENERGY & CARBON To create and manage resource efficient assets, communities and infrastructure SUSTAINABLE PROCUREMENT To transform the MENA real estate market through our procurement of sustainable materials and services EMPLOYEES To be recognised as the real estate employer of choice in the MENA region TENANTS & OPERATORS To work together with tenants and operators to deliver high performing assets HEALTH & SAFETY To achieve zero fatalities and have in place a certified health and safety management system covering all activities LOCAL ECONOMIC DEVELOPMENT To create prosperous and inclusive communities and pioneer new approaches to community engagement for the MENA region CUSTOMERS & VISITORS To fully understand our customers and visitors sustainability drivers and use this information to create assets that enhance people s lives LABOUR CONDITIONS IN THE SUPPLY CHAIN To achieve public recognition for transforming labour conditions in the MENA region, both through our work with government authorities and the delivery of a best practice management system ENHANCEMENT OF THE PUBLIC REALM To create exemplar public spaces both within and around our assets Our sustainability strategy creates value and raises standards across the region - we should recognise and celebrate that. At the same time we must strive to emulate international best practice and incorporate this into everything we do. That is our goal, and it is one from which we must not shy away. 6 HOW WE DEFINED OUR STRATEGY The ambitious sustainability strategy which we are working hard to implement across our portfolio is the result of a comprehensive review process which took place in As part of the review, detailed in the diagram below, we looked at our progress to date, considered individual country risks, reviewed our peers and examined areas where opportunities exist to demonstrate leadership through innovation. We also asked our key sustainability stakeholders what they thought were the most important sustainability impacts for our business. This helped us to determine the sustainability factors that are of most relevance, or those that are most material to our business. SUSTAINABILITY FACTORS BUSINESS STRATEGY REVIEW INTERNAL STAKEHOLDER ENGAGEMENT EXTERNAL STAKEHOLDER ENGAGEMENT COUNTRY RISK REVIEW REVISED SUSTAINABILITY STRATEGY PEER REVIEW LEADERSHIP & INNOVATION Following this work, we have decided to move our terminology from CSR to sustainability in order to reflect the fact that we want to be benchmarked to international peers. We have also organised our goals into the three focus areas: Pioneering Standards, Prosperous Communities and High Performance Assets. The three focus areas help to emphasise the fact that we are tackling the issues which really matter across the region. We hope that you agree that this makes understanding and communicating our aims effective and impactful. Since the implementation of the sustainability strategy, sustainability has become a growing focus of the business corporate values and strategy. Both the Sustainability Steering Group and the Board support the embedding of sustainability across all of our operations and are involved in making Majid Al Futtaim Properties a sustainability leader in the region. 7 YOUR OPPORTUNITY TO CONTRIBUTE It is important to emphasise how central staff are to achieving our ambitions - we need you to both understand and believe in Majid Al Futtaim Properties sustainability vision and goals. With the right level of staff knowledge and buy-in we can work collaboratively to ensure that our challenging 2018 goals and annual targets are met. What s more, with enough staff engagement and support we will be able to shift gear and move from being the regional leader that we are to the regional pioneer that we aim to be. Since the launch of our sustainability strategy, we are delighted that a number of you have contributed towards the sustainability agenda by taking ownership of sustainability targets and promoting sustainability in your teams. Some of you might still be wondering how you can minimize the environmental impact of your work area and contribute to meeting our sustainability goals. Or perhaps you are unsure about your team s and business unit s sustainability goals. Wherever you are on the sustainability journey, we would like you to do the following four things: 99 Watch the Green Building video to understand our business environmental impacts and the actions we are taking to reduce them 99 Take some time to understand Majid Al Futtaim Properties sustainability vision and goals, as articulated in this Staff Guide, and think about how they relate to your work 99 Learn more about sustainability practices by signing up to the bespoke sustainability training 99 Share ideas with your manager on how you can contribute to the 2018 goals To help you with these tasks, we will continue to deliver a number of great new initiatives to help you get involved. We will: Embed sustainability as part of the induction process for new joiners Offer a new and wider selection of sustainability training courses Update members of staff monthly on our sustainability progress in our monthly all staff s Increase the data coverage of our energy, water and waste data collection for disclosure Continue to innovate and integrate new and smart technologies within our portfolio Engage with tenants on sustainability through a specific tenant engagement programme Continue to organise TEAM sports and well-being events Another important aspect of meeting our sustainability goals is to ensure that Majid Al Futtaim Properties staff are happy and fulfilled in their work. To this end, we will offer a range of opportunities in which we encourage you to take part, including: One paid day off for volunteering for a good cause in the Community Sustainability Breakfasts to get to know your team members over great food Majid Al Futtaim Talent Competition Showtime Clean Up Arabia Donating the Making a Difference campaign This is an exciting stage of the Majid Al Futtaim Properties sustainability journey, both in terms of our own impacts and our ambition to lead the way across the region.
