The Energy Consultant and HERS Rater Key Roles on Your Design Team

Pros & Cons of incentive programs Not perceived as being worth the effort Bad experience with the process Design Charrette Promote teamwork as you work through the design, saves the developer $ Meet regularly through out the design process Incentives help the energy consultant model energy use early and often

Integrated Design & Planning Setting Goals and Priorities It may seem obvious but overlooked Problem: Energy modeling is looked at as something you have to do for energy compliance. Not as a tool for design decision making. To achieve Integrated design, you have to use energy modeling to assess different design scenarios. Assess cost-effectiveness of design strategies

Goals & Priorities Zero Net Energy? LEED Certification? Passive House Standard? Utility High Rebates? Building Performance? Integration? Daylighting Passive Solar?? Tax Credit Allocation Committee?

Typical Design Process Linear No interaction between construction team and design team Schematic Design Construction Documents Design Development

Recognize that each aspect of the building design & performance influences the other Building Envelope People Mechanical Systems Plug loads Windows Water Heating Lighting Cooling/ Ventilation

Integrated Design Process Who should be involved? Owner/developer Structural Architect Mechanical Engineer Renewable Energy General Contractor Landscape Energy Consultant

Your Energy Consultant Choose a good one Experience matters Mindset matters Knows how to collaborate Acts as a member of the design team Needs to understand ALL the design opportunities for optimized energy analysis

Getting to 15% above Code Must use Whole Building Performance method not Prescriptive Proposed building uses at least 15% less TDV energy than the Standard design, excluding exterior & interior lighting, process and receptacle loads Interior lighting and receptacle loads are fixed values in both the Standard Design and Proposed building; so it should not be counted in the % better calculation

Getting to 15%

31 The HERS Rater Pete Kennedy Bright Green Strategies

The Value of HERS to the Owner: Third Party: We re working for you and you alone. We catch things that are missed. Fees offset entirely by CMFNH Rebates (if you build high performing buildings) Quality and Accountability. Long Term Energy Efficiency.

What is HERS? Definition: Home Energy Rating System In plain English: Making sure you re getting the building you paid for. Site Performance Tests & Verification Looking at your building s energy features as an integrated system and making sure your building performs as expected down the road.

Case Study: Affordable Multi-Family Quality Developer, Builder and Mechanical Subcontractor 32 Unit Project, Quality Insulation Inspection, Tight Ducts Testing, Ducts In Conditioned Space.

On Site: Insulation Verification: Windows and Doors U-Value and SHGC (Solar Heat Gain Coefficient):

Performance Testing: Rough Duct Tightness Testing Ducts are passing, 4% max leakage. Things can get messy in the field!

On Site: Back for Final Testing, furnaces have been installed. We did a spot check, and the ducts aren t passing! Why?

Solving Problems: Building spaces were being used as a plenum under the Furnace Units: This is prohibited by the Building Code. We reported to the installing sub and the General Contractor, and return ducts were added:

Successful Project: The builder and the subcontractor ended up thanking us for the catch. Buildings use 17-36% less energy than a code built building. The residents will be breathing filtered return air rather than dirty air pulled through a drywall cavity. GreenPoint Rated Multi-Family:189 Points (current high score is 212) Our services (HERS and GPR), were completely offset by the CMFNH rebate program with zero additional construction costs.

Rebates: This project received $11,373 in CMFNH Rebate Dollars, as well as $130,000+ in Solar PV and Solar Thermal Rebates.

Conclusion: A better building, with cost positive performance testing and green Building rating. A Happy Builder at the end of the day!

Key Program Questions 44 Need the application package? Who s the energy consultant? Who s the HERS rater? Critical to the cost-effectiveness of energy efficiency measures to have energy consultant and HERS rater during design stage

Energy Consultant 45 Provide input on energy codes Provide insight on cost-effectiveness options Help project maximize energy efficiency program incentive

Energy Consultant 46 What to look for when hiring an energy consultant Provide him/her with the energy efficiency goals Provide information about any additional incentive or green programs you re participating in Ask questions Do they have experience with your type of building? What kind of energy modeling has he/she done for the current standards? What certifications to they possess?

HERS Rater 47 Involve in design stage Can inform feasibility of HERS measure incorporation Can inform ability of project to reasonably pass HERS tests Can inform cost-effectiveness of HERS measures for your specific project Allows for more accurate bid Can help with communicating with installation contractors Ensures measures installed correctly and functioning properly

HERS Rater 48 Before hiring, ask them Do they have experience with your type of building? What certifications do they possess? Residential Nonresidential LEED GreenPoint Rated Etc What kind of HERS verifications have they done in the past for current code? Verify that CalCERTS is their HERS provider (at least for now)

HERS Rater 49 Role of verification in energy efficiency incentive programs Must check energy efficiency measures in addition to the HERS measures Can keep project in program compliance Can significantly increase incentive Can certainly decrease incentive if not verified accurately
