1 RFI s and RESPONSES Carson Towers RFI #1 1. Resilient flooring is blank. Will this spec section be forthcoming? 1. Attached please find spec sections , , and Please note: product selections are shown on drawing A700. (CH&E has placed spec sections on website.) RFI #2 1. Drawing H500 indicates a new kitchen hood for the Community Room. Who is responsible for supplying and installing this hood? Mechanical Contractor or another Contractor? The hood should most likely be part of your appliance package. See appliance legend on drawing A Drawing A105 note R4 indicates removing existing roof drains and installing new. Who is responsible for this work? If it s the Plumbing Contractors are there specification for the roof drains. I didn t see any. I am not aware of the condition of the existing roof drains. If they are in serviceable condition, then the existing drains can be reused. If not the intent of the note is to replace them in kind. If replaced it should be done by the Plumbing subcontractor. We did not provide a specification for new roof drains. 3. Drawings P500, P501 & P502 indicate a different scope of plumbing work for Units A, F, K & W then Architectural drawings A402, A403 & A405. Which drawing scope should be followed? Plumbing drawings missed notes by symbol #1, 2, 3 in bathrooms, and 4 in kitchens of the above referenced units. These notes should reflect the information shown on the Architectural Drawings. As such please include scope of work referenced in notes by symbol #1, 2, 3, and 4 for these units. 4. Drawing A401 thru A406 note 43 indicates evacuating refrigerant from the old refrigerators (this looks to be every Unit except all Type B & C Units). Who is responsible for evacuating the refrigerant? The contractor should contact the local utility company, and the city to see if they have any active programs that might provide removal and evacuation service (similar to the PECO program). If no programs are available then the contractor shall be responsible to remove and dispose of the refrigerators in conformance with the requirements and regulations of the authorities having jurisdiction. RFI #3 1. There are no specs for signage. The drawings call for ADA signs for HC Parking, Apt Unit entrances, common area entrances/exits and elevators. Am I to assume common restrooms, offices, mechanical rooms and stairs will also require ADA signage? Is the signage part of this bid or is ADA signage the responsibility of the owner? Please see attached drawing A701 Schedules
2 sheet for signage information. (CH&E has placed spec sections on website.) RFI #4 1. Will a door schedule be provided. I see letters designated on drawings A400 and A401 but I can find no schedule or key. Door Schedule for common area doors is shown on drawing A301. Hardware sets are indicated in spec section See attached revised drawing A406 for door schedule for Apartment Units. Note: hardware set for Unit entrance doors is also referenced back to spec section (CH&E has placed new drawings on website.) 2. Will a window schedule be provided? Window schedule will not be provided at this time. RFI #5 1. Can you tell me what the make and model of the existing fire alarm system at Carson Towers? Please see attached photographs taken by Ahmad Mahmud of BSEG. This is the only information we have in response to your RFI #5

4 RFI #6 1. Do the new Aluminum Replacement windows need to meet the approval of the City of Pittsburgh Historic Review Commision as noted on the Elevation (Dwg A200 and similar)? Yes, the replacement windows will need to meet approval of the City of Pittsburgh Historic Commission. We will need to provide clear closeup photographs of typical existing window frames, and provide cut sheets or details from the manufacturer showing the new frames match the existing in profile, material, and color. Additionally: PHFA requirements for replacement windows reads as follows: Where windows are scheduled for replacement, they should be EnergyStar qualified products, except in buildings over three stories in height, wherein window replacement may comply instead with ASHRAE Standard RFI #7 1. Insulation thickness to be installed - details/spec vary from R22 to R49. Minimum insulation r value shall be R22 with tapered insulation above as required to meet code requirements for roof slope. 2. Is the new roof to be mechanically attached or fully adhered? Specs vary. The roof shall be Fully Adhered. 3. The specs call for a recovery board installed on the deck. Is this a requirement? Yes. Provide 5/8" type "X" or 5/8" Densdeck.IBC Building limits force us into Type IB construction which requires 1hr roof assembly. 4. The spec calls for water based bonding adhesive. Is there a reason this is chosen in lieu of standard Low VOC bonding adhesive? Please use standard Low VOC
5 bonding adhesive (do not use water based bonding adhesive). 5. The spec calls for EPS insulation instead of polyiso. Is this a mistake? Also, you cannot adhere membrane directly to EPS. Insulation shall be Polyisocyanurate (do not use EPS insulation). 6. The spec has some hot asphalt verbiage such as steeping the insulation down in asphalt. Please clarify roofing system to be installed. Ignore verbiage related to hot asphalt. 7. Is the roof currently or does it ever leak? Professional is not aware of history of leaks in existing roof. RFI #8 1. The kitchen sink replacements at Carson Towers are scheduled as Elkay ELUH311845PD, This number does not exist according to Elkay and the closest unit has a cost of over $500. Could you verify the correct model number and the fact that they are under mount and not selfrimming. KS1 model number shall be Dayton DPMSR12722, undermount sink or equal. RFI #9 1. There are skylight windows listed along the front sidewalk area, are the to be replaced? The skylight window wells have narrow sliding window units along the front face (see attached sketch drawing SKA12516). (CH&E has added to website) The sliders are the only component of the areaway cover that are called out to be replaced. The Owner would like an add alternate price to replace the interior window and/or door units at these areaways. 2. Which 9 panels on the front center are being replaced? Please clarify your question. Where are you referencing this from? 3. None of the wood windows are being replaced, is that correct? Correct. The wood windows are not included in the scope of this project. 4. Is the glass block being changed? No. Glass block at the front center basement level is to remain. RFI #10 1. Symbol note #5 on page E500 says, replace existing range receptacle with new NEMA 14-50R receptacle. Verify circuit has proper equipment grounding conductor. If not, replace existing circuit with 3#6 & 1#10G from 50A 2P circuit breaker in unit loadcenter to range
6 receptacle. It appears that these units do not have an equipment grounding conductor. The cost to replace all of these circuits would be excessive. Please note that these circuits are typically not required for code in regards to renovations. Please advise if the existing range receptacles can remain. Also, if these outlets are to be replaced with NEMA 14050R receptacles, please confirm who is to furnish and install the whips for the ranges. Where new appliances are being connected to existing branch circuit wiring, it is permissible to utilize a 3conductor range plug with the existing receptacle. (New ranges are typically provided with a 4conductor cord and plug. If possible, the ranges should be ordered with 3conductor plugs. Otherwise, contractor will need to provide the appropriate cord and plug.) Where the kitchen is being completely renovated, (note by symbol #14), a new 4conductor range branch circuit and 4conductor range plug shall be utilized. RFI #11 1. In reference to that same symbol (Symbol note #10 on page E100). I would like to know if it would be acceptable to use MI cable overhead to maintain the required 2 hour fire rating, in lieu of saw-cutting and patching. MI cable would be a more cost-effective solution, however it would be rather cumbersome to pull above the existing ceiling in the hallway. My suggestion would be to run the cable in a route similar to what is shown on page E100 (Electric Room Janitor Closet cross the Hallway Maintenance Office Tennant Lounge). This would probably require a small bulk head in the corner of the tenant lounge to hide the cable. I think the rest of the rooms would be fine. I guess this question is 2 fold. First we need to see if the engineer will accept MI cable. Then, we will need to determine which path to take. If I go in the hallway, I will just need to figure on some time to pop out/repair/replace some ceiling tiles. BSEG, LLC Response: Type 'MI' (mineral insulated) cable, where allowable by the NEC,can be utilized for the fire pump feeder in lieu of running conduit within the slab. Contractor shall be responsible for properly sizing the new feeders, field verifying actual routing, and coordinating any required soffits/ceiling work with the project Architect. JRD 1/26/16 RFI #12 1. Reference Dwg A106 detail at Termination at Stone Coping. Who is responsible to remove and re-set the stone coping? Would it be the Masonry Restoration contractor or the Roofing contractor? 2. Ref details 4 & Helical Anchors. Please clarify where the anchors are to be used or provide a quantity to establish the basis of the bid. Helical anchors are to be used to secure limestone panels at areas of dutchman repairs or full panel replacement when the repair work compromises the anchorage or support of the limestone panel. They should be spaced approximately 10 below the work area and approximately 12 to 18 horizontally.

At the commencement of the project the A/E will identify which areas need which repair. The contractor should provide a unit cost to be used as the basis for contract adjustment for the following items: a. Rout and seal cracks per lineal foot b. 12 x12 limestone dutchman repair c. Limestone full panel replacement per square foot (stone sizes vary throughout the facade) d. Helical anchors per anchor 4. Ref details 3,4 & 5/A203. Please provide additional info on a method to quantify the various stone restoration applications A) Crack injection. B) Limestone Dutchman Repair. C) Limestone full panel stone replacement. Or, establish criteria so that the contractor can determine what needs to be don RFI #13 1. Drawing P500 states that the water heaters in the 8 units that are being made ADA complainant need to be relocated. We would like to know from where to where? Existing water heaters are located within the kitchen casework. New locations are as shown on plan. 2. Is cast iron required for the sanitary drains. New sanitary piping shall match existing materials. 3. N/A 4. N/A 5. Who is responsible for moving the furniture and other items to do the work in the ceiling and floors? Coordinate this with general contractor. 6. Any underslab work in the laundry area? Yes, exact locations of existing piping in walls and floors is unknown. Field locate as required. 7. Is Pex permitted for water lines? New domestic water piping shall match existing materials. 8. Do the units have shut off valves for the water to isolate the units so we don t have to shut off the whole floor? Individual unit shut-offs where not discovered therefore it should be shut-downs of the whole floor should be anticipated. RFI #14 1. Reference Lead Joint Covers. Please provide detail and indicate where they are to be used on plan.
8 See Specs Page s A The spec says upward facing joints & coping and as shown on drawings or excepted by Architect Our point is we do not see a detail on the drawings or shown on the drawings where this will apply. Lead Joint Covers are not in scope of this project. Reference to Lead Joint Covers will beremoved from specification section (see attached revised section ). RFI #15 2. Please indicate on roof plan where the coping stone is to be lifted and replaced to accommodate new roofing. Limits of Stone Coping will be defined on drawing A105 (see attached). 1. Does room 003B need painted as it isn't listed on the finish schedule? Please clarify your reference to room 003B. There is no room 003B in the project. Interior of room 003A (Water Meter) is not to receive finishes. 2. The corridors are not listed on the finish schedule to be painted but are mentioned to be painted in Note #5 on the floor plans. Are the walls and ceilings to be painted? Corridors shall be painted as referenced in Note #5. Finish schedule will be revised accordingly 3. Rooms 002, 003, 004, 005, 601, 602, 603, 604, and 605 are listed to have painted drywall ceilings on the finish schedule but are shown to have ACT ceilings on A305; which is correct? Rooms 001B, 002, 003, 005, 601, 602, 603, 604, and 605 shall receive Suspended Acoustical Panel Ceilings as shown on drawing A305. Rooms 003A, 004 are not to receive any ceiling treatment. Rooms 006, and 007 are to receive new paint finish on Gyp. Board ceilings. Finish schedule shall be revised accordingly. RFI #16 1. Is there any exterior painting aside from the metal roof and guard rail? The guardrail / handrail for the new ADA compliant ramp shown on drawing A304,and drawing A105 notes refer to roof hatch, and ladders and cages (price as add alternates).
9 2. What gets done to the handrail in unit type N? Unit type "N" handrails are intended to be wood handrails (either prefinished or stained in field), and will utilize prefinished metal brackets. 3. Does the exposed underside of the mail shelf need painted? No the underside of the mail shelf does not require paint. RFI #17 1. Would it be acceptable to install a wireless door bell system with chime and strobe (Nutone #LA224WH) in lieu of a hard wired unit? It would only require an additional receptacle at 80 AFF from an existing receptacle and would eliminate the cutting and patching from running new wire Yes. MEP Engineer and Owner's rep. have reviewed and approve the use of the wireless doorbell system proposed. RFI #18 1. The scale is incorrect on sheets A401 & A302. Could you check all drawing scales (some sheets do not have measurements to double check with) and re-issue drawings with correct scales. Please see revised drawings A302 and A401 (CH&E has added to Website). Also note: Please do not scale drawings to determine square footages, lengths, distances, etc... RFI #19 1. Reference ramp sections/elevations on Drawing A304. What material is the 42 Guardrail and 36 High Handrail made of? RFI #20 1. Reference Dwg #AS-1 note # 16 Repair and Site Railing and Fencing per Capex Budget. Please clarify. 2. Reference Dwg #AS-1 note # 17 Replace sections of existing concrete sidewalk, and repair select areas as per capex budget. Please quantify (SF) or provide locations that need to be replaced. RFI #21 1. Reference detail 3/A203 Shelf angle repair. The detail provided refers to Alternate 1 Replace existing shelf angle with new 6x4x5/16 galv angle. Are we to assume a certain lineal footage or percentage of what is indicated on elevations? 2. Based on the detail referenced detail above, should we provide a unit price to be used as the basis for contract adjustment? Due to the concealed condition of the shelf angles it is not known what percentage or a lineal foot amount of shelf angles that will need to be replaced as opposed to cleaned and painted. For
10 this reason the contractor should provide a unit cost to be used as the basis for contract adjustment for the following items: 1. Replace the existing shelf angle with new 6x4x5/16 galvanized angle 2. Replace the existing shelf angle with new 4x4x5/16 galvanized angle RFI #22 1. The finish schedule calls for sv (sheet vinyl) in kitchens and baths but notes on the bottom of each page says LVT. Which is it? Finish Schedule governs. Provide sheet vinyl in lieu of LVT referred to on Unit Plan notes for Kitchens and Baths. 2. Vestibule carpet 3 (entire main entrance or just air lock and outer entry?) Please ignore reference to C3 "walk off carpet". Building main entrance vestibule is Not in Contract.
