2 Market report on the leasing of logistics properties and industrial spaces in North Rhine-Westphalia for 017 n / Mönchengladbach / Lower Rhine market area beat the previous record year 013 by around 19 % n / Bonn / Aachen market area is more robust with a slight rising trend n Ruhr region is at a healthy level again North Rhine-Westphalia (NRW) is one of Germany s most important logistics property markets. Due to its high population, the boom in e-commerce and its geographical location, this sub-market accounts for a third of the total takeup in Germany each year. The record result from 016 with 1.50 million sqm of newly leased logistics and industrial space at the top three NRW locations partly due to megadeals such as Metro was not repeated this year. The sector that rented the most space was retail (45 %), followed by transport and logistics (8 %) and production and manufacturing (1 %). Takeup was dominated by the segment of 8,000 sqm or more. As a result of continued high demand, even large-scale warehouse and logistics properties that did not fit the standard parameters were let in 017. By contrast, the segment of 3,000 sqm to 5,000 sqm recorded a considerable shortage of space. Rental prices have remained stable with a rising trend in a few cases. In 017, the prime rent in the / Mönchengladbach / Lower Rhine market area came to EUR 5.60/sqm. Realogis expects take-up to decline to 30,000 sqm in 018 due to a shortage of middle and large existing properties and the small number of new building developments available in the short term. There are signs that users will have to shift to peripheral locations due to the shortage of existing buildings and land capacity. >> Take-up of logistic property and industrial space by regions in North Rhine-Westphalia 1. 3 / Bonn / Aachen market area With take-up of 37,000 sqm, the / Bonn / Aachen market area recorded a positive development for the third consecutive year (016: 15,000 sqm, 015: 16,000 sqm) and exceeded the previous year s figure by around 10 %. The sector that rented the most space was still retail (4 %), followed by the transport and logistics industry (31 %) and the production and manufacturing segment (1 %). The stable market dynamics are also reflected in rents, with both the prime rent (EUR 5.10/sqm) and the average rent (EUR 4.10/sqm) remaining at the previous year s level. According to Realogis, the positive trend will continue in 018 and take-up will be slightly higher than in the previous year. The shortage of available existing properties will result in the utilisation of speculative and planned new construction solutions, particularly when more than 10,000 sqm of space is needed. Cumputacenter Kerpen, 3,000 sqm 3.40 /sqm Ruhr region market area After the absolute record year in 016 (1,00,000 sqm), the warehouse and logistics property market in the Ruhr region returned to a normal level in 017 with take-up of 468,000 sqm (- 54 %). There were no big-box deals this year like the Metro lease in Marl that was concluded in 016. Nonetheless, the market achieved its second-best result in the past five years due to sustained high demand and driven by a large number of project developments, which accoun- ted for roughly 60 % of total take-up. Transport and logistics companies came out on top again, with a 5 % share of usage. Of the rest, 9 % was attributable to retail companies and 18 % to production and manufacturing businesses. Based on the continued high demand for largescale logistics, in particular by large-scale retailers (primarily by e-commerce), Realogis is forecasting a take-up of approx. 500,000 sqm in 018. Given that excess demand is still very high, there is a great deal of potential to significantly exceed the forecast result. However, large plots of land are becoming increasingly scarce. The market for existing properties also offers only limited possibilities for potential users at present as, with only a few exceptions, there is a lack of speculative project developments.
