5 Standard Specifications Standard Specification Effective 12/11/14 EXTERIOR STAKEOUT AND GRADING: Location of the house on the lot, hand of garage, location of driveway and propane tank, etc shall be per approved plans and or i sole discretion of the Builder. Final grading, landscaping, tree removal and lot contours are per approved township plan and should approval not be required, it shall be solely at the Builder s discretion. Should the BUYER add any type of structures after the date of settlement, i.e. deck, shed, etc, and/or change the grade that the SELLER has established, then the resultant change in grade and/or drainage shall be the responsibility of the BUYER. Due to site conditions, lot topography will vary greatly and no warranty as to lot grading, usability and/or topography is expressed, implied or intended. All topsoil to be used from on-site. STANDARD BASEMENT: 10 thick poured concrete walls, 8 high (of which 4 is below slab) with Rubber Wall (green) waterproofing on the exterior and interior perimeter drainage pipe to sump pit. Sump pump hole location at Builder s discretion (sump pump and piping not included). 4 concrete thick basement slab with piping to attic for radon (fan not included), and outlet for future radon fan (to be installed at Buyer s discretion after settlement). No sump pump. ESCAPEWELL: Escapewell, sliding window, ladder attached to escapewell included, or walkout basement slider glass door with twin window included in Lot Premium DRIVEWAY: Installed to existing Road per Grading Plan, minimum 9 width LANDSCAPE: All disturbed areas to be raked and seeded with contractor s grade see. Standard planting package in mulched beds. Including contractor s choice of plant materials, which will vary depending on availability and market pricing. In no event will Builder be liable for damage to existing Trees either before or after settlement of the Lot or the removal, trimming or care of any trees following settlement. All landscaping to have a six month limited warranty, with the warranty to be voided if landscaping is improperly taken care of after settlement. $2,500 allowance flagstone walk with mulch. GARAGE: Steel garage on-insulated overhead door(s) per plan in factory white finish. WALL SHEATHING: 7/16 nominal thickness OBS or equivalent. 4. ROOF TRUSSES, ROOF RAFTERS AND CEILING JOISTS: (where applicable): Engineered roof trusses and/or conventional framing. Pitch and spacing per approved plans. Attic trusses used over first floor at selected location per plan. 5. GABLE WALLS: 2 x 4 on 16 centers with 7/16 nominal thickness OSB wall sheathing per plan. 6. SUBFLOOR: 4 x 8 tongue and groove OSB or yellow pine, glued and nailed. ROOFING: 1. SHEATING: 7/16 nominal thickness 4 x 8 OSB with H clips for firm construction. 2. SHINGLES: Tampko or equivalent architectural 30 year fiberglass shingles over 15lb asphalt saturated felt. Self-sealing for weather protection. Color to be Weathered Wood only. 3. FLASHING: as needed 4.
