1 Minnesota State University Moorhead Construction Management CM 496 CM Capstone Project Semester Project Description Fall 2004 A group of investors has approached your construction company with a simple request: design and construct a profitable, functional, and visually pleasing building on one of our Fargo/Moorhead area properties. Of course, they are looking for the best possible return on their investment, and it will be up to you to convince them and prove that your project will be profitable. The project may be in any of the surrounding areas as long as you justify your rationale. The investors have not decided on any particular type of building structure or business use. The client is interested in up to a building that goes well with the surrounding businesses and neighborhoods. The investor has shown an interest in daycare facilities, offices, restaurants, research labs, dormitories, classrooms, residential units, etc However, the investment group s expectations are somewhat higher for locations close to Minnesota State University Moorhead. The group envisions campus-related structures that could be leased to the University, such as classroom space, dormitories, laboratories, student services etc Whatever building concept and design you decide upon, make sure it incorporates one or more of the targeted interests of the investor. Your design and targeted use must be substantiated through a feasibility analysis to (1) prove your concept makes sense for the chosen location; and (2) prove revenues exceed expenditure. It is your job to (1) conceptualize, develop a plan, and convince the client on your design; (2) sell your construction services; (3) develop detailed plans, estimates, and schedules; and (4) simulate the construction of the project on paper. Remember. Use your past experiences as your guide. You have lived in the Moorhead area for at least two years and should know what types of uses and buildings will go on these locations. You are in competition with other local contractors (fellow students), and your knowledge and expertise in the type of structures designed / built is of great importance. Marketing your company is the first step; then you must convince the investors of your idea. To best sell your company, make sure that you familiarize yourself with the project site and the community. This course utilizes all of the skills developed in previous construction management coursework. This project requires conceptualizing both design and costs. The final plans and estimates will grow from your original conceptual plans. Think economically, effectively, and functionally. 1

2 This project will attempt to place you in a project manager s or construction manager s position for the next 16 weeks. It is vital that you keep up and meet all of the established milestones so that you do not let your project fall behind. The course will require the students to adjust to the changing needs and desires of the project and the owners. Complete everything in this class as if your life depended on it. Above all, have fun with this project and learn something. Remain dynamic and responsive to changing situations. Good Luck. Most of ALL. Remember that you will only get out of this class what you put into it. The amount of effort that you place on this course is directly related to the amount that you will learn from the experience. 2

3 Assignment #1 Research for Potential Projects 50 Points Teams will research what types of projects would be appropriate and feasible in the Fargo/Moorhead area. The research will include, but not limited to, 1. Demographics Of The Area 2. Population Needs And Desires 3. Economic Trends, 4. Social Trends 5. Economic Development Initiatives And Incentives Teams will be assigned to one of the above topics. Each team will develop a 5 10 minute presentation for the class and prepare a handout of the information for each of the other teams. Presentation focus CM 496 Class 3

4 Assignment #2 Company Qualification Packet 200 Points Review construction companies profiles on the web or other marketing brochures; then develop your own company profile for this project. 1. Review all marketing and company background information you can find on various construction companies either published (hardcopy) or on the web. Based on information gained by reviewing other companies, develop your own company profile. 2. Fill out an AIA 305 Pre-Qualification form and provide all required attachments. You are creating a hypothetical company. Therefore, YOU MUST SOMEHOW CREATE ALL OF THE INFORMATION needed to complete the assignment. 3. Develop a marketing brochure for your company. 4. Prepare a 5-8 minute presentation to present your company s profile. The focus of your presentation will be potential investors. Point Breakdown: Company Profile 50 points Company Safety Policy and Plan 50 points AIA 305 Forms Completed 20 points Marketing Brochure 50 points Company Profile Presentation 30 points 4

5 Assignment #3 Conceptual Design, Site Selection and Project Feasibility 150 Points 1. The instructor must approve your project. The team will meet with the instructor to discuss their project and to make sure it will meet the requirements for the course and at the same time can be accomplished within the time frame of the class. 2. Report on the site selected and its appropriateness for the proposed use. Convince the instructor that it is the best site for the project you propose. 3. Using any CAD software, prepare the following conceptual drawings for the proposed use of the chosen site: (site plan, floor plan, and elevation). 4. Prepare a project description. Explain what your project is then prepare a brief description of your building (include type of structure, finishes, exteriors, etc. This will serve as your conceptual project description, which can later be expanded for the project description. This part of the assignment is to be in narrative form easily understood by the investors. You can use the CSI format for reference. 5. Prepare a conceptual estimate. Students are encouraged to prepare divisional estimates, but square foot cost estimates from reliable reference sources are acceptable at this stage of the project. 6. Prepare a conceptual schedule. 7. Prepare a feasibility analysis for your proposed project. Include feasibility calculations. Remember to use rates that are applicable to your project use/location. You must include analysis of the return on the investor s investment. You must convince your instructor that money can be made. 8. Prepare a 10-minute presentation on your site selection, proposed use, and feasibility information to be presented the class. Include an overview of your conceptual plans, estimate and schedule. Be sure to convince the instructor your company is the best company for this project. Focus of your presentation will be potential investors. Point Breakdown: 1. Site Selection Report 20 points 2. 6 Assignment #4 Project Description and Plans 200 points Project Description This is the written description of your project, which should include, but not be limited to, the following: Foundation Structural Exterior Interior finishes Windows and Doors Mechanical and Electrical Project Plans You must use CAD for all of your drawings. Your drawings should look like a professional set of plans. Site utilization plan Site plan Foundation plan Floor plan/plans Four elevations Wall section Door and Window Schedules Point Breakdown Project Description 50 points Plans 100 points Project in Expedition 50 points 6

7 Assignment #5 Estimate 100 points Estimate Complete an estimate, including a quantity survey, of all work necessary to complete the construction of your proposed project. The estimate must show line item quantities on all areas, including mechanical, electrical, and plumbing systems and utilize the timberline software in order to receive full credit. Use the estimating guides when in doubt. Provide the following information on a separate sheet at the front of your estimate: Summary Sheet by Division with profit and overhead broken out. SF Floor Area (Total and on each floor) Total Site Area 7

8 Assignment #6 Schedule 100 points Schedule Project Start Date will be Nov Using Primavera, create a schedule that is cost and resource loaded for the project. It should contain at least 60 activities. It is assumed that your project duration will be long enough to span at least three seasons. Provide both a Gantt chart and network/pert schedule Provide tabular reports that can clearly demonstrate the o Tasks, o Critical Activities, o How The Project Is Set Up And o How Activities Are Coded. Cost loaded report Resource loaded report Create a Target/Baseline schedule. Provide both tabular and graphic reports to demonstrate. Print a Look -A-Head schedule for work to be completed Dec. 6, 2004-Jan. 10, 2005 Provide evidence that the reports generated match your estimate. 8

9 Assignment #7 Schedule of Values and Cash Flow Analysis 50 points Schedule of Values: Prepare a schedule of values that can be used for application for payment that follows the AIA G703 format. Show the steps you used to arrive at the figures used in the schedule of values. In order to receive full credit, you must produce the schedule of values using Expedition Software. Make sure you have developed your cost-loaded schedule in conjunction with your schedule of values and vice-versa. Provide evidence that the reports generated match your estimate and schedule. Cash Flow Analysis Based on a 30-day payment cycle from the owner, prepare a graphic on the cumulative cost curve of the early schedule to determine the maximum line of credit required for the project as conceptually scheduled. 9

10 Assignment #8 Contracting Stage 50 Points Contract With the Owner: 1. Prepare a contract packet for the owner of this project. The packet must contain the following: A completed contract document (AIA Standard form Agreement between Owner and GC) Performance and Payment bonds Schedule of Values List of proposed subcontractors The estimated total of your project must equal the contract amount. Generate the necessary reports to prove this. 2. Write a subcontract with one of the proposed subcontractors. Pay particular attention to the scope of the work. It must be detailed in the contract. To receive full credit you must fill out the AIA Subcontract and generate on using expedition. 10

11 Assignment #9 Job Hazard and Risk Analysis 50 Points Conduct an analysis of your project then write a narrative to address the following. The narrative needs to be built on Murphy s Law, if it can, it will go wrong. Identify the worstcase scenarios and then discus how you will address them. 1. Job hazards and/or safety issues to be addressed during the construction of the project. How will you address these issues and how does your company safety policy and plan support what is needed for this project. (25Points) 2. The areas of high risk or areas that need to be monitored to insure that the project is on time and within the budget. This may or may not be safety related. (25Points) 11

12 Assignment #10 Change 150 Points The investor/instructor will identify a change for your project. Please respond to the investor s requested change with all proper management actions for said change. This includes but is not limited to the following. This should be treated as a change to your original contract amount. In other words the change will occur after the original contract is signed. All necessary change documents, cost estimates, revised schedules, and revised drawings must be submitted. Do not incorporate your estimated for the change into your original estimate. Compare your schedule after the change to your target schedule. Indicate where and how it changed your schedule. Provide both graphic and tabular reports. Prepare a report to the president of your company and the owner that outlines the strategy you would take in approaching this change situation. Discuss how this change will impact your schedule, costs, and resources. Show how the change impacted your cash flow analysis. 12

13 Assignment #11 Request for Payment 50 points Using AIA documents G702 and G703, prepare the payment request number one, two, and three for your project. Make sure to include all accepted change orders. You will bill based on the schedule of values and the cost loaded schedule. Run a filter and generate a graphic and tabular report based on the filter you created. This should clearly identify the amount due for each payment. Provide a release of liens for the GC and lien releases for all subs that worked during billing period #3. 13

14 Assignment #12 Substantial Completion and Project Closeout 50 Points In order to expedite this process, you are required to complete the following: 1. Draft a letter to the Architect/Owner requesting substantial completion with the following AIA documents as attachments: Completed (AIA G704) Certificate of Substantial Completion. Completed (AIA G702 & G703) Application for Payment for all contracted work (less overall project retainage please exclude retainage, unpaid amounts, and any disputed or unfinished contract amounts under EXCEPTIONS portion). The assumption is that there will be something in the exceptions portion. Completed (G706A) Affidavit of Release of Liens for your company. Complete lien releases for all of the subs that complete work in the last billing period. 2. Draft a letter to the Architect/Owner requesting payment of all retainage held during the project and any amounts that were held as exceptions with the following attachments: Final Payment request for the retainage on proper forms (AIA G702 & G703). Affidavit of Release of Liens for your company for the retainage amount [lus any exceptions. Complete lien releases for all of the subs for their retainage amounts. 14

15 Assignment #13 Unforeseen Complications 50 points At some point in the semester, the instructor will announce some kind of unforeseen complication, which will affect the project. The team will have to figure out how to deal with it and make appropriate changes to plans, costs and schedule. The problem may affect any or all of them. Appropriate changes to the plans, specs and or schedule will be turned in to the instructor with a narrative explaining how and what the team did to address the unforeseen condition or problem. 15

16 Assignment #14 Project Presentation Format 50 points This presentation is a overview of everything that was included in your semester project. The focus will be what you did, how you did it and why. The following guidelines will assist you in preparing your project presentation. Plan 15 to 20 minutes to provide the following information about your project. Remember to convince the instructor that your company is the best company for this project. 1. Quick overview of your company. 2. You must convince the investors, that this is a feasible site and location. 3. Demonstrate the return on investment 4. Present your project design in detail. The investor should have a clear picture of what this project will be and look like. 5. Present the estimated total project costs and review the proposed schedule. 6. Discuss how you addressed the change request. Show the impact n the estimated costs and the project schedule. 7. Discuss the aspects of the project that could be considered high risk. How did you address these issues? 8. Prepare this presentation in a professional manner and come dressed professionally. I encourage you to use visual aids that help present your materials. This will enable you to cover the desired materials in this short time frame. Note: This is a suggested format only. You are free to expand on what is listed to best present your project. 16

17 Assignment # 15 Final Deliverables 150 Points This is your opportunity to prepare a final portfolio showcasing your project. In order to receive total points for this assignment, you must correct everything that that you lost points on each assignment. The final submittal must be organized as follows: Section I o Identify and briefly describe your project and where it is located. Section II o Provide a detailed list of the changes and enhancement that you made to each assignment. Section III o Final submittal will include, but not limited the items list below. Section IV o The final section will be all of your original grade sheets. The student will submit the following project deliverables. 1. Set up a company for the semester project Develop a company profile Complete a contractors qualification statement (AIA 305) Company Safety Policy and Plan Set up the company in Expedition 2. Site selection and feasibility analysis You must incorporate current demographic data in your site and feasibility analysis. Conduct an analysis of your site. Why is the site ideal for your project? Conduct a feasibility analysis for your project. What is the return on investment? 3. Conceptual specification, plans, estimate, and schedule 4. Detailed project description 5. Detailed project drawings using any computer-aided drafting software (CAD) Foundation plan Floor Plan (showing all partitions, doors, windows, and dimensions) Elevations Detailed Site Plan (showing all parking, landscaping, sidewalks, etc.) Wall Section (showing typical construction of your project) Construction Site Utilization Plan **All plans must be dimensioned. **Will reflect changes due to change. 17

18 6. Detailed estimate, including a quantity survey. Using any estimating software, prepare a complete estimate for the project including mechanical, electrical and plumbing. You must reflect the changes made because of the change. **Will reflect changes due to change or unforeseen conditions or circumstances. Productivity analysis problems 7. Project Schedule Using P3 scheduling software, prepare a schedule for the work of at least 60 activities. You must reflect the changes made because of the change. Schedules produced should include a Bar charts and precedence diagram Tabular reports Comparisons to the target schedule Cost reports Resource loaded reports Cash flow analysis **Will reflect changes due to change **You must show evidence that the estimate, schedule, costs, and schedule of values all tie together. 8.
