1 First theatre in Utah aiming for LEED CERTIFICATION R&O Construction is completing the third phase of the Valley Fair Mall renovation in November with the construction of a Megaplex Theatre on the site of the former Mervyn s store. This Megaplex will house 15 separate theatres in 125,000 square feet of space, including a 6500 square foot Imax. One of the features of the Megaplex chain, according to R&O Vice President Tim Gladwell, is how the company has set the standard for using ICF a foam block that not only serves as a form for concrete but adds insulation value. It does two things at the same time, Tim said, not only insulation value, but silencing value so you don t hear the sound from the theatre next door. Due to the use of ICF materials as well as the location of the project within walking distance of mass transit and other criteria, the owners have elected to pursue LEED SILVER, which would make this the first theatre in Utah to be LEED certified. Building a standalone theatre is straightforward, but integrating a 15-theatre project into an existing mall is a good opportunity for R&O. Almost 30,000 square feet of the theatre footprint is being constructed to run right up to the mall s center concourse. Making this connection involves some problem solving because all of the Questar gas and Rocky Mountain Power utilities were on the roof that had to be demolished. Demolition included not only the old Mervyn s store, but seven tenant spaces leading to the center concourse. An unexpected construction challenge was the quality of soil beneath the old structures. After demolition, R&O discovered that the soils were unusable which required them to excavate more deeply than planned and required a larger amount of engineered fill. Still, Tim is very confident about the R&O team on the project. Project Manager Jeff Hawks completed phase two, and project Superintendent Matt Perkins has supervised all the phases of the Valley Fair Mall renovation. Building a new theatre into an existing mall is challenging, however, this is the type of project that R&O enjoys, and is how we built our reputation. We know how to bring solutions to the problems we encounter and provide the owner with a project that exceeds expectations, Tim said.

Associated Builders and Contractors of Utah named Harmons Market at Emigration in Salt Lake City the Best Renovation of a Non-historic Building Project of the Year at their annual awards dinner in April. The American Concrete Institute awarded St. Joseph the Worker Catholic Church in West Jordan, Utah an Excellence in Concrete award. R&O Construction received two platinum R&O honored with awards The Falcon Hill Research Park (Phase I) at Hill Air Force Base, Utah and the Harmons grocery store at Station Park in Farmington were award winners at the Associated General Contractors of Utah Convention. Held at a breakfast meeting in January, Falcon Hill was honored as the Industrial Building Project of the Year 2011, and Harmons at Station Park received the Retail Project of the Year The awards are judged by the following criteria: 1 Overcoming challenges and teamwork; 2 Safety; ST. JOSEPH THE WORKER CATHOLIC CHURCH HARMONS AT EMIGRATION safety awards, one from Associated General Contractors of Utah, and one from Associated Builders and Contractors of Utah. AGC s Platinum Safety award honors contractors with Achievement of Safety Excellence for safety ratings 25% below the national average. This is the third year in a row that R&O has achieved a platinum rating. ABC s National Platinum STEP award was presented to R&O for Ongoing efforts in the Development of a Quality Safety Program, and R&O received a Workplace Safety Award from the Utah Labor Commission and ABC Utah.

3 Planning ahead may accelerate schedule R&O will soon begin construction of its fourth McDonald s in the Las Vegas area. Project Manager David Cardall expects the work to go smoothly. A typical McDonald s project has a 125-day construction schedule, he explained. A pad-ready site is generally a 95-day schedule while projects requiring excavation and site work usually require a minimum of 120 days. R&O is working with McDonald s to develop a method to shrink the 120-day schedule down to just 100 days. When McDonald s knows they are going to build a store, he explained, they get their plans ready, perform their due diligence and generally go to bid. Sometimes they don t quite know who the operator is before the project goes out for bid, but usually know by the time the bids are due. McDonald s standard plans are given to a local architect to align with local codes. The company offers owner/operators a choice of interior packages. Once the package is chosen, it is also incorporated into the construction drawings. With this method, the operator can begin the core drawing process and pick the package they want, but always within certain parameters that allow for accurate estimates. Within Clark County, David said, aligning standard plans to the requirements of all the different jurisdictions can be tricky and can often draw out a construction schedule. The key is to have everything designed and planned correctly before entering the permit process, a business tactic that often sets R&O apart as a contractor.

4 New office building benefits from veteran team Construction has just begun on a new 63,000 square foot, three-level office building for Woodbury Corporation at the University of Utah s Research Park in Salt Lake City, Utah. According to R&O s Clint Costley, the Komas project has an 8-month schedule and should be completed before mid December The building is structural steel frame with exterior glazing, granite, EIFS, and architectural metal screening. It will have both office and laboratory space for at least two tenants. Komas has the advantage of being negotiated with Woodbury Corporation, a long-time client and their in-house design team. It s within a working office campus environment, Clint said. Keeping the public safe and keeping our employees safe on a job with that kind of congestion is always a priority. To keep the project on schedule and minimize the traffic congestion, most materials will be installed immediately as they are delivered. The building is also designed with maximum energy efficiency in mind, although the client is not seeking LEED certification. Energy efficiency has absolutely become an important component of every modern building. Clint added. R&O is confident the project will go smoothly because of the veteran team of Matt Bell, estimator, Will Haymond, project manager and Jim Bradley, superintendent, all with decades of experience on projects with similar conditions.

5 E M P L O Y E E S P O T L I G H T PROJECT SUPERINTENDENT Although Project Superintendent Mike Runnfeldt has been with R&O for seven years, he has spent almost all of the last two years working on four McDonald s in the Las Vegas area. Currently he s nearing completion on a McDonald s in Deer Springs. But his growing expertise in their construction has given him the nickname McMike. Though he s only 34, Mike has been in the construction industry for almost 18 years. He s actually had a variety of experience in retail construction with R&O that s included work on Fresh & Easy stores as well as new construction and remodels for Smith s. His most memorable store, though, is the McDonald s on Paradise Road near East Twain in Las Vegas. That was a very high profile McDonald s because of its high-end finishes. The owner even installed a $100,000 chandelier in it. When he s away from work though, Mike likes to spend his time with his three children, especially for the summer wakeboarding at nearby Lake Mead. R&O, he said, is just a great company to work for. I m very happy with my role here and hope I can contribute to their success for a long time.

6 Employees challenged to get in 2012 R&O Construction has challenged its employees to get healthier this year. A new Health & Wellness Campaign was launched last month for all R&O employees and their families. Everyone was issued a pedometer and tracking card to record the number of steps they walk on a daily basis. Miles for walking, running and hiking are tallied every day of the week, including those accrued on the job. Once the field workers realized how much they walk on their job sites every day, they signed up fast. As a matter of fact, the first 100 mile mark was reached by one of R&O s superintendents. Employees will be rewarded with prizes such as a trip, sports watches, gift cards, walking or running shoes and more. But the best prize of all is the increase in energy and better employee health which ultimately will result in lower health care and insurance costs for all.
