5 Building Specifications PROJECT DESCRIPTION PARKING BUILDING DESIGN Galleria North Tower 2 is a 306,244 rentable square foot Class AA office property in Dallas, Texas. The 13-story building was constructed in The column spacing consists of a floor plate with 30 and 40 bay spacing, unless workstations or tenant layouts dictate otherwise. Galleria North Tower 2 has 962 parking spaces (plus 18% oversell) located within the covered garage. The property is located in the North Dallas sub-market with Interstate 635 to the South and the North Dallas Toll Way to the West. The property offers 980 parking spaces (3.2/1000 rsf). However per the Reciprocal Easement Agreement (REA) a deduction of 10 Condo Shared Spaces and 8 visitor spaces is required, making the adjusted parking total 962 spaces. Maximum oversell of 18% per the REA is a total of 1,135 parking spaces. There are approximately 212 covered visitor parking spaces on level one of the garage. The building s exterior construction is a cast-in-place concrete pan joist system with post tension haunch girders. SECURITY The building has multiple proximity card readers and 40 cameras. The system is active 24/7 with courtesy officer on site. LIFE SAFETY HVAC COMMUNICATIONS ELEVATORS RESTROOMS LOBBY FINISHES EXTERIOR WINDOWS FLOOR TO CEILING HEIGHT Fire protection is provided by a wet-type automatic and standpipe system with water being supplied by a 750 gpm fire pump throughout the tower. The electrical driven fire pump is connected to normal utility power and the emergency generator via an automatic transfer switch. A smoke management system including pressurized stairwells is provided as required by code. Equipped with two (2) 525 ton York water cooled centrifugal chillers that supply chill water Fiber, cable and satellite service available All elevators have carpeted flooring with limestone and granite walls. The ceilings include a domed panel effect with chrome light fixtures. Back elevator wall features crackled glass from ceiling to floor. The bathrooms contain ceramic tile on the wet walls and floors, polished chrome fixtures and polished marble countertops The main building lobby has painted articulated gypsum board ceilings with veneer plaster finish, granite tile floor with Italian limestone and base and marble inserts, fabric wall covering with wood paneling and stone on accent walls. Remote lobbies have painted gypsum board ceilings, fabric covering on walls and carpeted floors.
