The Work generally consists of the following: 1. The Work includes: a. Remove existing assembly to existing roof deck at the following locations: 1) North roof between grid lines B.3 to F and 1 to 4 2) West roof between grind lines -116B to -64B and 3 to 6.5. b. Inspect roof deck for damage, moisture or water staining; where observed, remove sheathing and inspect underlying structural elements for damage. Contact A/E for review. Replace as directed. c. Install new sheathing in like kind as detailed in project documents. d. Properly prepare existing deck for installation of new roofing. e. Install new roof assembly and associated flashings as detailed in project documents. f. Install new gutters and downspouts as detailed in project documents. g. 3 Page 3 of TYPE OF CONTRACT A. Warranty Repair and modifications to existing root drainage as a change order to the existing contract. 1.4 WORK UNDER WARRANTY REPAIR AND REDESIGN OF WATER COLLECTION A. Elementary and Middle School is a 42,082 square foot educational facility. The single story, Type V-B structure was remodeled and expanded in 2010, by Design West Architects. The upper sloped roofs, currently step down and drain directly onto lower roof areas using the lower 3:12 roof areas as a drainage plane. The redesign of the water collection and disposal system will collect water from upper roofs with a new gutter system, direct the water to a contained pathway to the ground, and repair previous damage on lower roof areas and underlying structural elements. The work will correct detailing at roof to wall and railings that have allowed water entry in the building interior. 1.5 USE OF PREMISES A. General: Contractor shall have limited use of Project site for construction operations as indicated by the Contract limits and as indicated by requirements of this Section. B. Use of Site: Limit use of premises to work in areas indicated. Do not disturb portions of Project site beyond areas in which the Work is indicated. 1. Owner Occupancy: Allow for Owner occupancy during exterior repairs. Coordinate with on-site facilities. 2. Driveways and Entrances: Keep driveways and entrances serving premises clear and available to Owner, Owner's employees, Residents, and emergency vehicles at all times. Limit use of these areas for parking or storage of materials to designated locations. a. Schedule deliveries to minimize use of driveways and entrances. b. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on-site. C. Use of Existing Building: Maintain existing building in a weathertight condition throughout construction period. Repair any damage caused by construction operations. Protect building and its occupants during construction period. Do not work directly above occupied classrooms without specific permission from school administration. 1.6 OWNER'S OCCUPANCY REQUIREMENTS A. Full Owner Occupancy: Owner will occupy site and buildings during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner's day-to-day operations. Maintain existing exits, unless otherwise indicated. 1. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and authorities having jurisdiction.
4 Page 4 of 7 2. Provide not less than 72 hours' Notice to Owner of activities that will affect Owner's operations. 1.7 WORK RESTRICTIONS A. On-Site Work Hours: Work shall be generally performed during normal business working hours of 7 a.m. to 5 p.m., Monday through Friday, except otherwise indicated or approved by Owner. See Owner s General Conditions for specific information related to Work Restrictions. B. Existing Utility Interruptions: Do not interrupt utilities serving facilities occupied by Owner or others unless permitted under the following conditions and then only after arranging to provide temporary utility services according to requirements indicated: 1. Notify Owner during pre-construction meeting of proposed utility interruptions. 2. Do not proceed with utility interruptions without Owner's written permission. C. Nonsmoking Building: Smoking is not permitted within the building, on the roof or within 50 feet of entrances, operable windows, or outdoor air intakes. D. Noise: The buildings will remain fully operational during the period of construction. 1. Any work, such as the removal of metal flashings, that will require equipment and/or activities that will impact the noise levels at or around the building shall be coordinated with the onsite facilities management to ensure daily operations are not adversely impacted by the Work. 2. Radios or music players are not permitted on site. 1.8 PRE-CONSTRUCTION MEETING A. Preliminary Roofing Conference: Before starting construction, conduct a conference at Project site, or via Teleconference as determined by the Project Manager. The Conference shall be organized jointly by the Project Manager and the Contractor who shall provide not less than 5 days written notice prior to the conference. All submittals shall be submitted and approved prior to scheduling conference. The conference shall be used to review methods and procedures related to the Work. 1. Meet with Owner, Architect/Building Envelope Representative, and Owner's on-site representative(s). 2. Review methods and procedures related to material installations, including manufacturer's written instructions. 3. Review and finalize construction schedule and verify availability of materials, installer's personnel, equipment, and facilities needed to make progress and avoid delays. 4. Review governing regulations and requirements for insurance and installer certificates, if applicable. 5. Review temporary protection requirements for materials during and after installation.
5 Page 5 of SPECIFICATION FORMATS AND CONVENTIONS A. Specification Content: The Specifications use certain conventions for the style of language and the intended meaning of certain terms, words, and phrases when used in particular situations. These conventions are as follows: 1. Abbreviated Language: Language used in the Specifications and other Contract Documents is abbreviated. Words and meanings shall be interpreted as appropriate. Words implied, but not stated, shall be inferred as the sense requires. Singular words shall be interpreted as plural, and plural words shall be interpreted as singular where applicable as the context of the Contract Documents indicates. 2. Imperative mood and streamlined language are generally used in the Specifications and plans. Requirements expressed in the imperative mood are to be performed by Contractor. Occasionally, the indicative or subjunctive mood may be used in the Section Text for clarity to describe responsibilities that must be fulfilled indirectly by Contractor or by others when so noted. a. The words "shall," "shall be," or "shall comply with," depending on the context, are implied where a colon (:) is used within a sentence or phrase. PART 2 - PRODUCTS 2.1 Structural Framing A. Damaged structural members to be replaced in like kind as originally specified and detailed unless specifically altered in the project documents. 2.2 Roof Spec A. Self-adhered membrane- Malarkey Artic Seal Underlayment (ASTM D 1970) B. Roof Shingles- Pabco Premier; to match existing in weight and color and granule gradient. Provide standard Manufacturers 40-year warranty, identical to original installation warranty. Warranty shall have a roof plan indicating areas of re-roof. 2.3 Metal Flashing, Gutter, Downspout and miscellaneous metals A. Fabricate gutter support straps from 18 gauge, place at 24: oc at all gutters; finish to be shop applied powder coat finish with rust inhibitor; color to match existing gutter finish. B. Fabricate gutters from 24 gauge galvanized steel; size as indicated on contract documents; existing profile; color to match existing gutter finish. C. Downspouts: Fabricate from 18 gauge galvanized steel; size as indicated on contract documents; match existing profile; color to match existing downspout finish.
6 Page 6 of 7 D. Roof edge and valley flashings: Fabricate from 24 gauge galvanized steel; profile as shown on contract documents; lap joints 4 wide. 2.4 Fiber Cement Siding A. Replace where damaged at fascia edge. Removal is required to install roof flashings at dormers and exterior walls. PART 3 - EXECUTION 3.1 Roof System A. Installation 1. Remove and dispose of existing shingles and underlayment; 2. Remove and dispose of existing flashings; 3. Remove and dispose of existing downspouts where indicated to be replaced on drawings; 4. Inspect roof deck for indications of water staining and damage. If stained or damged, remove for inspections of underlying structural framing. Contact Architect/Engineer if any areas to be opened. Document staining and damage in photos and immediately contact Trinity ERD to review photos. Prepare for 24 hours of temporary protection to allow for site observation. Upon review, a directive will be provided regarding TJI replacement. Known area of damaged TJI s needing replacement is under North roof just east of grid B.3. Prior to opening roof deck, repair materials shall be on-site. 5. Replace structural members as directed. 6. Inspect walls and ceiling, where cavity is open, for organic growth. Report any organic growth observations to Trinity ERD. B. Disposal 1. Legally dispose of all shingles, flashings, damaged sheathing and any other removed materials in a legal manner. 3.2 Prepare Substrate A. Sheathing shall be inspected at time of roof removal. 1. Any damaged or deflected sheathing (deflection more than the thickness of the board) shall be documented and replaced. 2. Sheathing joints shall be reinforced, where necessary, as indicated in the project documents. 3. Allowances have been provided in the bid documents for sheathing replacement. B. Install new structural members as detailed on project documents. 3.3 Roof Materials A. Self-adhered membrane- Malarkey Arctic Seal Underlayment (ASTM D1970) in compliance with Malarkey installation instructions. Prime all surfaces opened by Malarkey.
7 Page 7 of 7 1. Back nail at overlaps. 2. Roof deck shall be sound, dry, smooth, meet necessary local requirements, and provide positive drainage; 3. Sweep dirt and debris from deck; 4. Install flashings and ready assemblies in compliance with the project drawings 5. Install in compliance with manufacturer s published installation instructions and good roofing practices. 6. Integrate new materials with existing materials. 7. Provide manufacturer s standard 10-year warranty B. Roof Shingles- Pabco Premier: to match existing in weight and color. 1. Submit full size asphalt shingle strip in color to match existing for approval. 2. Provide ridge and hip cap shingles through one source as recommended by the shingle manufacturer. 3.4 Gutters, Downspouts and Flashings A. Installation 1. Install flashings and trim as detailed in the project documents 2. Install new gutters as detailed in the project documents 3. Re-install existing and install new downspouts as detailed in the project documents 4. Install horizontal downspout across low roof to existing and new roof drains; support with pipe support setting minimum ¼ per foot slope to drain. 5. Install new RDL adjacent to existing, run down through building and connect to existing 6 SD running outside building. END OF SECTION Please contact our office with any questions.
