The Benefits of Thermal Imaging in a Preventative Maintenance Program Presented by: Larry Borgen, BELFOR Marty Endre, BELFOR Pete Nottleson, INSPEC Pre-Planning PRE-PLANNING What Do I Need? Disaster Recovery Plan Mitigation Response Plan Restoration and Reconstruction Plan Business Resumption Plan Communication Plan Contingency Plan 1

11/2/2016 Infrared Thermography Image courtesy of Fluke Cameras Infrared Thermography: The Science Thermography vs. Night Vision Night Vision Amplifies small amounts of visible light Requires some light. i.e: Moon or stars Thermal Imaging Detects heat energy emitted by objects Requires no light Radiant Heat 1

11/2/2016 Conductive Heat Mechanical Applications Electrical Applications 2

11/2/2016 Infrared Thermography Advantages of Infrared Building Diagnosis Fast, noninvasive, safe minimizes need for building disassembly Locate heating & cooling losses Minimize disturbance of occupants and ongoing operations Real time results Document as-built or post-repair/restoration conditions The Moisture s Not Always This Obvious! Thermography and Roofs 3

11/2/2016 Suspected Wet Insulation What Does the Camera Show? Very defined line between wet and dry. Color or Gray Scale? 4

11/2/2016 Verification Verification 5

11/2/2016 Thermography and Walls/Windows To the left is an interior thermogram taken above a window. This image could indicate wet or missing insulation. A photo from the exterior shows the same location glowing bright indicating heat loss. To the right is another location showing heat loss. Thermography and Walls/Windows Thermogram taken of an exterior stucco cladding just after sunset. The darker areas suggest they are areas of missing or wet insulation. Thermogram taken of the same location just before sunrise. No anomalies detected. Thermography and Walls/Windows Location of heat Loss. 6

11/2/2016 Double Pane Windows Two window panes in which the gas seals have been broken. Heat Loss/ Energy Savings Missing cellulose insulation. Thermography and Interiors This photo is of a ceiling area adjacent to an exterior window on the top floor of a residential facility. This is a thermogram of the same location. The scan indicates potential wet attic insulation adjacent to the exterior wall. 7

11/2/2016 Thermography and Interiors This in an interior IR Scan of a window area. The building owner suspects that the windows are leaking during rain events. The dark areas indicate cooler temperatures possibly due to wet insulation and are located in typical locations of water infiltration at window perimeters. Water Damage Moisture in carpeting Radiant Floor Heat Images 8

11/2/2016 It s Not Always a Problem Appears to be a possible area of heat loss around the wall vent. It actually was forced air coming out of the vent. This is an example of convection. Quality Control - High Lift Grout Infrared Scan Dark areas indicating cooler temperatures. Quality Control Curtain Wall Repair 9

WATER DAMAGE RESTORATION BASIC PRINCIPLES OF WATER DAMAGE RESTORATION WATER DAMAGE RESTORATION 5 Most Common Mistakes or Misunderstandings: If it s wet it must be removed and replaced A water damage is a water damage is a water damage Not knowing what s wet and what s dry Undefined internal capacity Minimizing or maximizing concerns regarding mold 3

WATER DAMAGE RESTORATION COMMON CAUSES OF WATER DAMAGE Water Lines (Failures and Freezing) Sprinkler Systems Construction Defects Tub and Sink Overflows Thunderstorms (Micro-bursts) Vandalism Defective Appliances and Fixtures Roof & Roof drain leaks Sewer Backflows River Flooding, Surface Water Flooding Ice Dams WATER DAMAGE RESTORATION Power Of Water Water is single most long-term destructive Substance In The Indoor Environment When Water Loss Occurs, the Critical Factor In Defining The Amount Of Potential Damage is The Amount Of Time The Structure Remains Abnormally Wet SAFETY AND HEALTH Safe To Enter? Confirm Actual Site Conditions or Assume The Worst Most Common Concerns Overhead Hazards Slips, Trips and Falls Electrical Grounding Electrical Exposed Wiring Contaminant Concentrations Pathogen Ingestion or Exposure 4

PRIMARY WATER DAMAGE Damage That Occurs Immediately By Direct Contact With Water PRIMARY WATER DAMAGE PRIMARY WATER DAMAGE 5

SECONDARY WATER DAMAGE Indirect Exposure To Moisture That Leads To Elevated Humidity Dimensional Changes Loss Of Structural Integrity Microbial Growth and Staining SECONDARY WATER DAMAGE Hygroscopic Materials Very susceptible to secondary damage Readily absorb water vapor to equilibrate with indoor air environment Permanent damage can occur when the air mass remains above 60% relative humidity Absorb moisture from a vapor faster than from a liquid Hygroscopic Pronunciation: \ˌhī-grə-ˈskä-pik\ Function: adjective 1 : readily taking up and retaining moisture SECONDARY WATER DAMAGE (hygroscopic material affected) 6

SECONDARY WATER DAMAGE WATER DAMAGE Categories of Water Category 1 - Clean : water originating from a source that does not pose substantial harm to humans. Category 2 Gray : water containing a significant degree of chemical, biological and/or physical contamination and having the potential to cause discomfort or sickness if consumed by or exposed to humans. Category 3 Black : grossly unsanitary water, containing pathogenic agents, arising from sewage or other contaminated water sources and having the likelihood of causing discomfort or sickness if consumed by or exposed to humans. Includes all forms of ground surface water and rising water from rivers or streams. Also includes water that originates from beyond the drain trap. CLASSES OF WATER LOSS Class 1 Limited Saturation. Water losses that affect a portion of the room or losses with low permeance/porosity materials (e.g., plywood, particle board, structural wood, VCT, concrete) 7

CLASSES OF WATER LOSS Class 2 - Partial Saturation. Water losses that affect the entire room of carpet and pad. Water has wicked up the walls less than 24 inches. Structural material has some saturation. CLASSES OF WATER LOSS Class 3 - Full Saturation. Water may have come from overhead. Ceilings, walls, insulation, carpet, pad, and sub floor are saturated. CLASSES OF WATER LOSS Class 4 - Specialty Drying Situations. Water losses involving wet materials with low permeance/porosity (e.g., hardwoods, sub floor, plaster, brick, concrete, stone, crawlspaces). These losses normally require low specific humidity to dry 8

CHARACTERISTICS OF WATER DAMAGE Travel (moves in the shape of a H ) Gravity Caused by water seeking its own level. Wicking Caused by water moving vertically and horizontally in hygroscopic materials. CHARACTERISTICS OF WATER DAMAGE Longer Term Primary and Secondary WD Results Secondary Damage Caused by elevated specific humidity conditions. Microbial Growth Caused by prolonged exposure to moisture. Microbial spread Caused by fungi spreading via various means (mainly air currents) to previously unaffected areas FAST RESPONSE IS CRITICAL The elements necessary to support microbial growth are always present. All that is required to initiate a destructive chain reaction of microbial growth is the addition of excess moisture for an extended time period. The most critical course of action in restorative drying is to respond quickly. 9
