2 Sustainable Buildings Links between sustainability, performance and value (Miller, 2014; Dermisi, 2014; Bond and Worzala, 2014; Dermisi and McDonald, 2011; Fuerst and McAllister, 2011; Eichholtz et al., 2010 Wiley, Benefield and Johnson, 2010) Industries, companies and individuals are trying to soften their footprint on the planet, with investors also including sustainability as their mission (Bond, 2010; Miller, 2014; Miller, Pogue, Gough, and Davis, 2009; Dorsey and Reid, 2012, Klein, Drucker and Vizzier, 2009) Increase in tenant satisfaction for green buildings (Wiley, Benefield and Johnson, 2010; Das, Tidwell, and Ziobrowski, 2011; Miller, Pogue, Gough and Davis, 2009; Reichardt, Frantz, Rottke and Zietz, 2012). Lower energy consumption leads to lower occupancy costs, lower vacancy rates, and higher worker productivity (Dorsey and Reid, 2012; Miller, 2014) Certain studies indicate that the additional cost for sustainable buildings may be negligible (Ciochetti and McGowan 2010) but others calculate this cost to be as high as 7 percent (Miller et al., 2008)
