2 The subject lands are located at the corner of Manotick Main Street and Bridge Street. The subject lands are 1.4 acres in size. The area affected by the proposed site development is approximately 65% of the site. It is bounded on the north/west by a commercial property and on the north/east by the development of a senior s residence. General The subject lands consist of an existing one storey commercial building with parking. There are existing trees located along the north/west of the building and as well on the east side of the existing building. The new development is to encompass most of the property with exception of the new building. The site was visited by myself to assess potential impact of the new development on the existing vegetation, which trees can be saved, protected and mitigation measures. A site visit was undertaken in early April Vegetation Inventory The existing vegetation mainly consists of semi mature to mature deciduous and coniferous trees. The majority of the trees are located along the north/west side of the property. Side Property (north/west): Existing vegetation along the property line include maple (1) and pine (8) with an average DBH of 40cm, all trees are in good condition and are to be retained. As well in this area there are two Manitoba maples (38 & 34 cm DBH), two multi stem clumps of cedars (range cm DBH), one Norway spruce (77cm DBH), two pines (44 & 37 cm DBH), two spruce (35 & 44 cm DBH) and one cedar (24cm DBH). All trees range from poor to good condition, trees fall within the footprint of construction. As well in this area adjacent to existing building there is a large section of trees consisting mainly of invasive species, Manitoba maple. There are approximately Manitoba maples ranging in size from 5 to 42 cm DBH, these trees range from poor to good condition. Area also consists of ash (32,36,32 cm DBH), maples (36,12,23 cm DBH), cherry (27,20,12,18 cm DBH), sumac (under 10 cm DBH), and one willow (77cm DBH). These trees range from poor to good condition. 3 This area borders the Rideau River, the trees within 100 feet have not been inventoried as no trees within this area can be removed as per Rideau Valley Conservation Authority guidelines. East Property: There are 3 linden trees located within the patio area of restaurant which are being retained and will not be affected by construction. Distinctive Trees There are two trees 50 cm DBH or larger. Along the north/west side there is one Norway spruce (77 cm DBH) and one willow (78 cm DBH). Spruce is in good condition, willow has decay present within trunk. Natural Elements Surface Water Features As previously stated this property borders the Rideau River and no trees can be removed within 100 feet of water. Any potential work in this area must have permission from RVCA. Steep Slopes Property slopes near river, soil testing and bank failure reports have been done. Trees should be planted in this area for erosion control. Greenspace Master Plan Proposed sitting areas and new plantings are planned throughout development. Wildlife As this is part of an established neighbourhood, urban wildlife generally found is to be expected, (small mammals and birds) Vegetation Conservation Areas Chosen For Retention Existing trees along the north/east property line are to be retained. Three trees within patio are to be retained, as well any tree within 100 feet of river as per RVCA. Vegetated Areas To Be Removed All trees within the proposed development area are to be removed. 4 Potential Impacts And Mitigation Measures Potential Impacts The proposed development could impact the north/east side root systems of trees being retained. The proposed development has a larger footprint of impervious surfaces, reducing the infiltration into the ground. Mitigation/Protective Measures Preliminary root cutting at the edge of the proposed excavation areas prior to any site excavation which would protect the integrity of the existing root system. Severing or exposing roots are to be cut cleanly, sealed and kept moist until reburied. The erection of a protective fence along vegetation (at the critical root zone) that is to be preserved during construction. The protection fence to consist of orange snow fence with t- posts every 2 metres and a top rail, fence must be maintained throughout all phases of development. The developer must also provide necessary protection against any construction site run off into the treed areas. No storage, vehicle traffic or other construction activities are to take place within the protected area. A qualified ISA Certified arborist is to review the health of the trees prior to construction start up. Site should also be monitored during construction to ensure protective measures are present and to monitor tree health. Refer also to the City of Ottawa Tree Protection Guidelines. Specific Pruning of all vegetation to remove diseased, dead or damaged branches and to promote healthy growth. Page 4

5 Planting Recommendations Planting of indigenous or non-invasive trees, mixed with shade tolerant shrubs throughout development. Planting within the protected 100 feet of river is recommended, with either 250 cm spruce or hemlock &/or 50 mm hackberry or maple. If any trees slated to remain require removal due to proximity to construction, they should be replaced with 250 cm spruce &/or 50 mm deciduous trees such as hackberry, locust or maple.
