Unit sizes range from 5 x 5 to 20 x 20. All units are on the ground floor allowing easy access. Clientele includes both individuals and businesses. Larger units are ideal for contractors and other business owners, while the smaller units are perfect for the local family that needs that additional space. Fort Knox is fully secure with access through an electronic gate with keypad, an eight to twelve foot wall around the perimeter of the property, fully fire protected, and has surveillance cameras around the facility. They also have a professional management team to help clients with all of their storage needs. mikeh@
4 Executive Summary (continued) UHAUL Fort Knox has one of the largest U-Haul centers in the East Bay. Their site has over 40 trucks of various sizes, trailers, and car transports. U-Haul serves numerous functions for their facility. U-Haul creates revenues from the local and one way rentals and the sale of moving supplies. U-Haul pays for all of the maintenance of the equipment and gives Fort Knox discounts on software programs and moving supplies. U-haul continually attracts new customers to the site which helps increase sales and occupancy. 5 Executive Summary (continued) RV & BOAT STORAGE Fort Knox has over an acre of land partially dedicated to RV & Boat Storage. They can accommodate vehicles from 10 feet long to 40 feet long. There is an easy entrance and exit site which clients appreciate along with a secure location with its high perimeter walls. 6 Executive Summary cont RECORDS MANAGEMENT At professional document and records storage management is offered. They have two separate buildings that house over 86,000 storage cartons in a safe secure environment. We have a state of the art software system that allows us to track each client s carton by barcode. Additionally each client can access their account information online. They service clients in the east bay, as far south as San Jose, and as far west as San Francisco. They have a professional management team that can determine the needs of each client and how they can save them time and money with their records storage needs. They offer an initial free consultation pick-up and delivery services, next day or rush orders, document destruction services, filing and a number of other services. Revenues are generated on a monthly basis for storage of the cartons, pick-up and delivery, destruction, and just about every service associated with the handling of a carton or file. Every account has a permanent removal fee of $8.00 per carton, which includes the pull fee from their warehouse. This value per carton is important when it comes to valuation or these assets. Fort Knox originally purchased the account from Bekins. At that time we had approximately 50,000 cartons. Due to their growth it was necessary to build an addition to the site to house the cartons. They have found that with no marketing the account grows at approximately 10% per year. mikeh@
