The scan indicates potential wet attic insulation adjacent to the exterior wall. 7

The dark areas indicate cooler temperatures possibly due to wet insulation and are located in typical locations of water infiltration at window perimeters. 16 SECONDARY WATER DAMAGE Indirect Exposure To Moisture That Leads To Elevated Humidity Dimensional Changes Loss Of Structural Integrity Microbial Growth and Staining SECONDARY WATER DAMAGE Hygroscopic Materials Very susceptible to secondary damage Readily absorb water vapor to equilibrate with indoor air environment Permanent damage can occur when the air mass remains above 60% relative humidity Absorb moisture from a vapor faster than from a liquid Hygroscopic Pronunciation: \ˌhī-grə-ˈskä-pik\ Function: adjective 1 : readily taking up and retaining moisture SECONDARY WATER DAMAGE (hygroscopic material affected) 6
17 SECONDARY WATER DAMAGE WATER DAMAGE Categories of Water Category 1 - Clean : water originating from a source that does not pose substantial harm to humans. Category 2 Gray : water containing a significant degree of chemical, biological and/or physical contamination and having the potential to cause discomfort or sickness if consumed by or exposed to humans. Category 3 Black : grossly unsanitary water, containing pathogenic agents, arising from sewage or other contaminated water sources and having the likelihood of causing discomfort or sickness if consumed by or exposed to humans. Includes all forms of ground surface water and rising water from rivers or streams. Also includes water that originates from beyond the drain trap. CLASSES OF WATER LOSS Class 1 Limited Saturation. Water losses that affect a portion of the room or losses with low permeance/porosity materials (e.g., plywood, particle board, structural wood, VCT, concrete) 7
18 CLASSES OF WATER LOSS Class 2 - Partial Saturation. Water losses that affect the entire room of carpet and pad. Water has wicked up the walls less than 24 inches. Structural material has some saturation. CLASSES OF WATER LOSS Class 3 - Full Saturation. Water may have come from overhead. Ceilings, walls, insulation, carpet, pad, and sub floor are saturated. CLASSES OF WATER LOSS Class 4 - Specialty Drying Situations. Water losses involving wet materials with low permeance/porosity (e.g., hardwoods, sub floor, plaster, brick, concrete, stone, crawlspaces). These losses normally require low specific humidity to dry 8
19 CHARACTERISTICS OF WATER DAMAGE Travel (moves in the shape of a H ) Gravity Caused by water seeking its own level. Wicking Caused by water moving vertically and horizontally in hygroscopic materials. CHARACTERISTICS OF WATER DAMAGE Longer Term Primary and Secondary WD Results Secondary Damage Caused by elevated specific humidity conditions. Microbial Growth Caused by prolonged exposure to moisture. Microbial spread Caused by fungi spreading via various means (mainly air currents) to previously unaffected areas FAST RESPONSE IS CRITICAL The elements necessary to support microbial growth are always present. All that is required to initiate a destructive chain reaction of microbial growth is the addition of excess moisture for an extended time period. The most critical course of action in restorative drying is to respond quickly. 9
