3 Sustainability is in our DNA Dick Dusseldorp, 1973 The time is not far off when companies will have to justify their worth to society with greater emphasis being placed on environmental and societal impact than straight economics. 3

5 Green Star is an internationally recognised sustainability rating system. From individual buildings to entire communities, Green Star is transforming the way our built environment is designed, constructed and operated. Launched by the Green Building Council of Australia in 2003, Green Star is Australia s only national, voluntary rating system for buildings and communities. Green Star is Australia's trusted mark of quality for the design and construction of sustainable buildings, fitouts and communities. Green Star has grown into a comprehensive rating system for all types of projects, from apartment buildings to schools, university buildings, hospitals, offices, shopping centres and industrial facilities. 9 Property Sector Impacts 9

10 City Impacts 50% of the world s population live in cities 80% of GHGs in cities Cities occupy just 2% of the world s landmass 10

11 Key Trends Impacting the Property Sector Urban Regeneration Ageing Population By 2030, more than 60% of the world s population will live in urban areas 1 Significant migration to urban centres will create strong demand hyper urbanisation Increasing pressure to upgrade existing infrastructure and drive higher densities Australian population aged 65+ is expected to grow by 69% over the next 15 years compared to an overall population increase of 20% over the same period 2 Demand for retirement homes and auxiliary services will increase rapidly Sustainability Governments around the world recognise the need to respond to climate change and support sustainability initiatives The priority given to sustainable solutions varies across regions Energy costs are likely to increase - alternative energy sources and energy efficiency solutions are being sought Funds Growth Institutional capital will continue to increase. In particular, the global ageing population is expected to be a significant driver of growth in superannuation/pension assets Infrastructure Urbanisation trend is forcing governments to deliver extensive infrastructure, services, social and economic PPP is a selectively used delivery model Source: 1 United Nations World Population Prospects: The 2008 Revision 2 ABS Populations Projections, Australia 11
