2 A Letter From Chad Hi, I m Chad Hendrix, owner and broker-incharge of Hendrix Properties. We re a small company that does big things. I ve been a Realtor for almost 20 years. In that time, I ve learned a lot about the rewards and challenges of real estate. When I founded Hendrix Properties in 2004, I knew I wanted to create a different experience for buyers and sellers. I wanted to take all the things that work and do them better: marketing, client education, technology...all of it. I also knew that in order to achieve that goal, Hendrix Properties needed to stay small and tight-knit. To me, the only thing that matters is getting you results. Really understanding your needs is the biggest piece of the puzzle. I find that careful listening and total honesty with my clients always gets them the fastest sale at the highest price. I always like to say that the client and I work together to produce the best outcome. Hendrix Properties is a boutique firm that works hard every day to do big things. 5 MAKING Preparations We always like to start with an in-person meeting. We ll ask you questions about your motivation, desires, and goals. We re a results-driven company and knowing what results means to you is always paramount. Then we ll walk your home together. This step is crucial we ll discuss recommended actions like staging or de-cluttering and also where we ll talk openly and honestly about your home s best features as well as any drawbacks we see. Here you ll provide us valuable insight about what drew you to the home in the first place, which will help us market it more effectively.

6 MAKING Preparations We ll then discuss pricing and pricing strategies for your home. PROPERTY VALUE LOCATION MARKET AGE CONDITION IMPROVEMENTS NEIGHBORHOOD Pricing your home properly from its first day on the market is critical to your success as a seller. We ll sit down and talk about the pitfalls of pricing too high ( Chasing the Market ) and also pricing too low. Our goal is to price your home correctly from the get-go. Doing so will save you time and, most importantly, money. No one succeeds when your home is priced incorrectly. Our extensive experience and market knowledge are the solution.

A staged home will sell for 17% more on average than a nonstaged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster than non-staged homes. 9 MAKING Preparations We always recommend professional measurement services. It s the seller s responsibility to provide buyers with precise square footage measurements. We use professional home measurers to ensure accurate dimensions and to provide a high-quality floor plan for marketing purposes.

We believe one of our core responsibilities as your Realtors is to prepare you for the selling process and help you set reasonable, logical expectations. At this point, we ll decide what form of communication works best for you and also outline your expectations from us as your representatives. Of course, as the homeowner, you ll have a few responsibilities, too. Together we ll determine how we can work as a team to sell your home quickly and efficiently. We all have the same goal.

12 OUR MARKETING Strategy If we know one thing, it s that professional photography is incredibly important. National Association of Realtors examined listings that used professional real estate photography and compared the click rates to listings both in the same MLS area and zip code. They found listings that utilized professional photos generated an average 140% increase in clicks compared to similar listings with normal point and shoot smart phone photos.

15 OUR MARKETING Strategy We use custom videos to help your home stand out from other online listings. Homes listed with video generate four times the interest of homes that aren t. YouTube is now the world s second largest search engine and has a 51% audience share among home shoppers looking for video. We use virtual tours and promotional video on YouTube and other channels to boost interest in your home.

16 OUR MARKETING Strategy Utilizing social media channels is another way we market your property. A majority of today s home buyers begin their search online. We ve worked hard to build an active, engaged audience on Facebook, Twitter, Pinterest, and even LinkedIn that look forward to finding out more about the homes we represent. Why do we place such an emphasis on social marketing? Social media is not a fad: Worldwide, one in six minutes spent online is spent on Facebook. More than half of all adults use social media daily, and Baby Boomers are the fastest growing group of social media users.

Once your home is listed in the Charlotte Regional Realtor Association s MLS listings, its details, specs, and photos are disseminated nationally and even worldwide, in some cases. Only a licensed REALTOR can add your home to the MLS listings database.

27 QUESTIONS & ANSWERS WHO WILL WORK WITH YOU? WHAT ARE THE COSTS OF LISTING? Actually, you ll get two Realtors in one! Chad Hendrix and Jenny McCarver work together on every listing, every step of the way. We ve found that two heads are always better than one, especially considering the many details involved in managing a successful transaction. Chad is more of the visionary and Jenny likes the details. Together, we make a great team, and you ll notice that right away. Working with both of us ensures you can reach us almost anytime, day or night. We don t clock out at 5:00! Great question! Our standard commission is six percent of your final sales price. Typically, three percent of that will go to whichever company represents the buyer, leaving the remaining three percent to Hendrix Properties. This amount goes toward the marketing expenses required to sell your home effectively, the time-cost of the 50+ hours spent in the typical transaction, and our own dues and expenses, among other things. At the end of the day, our goal is to make sure you feel like you received value out of our expertise and service while we represented you.

28 QUESTIONS & ANSWERS IS YOUR FEE NEGOTIABLE? HOW OFTEN WILL WE TALK? Yes! While we know our premium services are well-worth the commission (and then some!). We also know every home seller is different. Some sellers simply want or need less help. If there is less work or costs involved on our end, it s easier for us to consider a lower commission. Some examples of this situation may include: Your home already shows like a model You agree to have home pre-inspected and arrange for repairs You re selling a luxury property You ll be purchasing through us as well You re willing to pay the marketing costs upfront Each transaction is unique. If you think there s an opportunity for us to work together to sell your home for less than the standard commission cost, let s talk. In the beginning, we ll talk often. We ll have lots of questions for you. We ll also want to keep you informed about what s going on in the preparation process. Do you like ? Prefer phone calls? Texts? We re happy to communicate on your terms. If all goes as planned, your home will be under contract within the first week or two. Depending on the situation and the market, it could take longer to sell. We ll typically communicate at least once a week during this time, but remember, you re always welcome to reach out. We re very transparent and are more than happy to loop you in on every step of the way if you d like. We work for you, not the other way around.
