Curtis Park Neighbors met with the applicant on Oct 30 th 208. We had a good discussion and brought up concerns which the applicant has since addressed. We feel that the large window above the door broken down as a 2 over 2 is much more appropriate and fits with the neighborhood character. The cornice is much stronger as well. The design committee feels this infill is compatible with the mass scale and context of the neighborhood and recommends approval by the commission. A few things we would like the commissionaire s to consider for the Design detail of the project would be the color of the brick, medium red is what works best for Curtis Park. Also the porch railings and how they are constructed. The railing materials and size need to be studied so that they relate to porch railings found in Curtis Park. 2 CALIFORNIA STREET ROWHOMES 2844 CALIFORNIA ST AND 2848 CALIFORNIA ST, DENVER, COLORADO INFILL PART : MASS, FORM & CONTEXT REVIEW THE PROJECT SUBMITTAL IS FOR A SIX UNIT ROWHOME PROJECT TO BE CONSTRUCTED ON THE CURRENTLY VACANT SITE THAT IS COMPRISED OF 2844 AND 2848 CALIFORNIA ST IN THE CURTIS PARK HISTORIC DISTRICT. THE 2 BED, 2 /2 UNITS ARE TWO STORIES AND TO BE CONSTRUCTED OVER CRAWL SPACE. EACH UNIT IS APPROXIMATELY 600 SF IN GROSS FLOOR AREA. THE DESIGN HAS DRAWN FROM THE TALL NARROW MASSING FORMS FOUND THROUGHOUT CURTIS PARK. THE FORM WAS PARTICULARLY INSPIRED BY THE ITALIANATE HOMES ON NARROW 25' WIDE LOTS THAT ARE COMMON THROUGHOUT THE NEIGHBORHOOD. THE TALL NARROW, HUNG WINDOW FORMS ARE ARTICULATED IN THE BRICK PATTERNING. THE RECESSED ENTRIES PLAY A SECONDARY ROLE TO THE ACCENTUATED AND WIDER BRICK FORE FACADE TO CREATE A CONTINUOUS RHYTHM ALONG THE STREET FACE OF THE PROJECT. THE BUILDING IS SETBACK FROM THE STREET TO ALIGN WITH THE STRUCTURES ON EITHER SIDE AND THE PORCH AND FIRST FLOOR LEVEL ARE RAISED TO ALSO MATCH THE ADJACENT STRUCTURES. EACH UNIT HAS A SMALL FRONT PORCH WITH A LOW STEEL RAIL, A MODERN PLAY ON WHAT IS COMMON OF THE MULTI FAMILY BUILDINGS IN THE AREA. THE ENTRY CANOPY WORKS AS A MODERN INTERPRETATION OF THE STOOP COVERS THAT ARE FOUND THROUGHOUT THE CURTIS PARK NEIGHBORHOOD. THE FIRST FLOOR HEIGHT OF FEET FLOOR TO FLOOR IS COMMON OF THE HISTORIC STRUCTURES OF THE AREA AND THE UPPER LEVEL IS VISUALLY LOWERED WITH THE OVERSIZED METAL CORNICE DETAIL. LM-0. 21 ELEMENT CHARACTER OF CURTIS PARK ELEMENT CHARACTER OF MASS & FORM Height: One to two stories in height. Raised foundations and tall ceiling heights provide for tall houses, over 30 feet high, on some blocks. Shape: Single-family residences are prevalent with multi-family row houses and duplex forms intermixed. Massing is blocky and rectangular on most homes, although projecting bays, corner towers and asymmetrical forms are also common on larger two-story homes and buildings. MASS & FORM Italianate inspired form of two stories in height with raised foundation and tall ceilings. Overall height of approx 26'-3" above base plane. Blocky rectangular massing with vertical elements creating a continuous rythm across the street facing facade. Main level is taller than the upper level, making the main floor dominate in the facade. The ornamental cornice, with it's horizontal lines, ties the building together at the street. MATERIALS Predominately unpainted brick construction with a small number of stone and frame structures. Foundations are typically brick or stone. Brick structures are typically smooth cut, earth-tone orange brick. Wood siding, porches and details. MATERIALS Facade is predominately unpainted brick with some prefinished metal at the recessed entries and forming the cornice. ROOFS Hipped and flat roofs typical on the Italianate-style buildings while Queen Anne and Eastlake style houses typically feature a front gabled roof, sometimes with flared roof eaves. Some mansard, conical, raised decorative parapets and complex hipped and gabled roofs are also found. Some Italianate houses feature broad overhanging eaves with decorative brackets; a few include ornamental iron roof cresting. Dormers are rare. Composite shingles are the most frequently used modern roofing material, imitating original wood shingle roofs. ROOFS Flat roof conceled behined the corniced parapet. ENTRIES & DOORS Offset front entries accessed by raised porches. Wooden single and double doors common; some Italianate examples feature narrow double doors. Most original doors have one or two panes of glass above, with wood paneling below, although some doors are full paneled. Doors with transoms are common; some have sidelights. Multi-family structures have smaller projecting porches, stoops or recessed entries. ENTRIES & DOORS Recessed entries accessed by smaller projecting porches. The doors are wood paneled half-light doors with transom windows above. WINDOWS Individual double-hung, one-over-one wood windows common, although framed window pairs in gable ends, window transoms, and other variations are also found. Most structures feature tall narrow windows, although some paired and arched windows are wider and more rectangular in form. Rounded and segmental arched lintels are common, although other variations such as wooden pedimented lintels, stone drip molds and horizontal stone lintel bands are also found. Highly decorative masonry headers and lintels contribute to building ornamentation. Historically, windows were recessed in the wall (not flush). WINDOWS Windows are predominately hung windows, tall and narrow, as is common on the Italianate style in the neighborhood. The windows on the street facade are placed in a one-over-one layout and tied together with the brick detailing between. Lintels and sills are kept simple with half-brick soldier courses. PORCHES Width: Partial-width and full-width porches are common. Height: Typically one story. Materials: Masonry and wood foundations common. Wooden columns, railings and ornamentation.
