3 When deciding how to get there, a visitor to the Kalle- Albert industrial park is spoiled for choice. The motorway is only three minutes from the main gates, the Frankfurt/Main airport just twenty minutes and the urban railway stops right in front of the plant entrance. Goods delivered to the site and those dispatched also have an easy rail journey over the ten kilometers of on-site rail tracks. Or visitors can come by ship; the plant is located on the banks of the river Rhine and even has its own wharf. 75 companies, most of them in the chemical industry e. g. Mitsubishi Polyester Film, Shin-Etsu Tylose, Agfa and, of course, Kalle enjoy the logistical benefits of the industrial park. An additional advantage that makes the choice of location easier is the package of services that the management company, InfraServ Wiesbaden (ISW) provides: from reliable, efficient energy supplies to sustainable operations. Energy Supplies Energy is supplied in many forms steam, cooling, compressed air and electricity are especially in demand. Like the arteries of a living organism, the network of supply lines extends above and below ground to every part of the huge site and ensures that energy is available in every corner. The challenge facing ISW is to provide the quantities necessary for clients production needs at all times of the day and night. The energetic center of the industrial park is the steam generating station: a block-unit power station fueled with biomass and three gas-fired steam generators. The building was erected 100 years ago and is continuously extended and modernized to fulfill the highest efficiency and environmental standards. For supply to the companies on the site, steam is generated and compressed to up to 75 bar at temperatures that reach up to 470 Celsius for distribution through the supply network. By comparison: district heating is delivered to homes at a gentle 2.5 bar. Last year, the steam generating station produced more than 600,000 tons of steam as processing heat in the production processes of tenants. Simultaneously, the steam drives turbines which generate electrical energy. Around a third of annual electricity needs are generated at the station amounting to more than 420 million Kilowatt hours making the location independent Serviceplus 1/

Water Supplies Water supplies and waste water disposal is a further challenge for ISW: at the Kalle-Albert industrial park, 90,000 cubic meters of water are required each day, largely for the purpose of cooling in manufacturing processes. Luckily, water is available in large quantities due to the location directly on the river Rhine. The water is first filtered. Perhaps the great challenge is the task of waste water disposal. This is taken on in Wiesbaden-Biebrich by billions of microorganisms. The site has its own waste water processing plant which converts the materials taken from waste water into solid biomass. The gases generated in the processes are captured and mixed with natural gas and channeled into energy supplies a matter of pride in Wiesbaden. Around 15,000 cubic meters of production water are biologically processed each day; a further 80,000 cubic meters of cooling and rain water are returned, subject to strict controls, to the Rhine. We take on many tasks for our tenants which enable them to concentrate on what is most important, their core business says Dennis Weber, describing the business model. Around 900 people are employed at ISW to put a comprehensive package of services together for the resident companies. These start with the essential services such as utilities and disposal and include safety and security. The companies on the site share the fire-fighting services prescribed by legislation and all of them can depend on 24-hour availability of four doctors who arrive when needed within minutes. There is even a personnel department which can take on everything from payroll accounting to personnel recruiting. The industrial park also has excellent storage facilities. The high bay warehouse can accommodate up to 9,000 palettes and users can review stocks over a digital interface at any time. Digital Services Intelligent machines coordinate the production process independently and data is processed by computer systems as it is received. Manufacturing operations today are a combination of mechanical processes, electrical power and IT explains Weber. This is the task and the strength of ISW. The two ISW subsidiaries can provide the knowledge and skills necessary. ISW Technik has 400 employees. It develops and applies solutions for systems and building operations, for example automation technology, apparatus engineering, pipeline construction and measurement and control systems. Engineers are in close contact with their colleagues at GES Systemhaus, another 100 percent ISW subsidiary. The IT experts operate highly modern data systems and provide consulting and software solutions to their clients. Starting in February 2015, Dussmann Service is contracted by the operator to provide a wide range of cleaning services for the tenants of the Kalle-Albert industrial park. These services are well received. We play our part in ensuring that facilities are quickly in a clean and habitable condition. This is why we assign responsibility to specific operatives for each part of the site. On-Site Training InfraServ Wiesbaden means it when it says it can provide a wide scope of knowledge and skills. At the industrial park s own training center, not only the operator s employees are trained but also those of the resident companies. Currently, 280 young people are learning 20 different occupations as vocational trainees: from fitter to chemical assistant, from business studies to IT systems; in cooperation with a private training college, students can even attain a Bachelor in Engineering here. Dennis Weber of InfraServ Wiesbaden explains: We aim to source future management personnel internally and the vocational training program provides us with tomorrow s skilled operatives. 7 low and for some families in the area, the Kalle-Albert industrial park provides workplaces for the fourth generation. Numbers Good Neighbors In the course of the decade, the city of Wiesbaden has grown to reach the borders of the industrial park. Chemical production in the direct vicinity of residential areas could easily lead to friction but not in Wiesbaden. Many of the local residents work in the plant themselves or know someone who does. The strict safety regulations are actively communicated. ISW is there to answer questions around the clock and this has received official recognition; in 2015, InfraServ Wiesbaden was awarded the Golden Lily by the city of Wiesbaden as recognition for its commitment and responsibility for the good of the community.
